My flat needed a complete reconstruction after major water leaks under the floor. A new kitchen/bathroom, new flooring and decoration throughout. My housing officer, Michelle Swan, was amazing getting everything organised and providing alternative accommodation. Michelle's colleague Alex project managed the works. Moving back into my flat was a delight. Everybody did a 100% job.

When I first Moved into my Places for…

When I first Moved into my Places for Peple flat through the seaside to countryside scene from London to Norfolk could not understand that as soon as I viewed has to pay rent from that day , Places for people knew people had to give notice of four weeks to the Council/Housing Association I was with at the time so basically we have pay rent on two properties as we can't move straight away as need to pack and sort a lot of stuff out they actually put people into yet a a private ltd company have very few share holders and their profit last year was over £211 million they try to put themselves across as a caring Association but they are in it for money not, last year service charges went up over 50% shameless, we had a meeting today as decided to look at communal service charges a neighbour and myself did research, we discovered lots of discrepancies for one Admin Charges are not a service charge, Health & safety Compliance is not also it's a legal requirement for any landlord this year have changed nearly £4000 for community hall which is used for 5 hours a week and is only on when tenants using hall seems a bit harsh, it was neighbour one day whom said to look at charges collectively rather then per tenant weekly we had a meeting with estate liaison today with a long list of questions. What is concerning me more is the Gas we can sort service charges later, I moved in October 2022 and had a smart meter installed I was issued a warning notice which Ovo and myself reported to them straight away, the gas engineer told me the pipes have been put in back to front and if a leak outside properties it will come inside, the engineer him and gas company are legally blinded to inform Landlord these pipes have not been fixed as another tenant in April was given same notice but naively I thought no Landlord would mess about with GAS, whilst this is going on a few weeks ago Cadent Gas engineer turned up they maintain and fit all main Gas pipes across England & Wales turned up needing to get in side building where community centre is which has a code to get in, the tenants use to have it but it was changed, so they can't get in, engineer spoke to neighbors whom was around at time and apparently their is a gas pipe put in when built under community centre and if they don't get in, if they can break in, and condem the hall and get a warrant to gain entry, this is so scary that in 2024 a big company like them, whom made all that profit don't care if me and my neighbours die we spoke with a neighbours friend whom specialises in Housing law says this is criminal negligence and we collectively are not worried as much about charges but rather the fact that one night we never wake up again you are shameless Places for people as tenants are all less able or vulnerable so sad to think a business has such lack of Health and safety and concern for their tenants

Ish landlords

Rubbish landlords. Been in this flat of theirs for about 19 months. Leaking years way before, from an extraction system in the loft which is pushing the water back down through the vents. One wall is continuously wet. Obviously painted over the worst one just to get us to accept the flat.Even though it was fixed, it still leaks.Pointless.Housing officer does not know their job or you can't get hold of them. You email them, they ignore you or give you a name of the person they're fobbing you off to. With no contact details. Told us we weren't allowed pets yet others are allowed? They don't deal with neighbour issues either. The woman below doesn't like me being above her and bangs her ceiling every time I walk about. She complains about everything and everyone but yet I'm the bad one? I respect my neighbours. Facts. They don't care. I had a burst pipe spewing out water under the kitchen sink. Drenching my floor. They took 3 hours to get out. Said there were so much emergencies to attend, yet the repair man sat outside in his van for at least an hour and a half before leaving......yes.. I see....so many emergencies. No different to any other social landlords.Grateful for the help they gave us with the offer. I don't regret that. The housing officer told me at the time that the council would sort out the rent overlap from the last property to this one and pay for it. I had the threat of bailiffs so she was wrong. She also told me that I could apply to the council and ask for my white goods. As I was previously in Derby I had to wait 3 months without a washer, cooker or fridge because I had moved county.Moved to a house with the same landlord. Housing officer told me id have to pay rent even though i was in receipt of full housing benefit. Only told me this after i signed up.Said it was my duty to make sure i could afford the rent. I argued that housing benefit pay all of the rent when it is a social landlord. I was not believed but was right in the end. These people have little clue about facts. Narcissistic Karen next door made up lies to the police that I was talking about witchcraft in my back garden. The pigs came round to have words with me as it was badly affecting Karen and her 9 year old autistic son who made this crap up in the first place. My son and I have autism too.Every day we are putting up with constant banging and howling from this neighbours kid. Worst neighbours I've ever had.Even though an officer from police headquarters in Ripley told me that I was allowed to talk about what I wanted to in my back garden, I felt the landlord took the liars side. This is character assassination and bullying. The landlord obviously begs it off the sh#t stirrers. Landlord claim to be fair but they clearly take sides, especially if you have white children. Not to mention the fact that they've housed us back in mould infested walls again, And my son and I suffer from breathing problems....avoid Places for People aka Derwent.

Recently new tenant

Recently new tenant. Moved 3 months ago and so far no complaints. It was a long process between being offered to moving in, waited 4 months but other than that has been a smooth journey. All staff I’ve spoken to have been nice and made the transition smooth. Only downfall I would say is the property I’m in the corridors/stairs could do with a paint as walls have many black marks on them , making it look unpleasant.

