Reddish branch...had a viewing today for a rental property and Claire was very helpful and knowledgeable regarding all the information on the apartment. Decided to take the property and visited branch immediately and dealt with Heather Gettings. Heather was extremely helpful, friendly and helped me on site to make my application easier and quicker. Great service all round.

TrustpilotNEVER allow Reeds Rains to hold on to your deposit.
I am currently having the most appalling experience dealing with Malkit Singh from Reeds Rains Brookfield Business Park, Cheadle, Cheshire, SK8 2PU and the team leader Katie Nettle who has for over 5 days refused to return my call.Reeds Rains kept my deposit after finding a tenant for my property in 2009. The deposit is registered in ‘My Deposits’. The tenancy has come to an end and the damage caused by the tenants amount to just over £2,000.00. This means that I have to make a claim for the whole amount of the deposit (which falls far short of the amount needed to cover the damage.)The problem is that due to the fact the deposit is registered by Reeds Rains, My Deposits will not discuss the matter with me and insist on Reeds Rains submitting all of the evidence on my behalf. For over 3 months Malkit has refused to accept that Reeds Rains has the responsibility to do this and still feels as if he is doing me a favour in dealing with the matter. Further to this, Malkit’s attitude has become what could best be described as passive aggressive and unhelpful.Reeds Rains knew that the tenants had raised a dispute on the 22nd February 2018 but did not tell me that this was the case until the 14th March 2018. The deadline for submitting information to My Deposits is the 22nd March 2018, leaving only 6 working days for me to provide this information to Reeds Rains and for them to submit via their account to My Deposits.Instead of doing this, Malkit has simply forwarded the emails that I have sent to him onto My Deposits without checking that they have actually been received or that the attachments can be opened and whether the info can be or has been uploaded. He says that it would take too much time for him to actually upload the information himself.According to an email response from My Deposits “It is your responsibility to check your online account to ensure that all your evidence has been uploaded to the deposit dispute.” And since I am not the account holder I can not do this. It must be done by Reeds Rains.Never under any circumstances should you ever allow Reeds Rains to hold onto your deposit if you are a landlord. I will never make this mistake again.

TrustpilotReeds Rains: A warning to landlords
Reeds Rains Hillsborough (Sheffield) basically conned us into signing up with them for the rent collection service. We were told we could quit the service with a months notice so we signed up. However you have to pay a FULL MONTHS rent that the tenant pays plus VAT and not the rent collection percentage. So in our case that's over £600 to stop Reeds Rains collecting the rent. In other words a years rent collection fees if you like just to exit. Interesting as the contracts are for 6 months!Our tenant also signed the contract with an address for Flat 4, Spain (I kid you not) and Reeds Rains wrote down she was 57. Turns out she's 67 and retired which means we're in breach of our BTL mortgage terms.To top it all they also transferred all the energy supplies to Spark Energy without our permission BY MISTAKE as we'd signed the forms NOT to do so! Still trying to sort out the Spark issue some 9 months later.In short be warned. We're currently in dispute with them and would suggest you look up the unfair contract law if you're in the same boat or if you're sensible DO NOT USE REEDS RAINS LETTINGS IF YOU ARE A LANDLORD!

I cannot fault the great service and assistance I received from Karen and the team at the York branch of Reeds Rains when relocating from Essex to York recently. The Lettings team professionalism and efficiency was bar none. Everything went smoothly with the letting and the team were great at communicating and putting through all the documentation and referencing went speedily, and I was able to sort my move out within 3 weeks. Can't thank Karen and the team enough for all their help and assistance, and would definitely recommend them with regards to their Letting service for tenants!!

We purchased our first property from a seller who used Reeds Rain in Ilford. As I work in a property related field I am not nieve to the process.We put in an offer for the property based on a number of conditions being met. One of which was a clear timeline for completion. We were assured that there was a very short simple chain and that it would be an easy smooth transaction.Fast forward six months and we are still waiting for multiple properties in a branched chain to exchange with complex negotiations still underway.Reeds Rain refused to exchange for the entire time (we didn't end up exchanging until a week before completion.) If we weren't tied into the transaction at this stage we would have walked away 100% as a result of their abysmal handling of the situation.In addition to this, a number of the required conditions of sale were not completed, but we were not provided access to the property to check before completion - but again, we were assured by their office that there would be no problems and that things would be done. In summary of their service and attitude: Their office will never return your calls, you will have to just keep trying to get through to the right person, they will refuse to put anything in writing and once they have finished giving you the sales pitch, you will be nothing more than a number in the ledger and they will treat you as such.

Reeds Rains Chester le Street offer an exceptional service which I would recommend to anyone. From the initial telephone call to the Chester le Street branch to enquire about viewing a property we have received a first class service. From viewing the house to receiving the keys was no longer than 4 weeks. The service we received from the staff at the branch was professional, efficient and stress free, especially from Susan Spokes who managed our move. Since being tenants with Reeds Rains we have had some minor repairs needed to the property which have been dealt with and fixed on the same day as reporting it. This is definitely a service that you need especially when you are a busy working family with children. Our experience with Reeds Rains Chester le Street has been exceptional and I would look no further than this company for our future.
