Had offer agreed (reluctantly by sheila) paid for checks & sent all info that was asked then told to fill in forms which we did straight away. She advised we pay £1000 to start solicitors checks then called hrs later saying theyd had a higher offer. We renovate properties & know how things work & this is a terrible estate agency! We would have completed straight away as no chain so lets hope for the seller that this new offer isnt a pull out like the prev one! We are sorry to hear you are disappointed with the outcome and we do understand how frustrating it is when you miss out on a property.
To clarify a few important points, we act on behalf of the seller and are legally required to put forward all offers received. Although your offer was provisionally accepted by the seller, you were advised that the property would remain on the open market and that no sale could be agreed until the required checks and information had been completed.
At the time, there was still outstanding documentation and compliance information needed from your side, so the property could not be secured or withdrawn from marketing.
Identity checks are a legal requirement under Anti Money Laundering regulations and are not optional.
Finally, we would never ask a buyer to pay £1,000 to a solicitor. Legal fees are always agreed directly between clients and their chosen solicitor.
We understand how disappointing this is, but we must always act for our client and within our legal obligations. We wish you all the best with your onward property search.

Having reviewed the points raised, it is important to provide some context and clarification.
The smoke alarm was simply alerting that the battery required replacement. This is routine maintenance and would have been attended to and fully resolved prior to any tenancy commencing, in line with safety and compliance obligations.
With regard to the condition of the front door, properties can experience minor, temporary cosmetic issues between visits, particularly during periods of poor weather or contractor access. These are not reflective of the condition a property is handed over in at move-in stage.
In respect of the washing machine connection, this was not raised or noted during your viewing. Where specific requirements are highlighted, these can be clarified or solutions explored; however, it is not possible to address concerns that have not been brought to our attention. The previous tenant occupied the property without issue in this regard.
While it is, of course, your prerogative to decide whether a property is suitable, the matters referenced are operational or easily remedied items rather than fundamental defects. As such, the characterisation of the viewing experience appears somewhat disproportionate to the issues identified.
All feedback is nevertheless recorded for internal review, and we’ll pass back to the Landlord.
