This has been such a positive experience in letting a property I would highly recommend Dal Baines as your letting agent. He listed our property on Friday and after a few showings over the weekend had found our tenant by the following Tuesday, a week later all the paperwork completed and the tenant was in! Dal was very proactive, always answered his phone and made sure everyone knew what was going on at all times. Will be back to use Dal's expertise again.

My sincerest thanks go to Dal Bains (lettings manager) for all of his help in finding me an apartment where I know my family will be happy. Having just returned back to the UK and needing a property in and around Alcester area, I had contacted many local agents and seen some horrendous properties. After contacting Dal, I immediately felt that my requirements were being listened to and my urgency became his urgency to help me. Awful. Rented a property in Wellesbourne through RA Bennett Stratford. Firstly they advertised a 4 month let which is not legal as a min tenancy has to be 6 months. Then they allowed the landlord to issue a S21 notice within 2 months which is again illegal. Also point blanked lied about construction work being done on the property whilst we were tenants. The property had scaffolding on its front, roof and rear. I was assured by RA Bennett that no work was due to commence until the end of our tenancy however 2 weeks in builders were up on our roof taking tiles off, drilling into the brick work and taking down the chimney. It was dangerous and incredibly invasive. RA Bennett refused to take responsibility and simply stated it was miscommunication with the landlord. They did not try and help us at all and we were stuck having to deal with horrendous construction work form8am - 5 pm every day. We have cracks in our ceiling, windows were smashed and the rear garden completely unusable due to falling debris and brick from the construction. Even after making a formal complaint, RA Bennett still refused to acknowledge their part in misleading us to sign the tenancy. I therefore highly recommend anyone to avoid RA Bennett Stratford. We were in a desperate situation prior to signing the tenancy and I feel we were seriously taken advantage off. Ra Bennett we’re obviously desperate to get this property let and fulfil their contract with the landlord so lied and misled us in order to secure a let. It was the most stressful and distressing situation I have ever been in and I would hate anyone else to be subject to such lies.

I wanted to take time out of my day to publicly recognise Emma and her team for the exceptional level of service my wife and I received whilst selling our home. Our house was only on the market for a few Weeks before we received an offer. We had used another lettings agent in Stratford previously whilst trying to sell our home, who were nowhere near on the same level as RA bennett. Our situation looked to be a straightforward sale/purchase, but it turned out to be a little more complex and tricky with a lot of errors being made by the developer and Conveyancing, but RA Bennett remained consistently exceptional throughout the entire process. Their constant communication whether it was key milestones in the process or just updates on what they were chasing, we were kept in the loop all the time. It just instilled confidence in us. But what really stood out to me as going the extra mile is nothing was ever too much trouble for Emma or her team. At times Emma was doing most of the chasing for us when I am sure it was not in her remit to have to do it, but you always felt that Emma and her team want to help you. They have your best interest at heart and they care about you and your situation. I honestly couldn’t recommend Emma and her team highly enough! I am probably never going to move again, but if I were I would without hesitation go straight back to RA Bennett and deal with Emma. If you are unsure about who to use and hesitant on selecting an estate agent (as we were after our first experience with a competitor), use Emma at RA Bennett you honestly won’t be disappointed! Thank you Emma and the team we literally couldn’t have done it without you! :)
