GoogleWe bought our new home through Reeds Rains and their service has been fantastic. Karis and Rhys were quick to contact the vendor with any of our queries and quick with their responses. Reed rains gosforth Newcastle upon tyne, terrible service, I offered for 1 house on grange road recently didn't forward my bid, or not even get back to me. After a week house just been sold which made me really annoyed rang them but couldn't get any satisfactory answer so looked like they had preferences which makes that branch very very unprofessional.

GoogleRude and unprofessional, I am renting a property through them I asked for a hard copy of my rental agreement and they just ignored me, I have told them I don't want to talk on the phone because of my severe anxiety but they constantly try to ring me up anyway, they don't seem to give a shit about their tenants they even lied to my landlord to make me look like the bad guy.

Dear Mr Reid, We are sorry to hear that you are unhappy. We do not fully manage this property and the landlord has only requested that we assist to renew your tenancy. Your signed tenancy agreement was completed via docusign electronically and therefore you would have been able to download a copy of the completed document. To date we have not received a request by yourself for a copy of the agreement, which we would be more than happy to provide. Almost completed a rental with Pemberton branch, due to sign contracts and collect keys to our new home this coming Friday! The help, support and advice from the staff has been phenomenal! We have rented with three Estate Agents over the past 13years, and to say that Reeds Rains have done a Great job thus far is understating their efforts. All the Staff are friendly, approachable, kind and respectful. Which is Lovely, especially when it comes to filling forms in online when you're not a confident computer user of a certain age! We have been being looked after by Kayleigh and Jessica, mostly, they have been exceptional. Thank you, So Much, to All at the Pemberton Branch, Kayleigh, Jessica and Lewis, we can't wait to finalise on Friday, and pick the keys up to our new home. You're doing a Fab job, which is Very Much Appreciated!! Lindi Langley + Kevin Halton. 🤩x

The response to my initial review (posted on 28th November, below) is as unsatisfactory as the service. Whatever the company claim now, I can evidence all of the concerns I listed. Further, almost three weeks after the moving date, problems persist. The fridge and freezer were not working and the tenant lost £130 of food. He is still without a working oven and has no access to the electric meter to obtain an initial reading. The latter is especially concerning because the hot water tank heats up constantly and then drains itself: imagine how much this is costing! Various items are broken (door handles, toilet seat) and there is black mould around the windows, very unhealthy. The tenant is facing Christmas with a microwave meal. How unacceptable is this! Happy Christmas, ReedsRains., , , , , -Dealing with this company has been a nightmare, for myself and the tenant for whom I acted as guarantor. Annabel Gilbey was the nominated negotiator but emails and phone calls to her went unanswered. On one occasion, the tenant drove several hundred miles for a viewing, leaving home at 5am but no-one turned up. A phone call would have been helpful. Sending a text when the negotiator knew he was travelling was not. We were sent repeated requests for information, money and urgent legal confirmations - none of which were necessary had the negotiatior or her colleagues acted professionally. The Branch Manager Justin Barton must bear the greatest responsibility for this. My concerns can be evidenced if this is necessary.

Dear Dr Cochrane, I am sorry you have felt the need to leave a negative review, I have looked at the case and can see that the viewing you mention was moved. Having looked at this I can see that 24hrs notice was provided as we were unable to attend the viewing on the day originally booked for. We always endeavour to attend every appointment booked, however sometimes things happen that prevent this. Regards to the documents you mention, having looked I can confirm all documents requested are required so Annabel has acted correctly. Northwich Branch - Absolutely WorthlessIf you are a renter, please stay away from properties that use this branch.Unhelpful, always a delay, not wanting to do the work needed and mostly ignore you.They are unwilling to even speak about maintenance issues, all they do is take the rent and ignore you. Heating issue? Fix yourselfDrainage issue? Fix yourselfIssues they said they would fix once you moved in? Fix yourselfProperty inspection? Waste of time, they never turn up and ignore youI just have no idea why it’s so difficult to get things done. Isaac in the maintenance department literally does nothing to help and would never even bother replying. Jonathan is as unhelpful and there is nothing I can do to get problems fixed.I will never rent from these again; absolutely appalling.

I know all estate agents are rubbish but appalling performance from Reeds Rains.We put an offer in on our first home in April, after getting accepted less than a day late we were over the moon.We were put in touch with a lady called Nicola Baines. She was handling the sale and at first she seemed to be on the ball and quick to help. So we thought...Now the issues we had were endless. The sale took 8 months to complete and was a roller coaster of emotions along the way.With my partner heavily pregnant and us itching to get moved in. I found myself doing all the chasing for updates and getting non to little response from Nicola. The issue at hand was the vendor of our first home was struggling to receive paperwork from her solicitors regarding searches.We were asking Nicola to chase up the solicitors to make the sale move. This went on for months. Enquiry after enquiry and little to no interest from Nicola.Eventually around June time I kept trying to contact Nicola and was getting no response. Completely ignored. As I was already doing the estate agents job for them chasing up and sending information off I completely forgot about Nicola.With my partner then giving birth in August we found ourselves living out of a small bedroom in a 2 bed end terraced with a new born baby and my partners Mother, step father and sister. 6 people in a 2 bed house.I was getting very angry and tired of the let down after letdown of this sale and the estate agents not even interested in it going through. After contemplating pulling out I decided to email the Director of Reeds Rains and copy Nicola in explaining my frustration and disgust from such an appealing company...I was then in receipt of a missed phone call. When I rang back it was a lady from Reeds Rains apologising on behalf of Reeds'.Then she proceeded to inform me that Nicola had gone on sick then left the company. Abandoning all sales leaving one member of staff to pick all the properties up and work them one by one. Angela (lady who took over) i completely sympathise with and she did her best to get the sale over the line.The reason for my disgust is the fact that it went 2 months without an agent and Reeds' couldn't even be bothered to let me know she had dropped us and left.I appreciate that the sales were being directed to another member of staff but we should have been at least briefly informed that this was happening...I was absolutely disgusted. I was also told that this behaviour is not new from Nicola and she wasn't that great of an agent.The question i still have in my head despite being in the house 4 months and settled happily is why did all this take 2 months to be informed of. I had to chase for updates myself. If I didn't then how much longer would we have been in the dark. 3 maybe 4 months? I'm confident Reeds' would have been more than happy to keep us at the back of the queue.Absolutely abysmal operations from Reeds Rains. Poor management and terrible staff.I sincerely hope than Nicola Baines new employer is aware of how she treat us and I hope this leaves a mark on her career. As a manager myself why wasn't Reeds supporting her or looking into her lack of work as a staff member.She is supposedly living on the same estate as us as she told us at the start. I'd love to ask in person why she left us in the dark. Absolutely disgraceful behaviour and despite the issue being resolved. Its the fact that they left the buyer to do all the work. Causing peak stress during an already stressful time.Ironically we had to pay up front £100 for a credit check on ourselves before the property even got took off the market.I'd like the £100 back personally and suggest next time Reeds you should check your staff's work ethics before checking the buyers credit score. Which has nothing to do with the estate agent anyway. This should be handled by the solicitor.AVOID AVOID AVOID.
