⭐☆☆☆☆ Our experience with Proctors in Darwen was extremely frustrating and ultimately resulted in us withdrawing from a purchase after weeks of unnecessary back-and-forth. Following a RICS Level 2 survey which identified multiple Condition Rating 3 issues, including damp linked to external defects, we requested either a specialist damp inspection (as recommended by the surveyor) or a reasonable adjustment to reflect the risk. This is standard practice in any responsible purchase. However, the seller supported by Proctors refused to allow a proper inspection and instead attempted to restrict any further assessment to a single wall, which no credible specialist could rely on. At the same time, remedial works were carried out by a general contractor with no meaningful guarantees or certification, leaving significant uncertainty over whether the issues had actually been resolved. Rather than facilitating a sensible resolution, Proctors appeared more focused on pushing the transaction forward and downplaying legitimate concerns. Communication was inconsistent, at times dismissive, and did little to build trust or transparency between the parties. The situation was further undermined by the property being relisted while discussions were still ongoing, despite us actively progressing through the legal process. Overall, this felt like a process driven by pressure rather than professionalism. Buyers should be cautious and ensure they are able to carry out proper due diligence without resistance.

Contacted Proctors to obtain valuations on 3 of my son’s properties, at the time of booking I advised we were not in a position to decide if the properties are to be sold and the office staff booked in the valuations regardless. It states on Proctors website that valuations are free of charge with no exceptions listed, nor terms and conditions specified. However following the valuations I was informed by Craig there would be a charge to receive said valuations. Craig was very unhelpful and seemed to be rather inconvenienced that we would not immediately be listing the properties for sale. Very poor service with a distinct lack of disclosure of costs. I assumed free means free! What Craig pickles fails to add in his response is how disgruntled he was to have carried out valuations, despite the fact we fully disclosed not being in a position to sell at this time due to family bereavement. Furthermore we did not need a report for legal purposes, we just required an email confirming the value of a properties which two other reputable estate agents had no issue providing. Craig refused to provide those figures unless we paid for them. Terrible service at an already stressful time. Would not recommend.

Eileen and the team are thoughtful, professional and totally understand their customers. For example when looking for a home I wanted a guitar room and a great garden for our dog. Eileen and Georgina made sure our requirements were featured in every home they suggested. That said, using her professional judgement she was able to suggest properties a little off the ‘wish list’ Eileen brings vision, ideas and excitement. They look after the small detail too! Such as returning calls and emails promptly and dealing with the conveyancer efficiently. In terms of photography Georgina and Vic are an unbelievable team. The quality of the equipment used is proven in an outstanding brochure that truly reflects your home including focussing on aspects that truly show the very best aspects of your home. I didn’t feel at all in the way ended up leaving them to it whilst I walked the dog! If you want to be well looked after and deal with professionals who know the market and area inside out then it’s Proctors every, single, time. Thank you to all.

I contacted a large number of letting agents in my search of a pet friendly property, and Janet was the only agent who didn't dismiss me outright, taking the time to ascertain my requirements and contacting the landlords of the currently available properties to see if they would consider accepting my two cats. Although I have ended up choosing a property close to my work in Bolton, I just wanted to leave a note to commend Janet for the time and care she took to locate a suitable property for me. As a former letting agent, I know this is sometimes not an easy task, and absolutely appreciate the time and effort she put into this - thank you.

Very poor experience selling from start to finish. After our first sale fell through we've since found out they were still telling people it was sold and turning potential buyers away. We had an agreement that they would show people around but they never had anyone available to do so. Communication started out well with Debbie but as the months passed I was stuck trying to get a word in between Janet speaking over me in a very patronising tone. They never chased and I resorted to using the house we were buyings estate agent to give us update on our sale, as they had a better relationship with our buyer than Proctors whom they bought through. They also told us our buyer was cash and around 7 months in and their mortgage now being sorted we will be completing tomorrow. I've dealt with several estate agents over the past few years who we have been disappointed in but they look amazing in comparison to Proctors.

Don't rent with proctors

Everything was fine until we decided to vacate the rented property and the landlord tried to get as much of our bond out of us as possible. Proctors sided with the landlord as he was their client and were not interested in anything we had to say. As a result we are still in dispute several months on.

I'd leave them a zero if I could, rude staff, apparently unable to keep track of there tenants. Repeatedly left voicemails asking for access to the property (that I moved out of last year). When I called to ask them to stop and informed them I had moved out, they basically called me a liar. When I was a tenant, I called up countless times about a leak, which was never attended to. Tenants and Landlords, honestly just don't bother. Spend your money elsewhere.
