The ban on rip off letting fees cannot come fast enough! Reeds Rains seem to think that, for an outsouced credit check (my credit file is excellent anyway) which costs a few pounds & takes a few mins, and to print off a standard tenancy agreement (20 pence maximum) and 30 mins work, that they can charge considerably more per hour than a top solicitor or QC! Granted, they have to make money, but they charge the landlord the equivelent of the first months rent anyway! As of that isn't enough!!

All of the staff were extremely helpful throughout the process of buying the property. The sales negotiator had taken us to a few properties and had a very good feel for what we were looking for. She recommended a property we would probably never have looked at and took us there. We immediately realised it was exactly what were looking for. From that moment on, she supported, helped and kept in touch with us and the agents selling our property. The whole process was made significantly less stressfull than it could have been. Reeds Rains has been absolutely fantastic with the sale of our house. We've had a few ups and downs with the sale and they have been very understanding of complex circumstances and helpful in letting us know about our options. I can't recommend them enough. We went from selling, to trying to rent and back to selling and they were completely patient with these changes and did their best to help us every step of the way.

It appears that Reed Rains only care about making money, their staff are programmed with a script of what to say and they do not deviate and act like a human being. Their charges are extortionate and lock you in with so many terms and conditions that even the the most experienced Landlords can get stung. PLEASE DO NOT USE THEM!

My property at Leyland is being managed by Reeds rains, Chorley branch. Being a new landlord and also converting my property into an HMO has been extremely stressful. But thanks to all the staff at the Chorley branch for helping me out with every step; particularly the Lettings manager Nick Reid. He has so much confidence in his voice that it was very reassuring when I spoke to him; thereby making the whole process less stressful for me. The manager, James, and the staff at this branch of estate agents Reeds Rains were excellent. They dealt with the sale of my father in law's bungalow in Macclesfield very professionaly. I have never written a review about a company before but feel moved to write one now - this is an appalling company. I have had nothing but bad experiences from day 1 with Reeds Rains. They are at present engaged in a last minute cash grab from existing customers for ‘renewal fees’, a practice outlawed for new customers since June this year, and for existing customers from May 2020. It has been outlawed (along with guarantor feed) because it is an unfair and unnecessary fee - If the agency approaches you with this fee DO NOT AGREE TO PAY - if they insist, ask to go on to a rolling (periodical) contract.Expect three monthly flat inspections with the letter of notice being sent out on a Friday night for an inspection midweek the following week. Every time. This is NEVER convenient. I like where I live, it’s conveniently located and reasonably priced and the ONLY reason I am considering moving is to get away from Reeds Rains. In short once you’ve signed a lease with Reeds Rains expect a company that couldn’t care less about you as a tenant.

Reeds Rains Woodseats - Angela is a star!

Just bought our first home where Reeds Rains were the agents. We had quite tricky sellers and the whole process ended up taking far longer than it should have, but Angela was an absolute superhero in pushing things forward for us, chasing the sellers and both sets of solicitors to keep the pressure on for us. Considering we were paying her a penny as she was working for the seller not us, she really went above and beyond to sort out our issues without ever making us feel like a burden.We'll definitely be asking for Angela when we come to sell our house in the future!

Terrible company

Terrible company. I rented a property with them and had a nightmare getting my deposit back. Customer service on the phone were extremely poor, saying they would call back or email back and never doing so. One advisor lied and said they didn’t have the facilities to forward an email they had apparently sent to me - an obvious attempt to hide the fact the original email was never sent. Took 3 months of chasing to get a figure back for deposit deductions, and when it came the quote had no breakdown just a seemingly random figure was sent with one week left to dispute it. Deductions included things not noted on the end of tenancy report, and when asked they could not produce photos of so-called ‘damage’. They gave me the wrong deadline date to dispute meaning I missed the deadline. Luckily the deposit protection company extended the deadline for me and they resolved the dispute by awarding me almost double the amount of deposit that Reeds Rains we’re going to give me.I also completed a subject access request, to which the response was ‘are you sure as this can take a month?’ It is my right as a customer to have access to my data, it is not appropriate to ask if I am sure I want this information. When my SAR was completed it did not include all my information. It only includes emails and letters that I already have, I wanted a full audit trail of notes and conversations between me and the company. I complained to the appropriate channel almost two months ago and have heard nothing back. In my opinion Reeds Rains are an unprofessional company who abuse their position to keep money from their customers. I would never recommend.
