Proctors sold my first home in Sidcup in August 2026 and I would recommend them without hesitation. Nick in particular was outstanding from the very first valuation right through to completion. The care taken over the marketing was obvious straight away. The photography was genuinely excellent and showed the flat at its best, and the listing was accurate and well written rather than the usual copy and paste. That effort paid off in the quality of the viewings we had. Where Nick really stood out, though, was everything that came after the offer. He kept us updated and informed at every stage, and just as importantly he explained what each step actually meant and what our options were, which made a real difference when we had decisions to make. He was always easy to get hold of and never left us chasing him for an answer. Ours was not a straightforward sale, and Nick and the wider team at Proctors were relentless in the best way, chasing and liaising with the solicitors on both sides to keep everything moving and to make sure nothing slipped. He was proactive rather than reactive, and more than once he had already picked up an issue and started sorting it before we even knew about it. Selling your home is a stressful thing to do. Having Nick and the team at Proctors handling it made it far less so, and I am very grateful. Thank you!

We recently sold our flat through Proctors and couldn’t have been happier with the service we received from the whole team, with a special mention to Nick Rose. From the very beginning, Proctors really set themselves apart from other agents we spoke to. Their communication was fantastic, their advice was always honest and considered, and we immediately felt that we were in good hands. The marketing of the property was excellent too. The photographs looked fantastic and the write-up was thoughtful, detailed and genuinely did a great job of selling the flat. Nick handled the viewings and negotiations superbly and managed to secure us buyers at a great price within a month, despite what was an incredibly slow market at the time. Where Nick really went above and beyond, though, was during the sales progression. Because of the chain we were working to a tight deadline, and shortly into the process it was discovered that our lease was outdated and required a variation to reflect the current situation. This added a significant complication at exactly the wrong time. Nick was absolutely brilliant throughout. He communicated regularly and tirelessly with everyone involved, including ourselves, the buyers, the rest of the chain and the solicitors. He kept everything moving, chased where necessary and made sure everyone knew exactly where things stood. The sale eventually went through right at the last hour, and I genuinely don’t think it would have happened without Nick’s persistence and involvement. We are extremely grateful to everyone at Proctors for the service we received. If I could give 10 stars, I would. I wouldn’t hesitate to recommend Proctors to anyone selling their home,

Avoid Proctors Darwen at all costs. They took my full £495 deposit and found every possible excuse not to return it. It honestly felt like they were more interested in keeping tenants’ money than being fair or professional. The whole experience was stressful and disappointing. Communication was poor, and trying to get clear explanations about the deductions was almost impossible. After leaving the property, I expected reasonable treatment, but instead I felt completely taken advantage of. I would never rent through them again and would strongly warn others to be very careful before handing over any deposit money to this agency.

⭐☆☆☆☆ Our experience with Proctors in Darwen was extremely frustrating and ultimately resulted in us withdrawing from a purchase after weeks of unnecessary back-and-forth. Following a RICS Level 2 survey which identified multiple Condition Rating 3 issues, including damp linked to external defects, we requested either a specialist damp inspection (as recommended by the surveyor) or a reasonable adjustment to reflect the risk. This is standard practice in any responsible purchase. However, the seller supported by Proctors refused to allow a proper inspection and instead attempted to restrict any further assessment to a single wall, which no credible specialist could rely on. At the same time, remedial works were carried out by a general contractor with no meaningful guarantees or certification, leaving significant uncertainty over whether the issues had actually been resolved. Rather than facilitating a sensible resolution, Proctors appeared more focused on pushing the transaction forward and downplaying legitimate concerns. Communication was inconsistent, at times dismissive, and did little to build trust or transparency between the parties. The situation was further undermined by the property being relisted while discussions were still ongoing, despite us actively progressing through the legal process. Overall, this felt like a process driven by pressure rather than professionalism. Buyers should be cautious and ensure they are able to carry out proper due diligence without resistance.