13 Months for a repair

Reported a roof tile dislodged and torn roof felt in January 2024, a month later an operative called to take a picture and book in a repair. This repair has been rescheduled around 6-7 times because every time someone called there was no scaffolding in place . In August I rang every day for a week leading up to the repair date chasing up the scaffolding myself and was reassured it would be in place before the repair date but come the day of the repair no scaffolding was in place so no repair could be done . Eventually in September someone came and put the tile back but said a larger section of felt needed replacing and scaffolding would have to be in place before this could be carried out ! I then got a date for 30/12/24 which has since been cancelled and rescheduled for February 2025. If I was to wait till this time and if it was done that would be 13 months for a repair, obviously during this time any rain we have had and will have is getting into the loft space and going somewhere. The bedroom beneath the leak has black mould on the ceiling and who knows what other damage the leak has caused.

We got damp and mould in our attic

We got damp and mould in our attic. When it Rain water dripping through window and walls, on 30th October'2025 Roofing work going to starting. I took week off from work so I could be home. Job ref: SA-108990 Two worker came look around took pictures and said we need to order scaffolding which will take 3-4 days. Then on Sunday I received msg from PFP Repair job ref: SA-186272 that the work will start on 17/03/2025. That mean we have to wait other 5 months more. Since 2023 work should have started. Every week they take rent payment from my accout on time, but when it comes to repairs Places for People dont care. We thinking taking legal action against Places for People, regards Damp Mould and roof leaking so badly. Plus we got medical condition.

4 stars for fellow PfP tenant

I am not giving PfP the 4stars, but Mr Micheal Frazier below who reports of a neighbour surveillancing everyone - if you live at leadhill rd I am the one whom he is watching. He has my immediate neighbour using an app that films inside of my home. The root cause to this little napoleon's campaign (from Mar 2020) is his wife teasing his cowardice, he encourages my immediate neighbour and her family to use noxious and excessive smoking substances into my home.He is a compulsive liar, always has to hide behind others getting them to complain, then stepping in appearing the wounded saviour. Where there is harmony this neighbour WILL sow discord. My previous Housing manager disclosed medical and conversation details of mine with this man and his wife.Let me save someone out there alot of time - Council environmental management can't act on the excessive smoking because we are a housing association. I have to use 2 filter masks often 3 at the same time, but this is deemed acceptable by PfP.Thank you Mr Frazier for highlighting what goes on - I don't know if you are in Chesterfield, I have no doubt there are many neighbours like the gentleman filming everyone at our location.

Shambolic Organisation

I am a leasehold home owner and the writing was on the wall during my property purchase when I and the vendor had tremendous difficulty with the legal team in terms of getting responses and constant chasing. This should have been an indicator to withdraw from the purchase! After completion, I hadn’t been invoiced for, nor paid communal charges so had to chase Places for People to arrange a payment by which time I was in excess of £500 in arrears. This was through no fault of my own.I reported communal repairs that were required and have had to chase many times. I’m not allowed to report issues online because I’m not a tenant! When I send an email to this company I eventually receive a response which frequently requires follow-up so I reply. Then a different person eventually responds hence no continuity. I recently reported a broken door which required a keypad to open. After some time the door was replaced with a new keypad but residents were no informed of the new code. When I requested the new code (to the meter cupboard) the delayed response gave me an impossible code for entry. This means I have to continue to pay the higher rate for my electricity as costs should be reduced from 1 July. This company has no regard for the impact of their inaction on residents. Update I followed the advice given in the response from PfP to this review. This generated a complaint which for some reason was “partially upheld”. I don’t know why only partially. I have been given incorrect codes for me to access the meter cupboard despite sending a picture of the particular keypad. My door entry intercom has not been working for a while and I rang on Monday and was told that Steven would return my call before the end of the day. I’m still waiting on Friday for a call to find out when I can give visitors access to my building. Furthermore, the accounts are in the process of being transferred from PfP to RMG and the account summary I have been provided does not take into account fees I have paid. This is by far the most incompetent company I have had the misfortune to deal with. They continue to accept my cash transfers for communal charges yet don’t accurately record transactions on their systems.Further UpdateNothing seems to get resolved with this organisation and their partner company Residential Management Group. After initially chasing so that I could pay for shared services and then being invoiced, I raised many queries and even requested to speak to someone in person to resolve my questions. After 11 months I have received a letter with a final notice and threatening to withdraw services because apparently I have some outstanding payments. This is despite my many communications asking for clarification of charges because I had been provided conflicting information. During this period, Places for People transferred payment collections to RMG. If I hadn’t written to them, I wouldn’t be surprised if I never received an invoice, they are so incompetent. Following the threatening letter I contacted the accounts team at RMG, raised my concerns and was told they would speak to PfP and I would be contacted the next day. Obviously this didn’t happen, nor of course did anyone bother to contact me the following day. In frustration, I contacted my solicitor who dealt with the purchase and he has been told that a reply will be forthcoming within 10 days so a further delay has been created.Ironically, public reviews get a response within minutes but emails and letters do not get the same treatment. It seems that these two organisations think, incorrectly, that I have entered into a shared ownership agreement. After a year this comes to light?? As I titled my review, this is truly a shambolic organisation. My advice is to avoid properly purchases involving either of these companies if you wish to retain your sanity and health.
