GoogleReally impressed by Charlotte and her team from taking my initial enquiries from Rightmove to following up on all questions. She coordinated a virtual viewing to engaging with me throughout. I wanted to see another property by virtual or have a friend see it but another local estate agency refused and were just rude. So a breath of fresh air to work with professionals who see tenants as human beings looking to make an important decision which is to find the right home! GoogleNever did I ever think I would use the phrase "a fantastic and wonderful estate agency" but here we are. No. 86 are on the ball, patient, communicative and always responsive to all the worries and niggles that we had during our recent house purchase. They were just one in what we were fortunate to call a dream team of moving assistance and an absolutely vital part of that process. If you need an estate agent in the Swansea/Llanelli/Camarthen area I could not recommend anyone more highly. They are superstars.

GoogleDespite rental property being empty they will not book a viewing. Using lie about the reference criteria not being able to pass. I use goodlord myself and know the criteria. Landlord be aware your house might be empty for a while.

Hi Izzy, As explained in branch, our referencing process includes an affordability check, which requires an income of at least 2.5 times the monthly rent in order to proceed. You mentioned you had a guarantor, and for them to meet the referencing requirements, they would need an income of at least 3 times the rent. Unfortunately, this criteria wasn’t met, which resulted in the referencing being unsuccessful. Ultimately, it is the landlord’s decision whether to accept an applicant with a guarantor. In this case, the landlord has confirmed they would only like to proceed with applicants who are able to pass referencing independently, without the need for a guarantor. For that reason, we weren’t able to move forward with your application on this occasion.
