What an asset Hannah at Prince’s Meadow, Kirkham is. We initially met last year but were not in a position topurchase. We returned on Saturday and Hannah was once again professional, helpful and informative, nothing was too much trouble despite it being the end of her working day.

We moved to Shelbourne Estates 6 months ago and have no regrets. The team are incredibly helpful and patient throughout. They go above and beyond and will help and engage way after they have to. The build is high quality and the surroundings beautiful and tranquil. We're happy we made the move here.

Rob was the sales adviser of us. Although we were in another country, he always tried to get in touch with us via email and via phone. He always paid a great deal of time to deal with our questions. He answered them patiently and honestly. We felt ourselves so lucky both to know him personally and to have an adviser like him. I visted the hunsbury grange site today and met Jess? It was so lovely to meet someone knowledgeable but not pushy. I rarely give feedback but she went out of her way to give us local information. We are coming back and hope we get the same experience when we reserve our home

TrustpilotPoor quality, even worse aftercare
Morris Homes are dreadful house builders. Do not believe the NHBC rating - you are constantly harassed to share a good review before any issues come to light. The most appalling issue we have had was with our en-suite shower. The shower would not turn off and when we contacted the manufacturer (on the advise of Morris) we were told it could be turned off at the isolator valve. Back to contacting Morris and we are told that it is not in their specification to fit isolator valves, despite it being the manufacturers best practice. As a result we had to turn the water off for the entire house and turn it back on to use the taps, toilet, washing machine etc, all whilst the shower continuously ran. Morris could simply not care less, and told us it was not their responsibility - I would argue that it is your responsibility to build a house fit for purpose. Other issues:- The ground in the garden was so compacted and with so little top soil that the garden would flood whenever it rained. Morris would not take responsibility for this despite standing water being close to the property. - The roads and potholes on our development are a hazard to say the least, yet continuous complaints to Morris are ignored.- The road layout is so poor that two cars cannot pass safely around a bend.- Our hot water cylinder was not wired in correctly.- The quality of the finishes is appalling for the price paid.If you are thinking of buying a new build with Morris, I would seriously consider other house builders. Do not believe their sales pitch, their perfect show homes, and the promises they pedal.

Pauline deserves a medal. I have recently moved in to my Morris home at the Beacons and the whole process went very smoothly without incident. Pauline is very helpful, professional and knowledgeable and makes an excellent team with her colleague Aimee. The whole team on site have been very helpful and always have time to answer even the silliest of questions. I'm not in the construction industry but am an engineer and as far as I can see the build quality is excellent. I could only come up with a very small snagging list that was sorted very quickly and fitted around times that suited me. I spent a long time looking for just the right house, viewed quite a number in the area but in the end it was this one that ticked all the boxes. I had to wait some time for it to be released but credit again to Pauline for putting up with me checking on the schedule and turning up at the sales office unannounced. The whole buying process has been made much better by all the excellent Morris Homes staff that I have dealt with. Thank you

Estate has been here for over 7 years st georges feilds in northamton . Roads still havnt been finished and we have been constantly ignored by morris who actually don't care. They have taken everybody's money and now cut ties without completing the job. Absolutely discussing

We booked an appointment at Princes Meadows Kirkham to view a couple of houses. We where met by Hannah who was welcoming, patient (we had our two young daughters with us) very knowledgeable, professional, and took the time to understand our needs and wants as a family. She explained the buying process to us thoroughly and we didn’t feel rushed nor did we feel pressured at all.

We have been looking for some time to find a new place to call home as we are needing more space as our boys are getting much bigger (all three of them). I was passing through Huntingdon, St Ives after taking my eldest Son to the aquatic’s at Dobbies Garden Centre and saw Houghton Grange development and decided to poke my nose in before taking my Son’s to the Dentist.I explained to Nikki the Sales Lady whom was in the office that we have had to widen our search area so to get the size house we are looking for and she pulled out all the particulars for all the sized houses we were looking for.She was so helpful in providing information on the development and said I will come back tomorrow with my Husband when I have more time to look around the site.

Awful, awful builders with dreadful customer service and aftercare. They do not care about their consumers and are happy to leave us living for the last 2 years in a £600k house that has a leak and is not fit for purpose. The directors of the company also could not care less. I would never buy a house from them again and would advise anyone to think seriously before they make their purchase. Pay for a full snagging survey to be done before you move in to rectify all the building faults that there will be!

We visited Houghton Grange today & met the sales advisor Niki ( Nicola ) she was friendly, professional & attentive. Niki answered all our questions & showed us the showroom & walked us around the estate. We were extremely impressed by the craftsmanship, care & detail of the properties. We particularly loved the trees & the thoughtful way the site has been laid out. We would love to call this little bit of heaven our new home. Thank you Niki, we shall return. The Sparrows.

I moved into my new home in Dec 2024. As the summer approached I started to consider plans for the back garden. A month ago I contacted Morris Homes Customer Care team due to the condition of the back garden. The garden had bricks, breeze blocks, broken glass etc. and was covered in stones. The soil quality was also poor and a spade couldn't be inserted more than a few centimeters into the ground. I approached a few different companies all quoted around 10 ton of top soil being required to get the dirt Morris Homes left me with into a plantable condition. This is going to cost over £2,000.I have contacted the Morris Homes customer service team - they sent people to rotavate and stone pick - on completion the back garden is still just dirt and stones. I am due to have remedial garden work start tomorrow to fix the awful conditions Morris Homes have left me with. The current situation with the customer service team is that they will send someone to inspect the wasteland but that they need 7 days to do this. I have been very clear that I have garden work starting tomorrow. Be aware, raise all of your issues within the 7 days you have of moving in and make sure you put everything on your snag list (even if you're heavily pregnant at the time like I was and aren't interested in the garden) otherwise you won't get a resolution and will end up significantly out of pocket.Having spent nearly half a million pounds on a new home I would have expected Morris Homes to at least spend a few hundred on providing top soil. I'm beyond disappointed with my experience with the customer service team so far and beyond disappointed with the condition of waste land and dirt they consider acceptable to leave a customer with.

Just had a email from Morris Homes Midland daying they are closing my complaint regarding my rear garden flooding every time it rains it seems they do not under stand that water does not drain through Clay as my rear garden is total clay under 5 inch of top soil, they could not give a toss regarding customer satisfaction only the 30% profit on sales
