We were interested in two properties advertised through this agent, and unfortunately the experience was frustrating from start to finish. For the first property, we had viewing appointments confirmed twice, only for both appointments to be cancelled because the existing tenant declined the viewing. After this happened twice, it was difficult not to question whether access had actually been confirmed with the tenant before the appointments were offered and confirmed. This was particularly frustrating as I was travelling around two hours by car for these viewings, so a cancelled appointment was far more than a minor inconvenience. The second property was even more disappointing. We again travelled around two hours for the first viewing, only to find that there was an issue with the lock and we were completely unable to access the property. The viewing had to be rearranged, meaning another long journey was required. This is a basic issue that should have been checked before asking prospective tenants to travel such a significant distance for a confirmed viewing. Despite all of this, we remained genuinely interested in the property. After finally viewing it for a second time, we decided to put forward an offer. What happened afterwards was equally disappointing. There was no proactive follow up from the agent whatsoever. We had to contact them ourselves for an update, and it took a full day just to receive a response along the lines of “there is nothing I can do about that”, as the landlord was still making a decision. Eventually, it took a whole week for us to receive confirmation that our offer had been declined. I completely understand that the landlord has the right to consider different offers and ultimately decide who they want to rent to. However, the way this was handled left a very poor impression. From a tenant’s perspective, waiting a full week with no meaningful update after submitting an offer makes the process feel as though the landlord is simply shopping around for a better offer while the agent is happy to let prospective tenants wait indefinitely. Whether or not that was actually the intention, that is how the process felt from our side. The agent appeared far more concerned with protecting the landlord’s interests than with treating prospective tenants with basic courtesy and respect. We had already made multiple two hour journeys, dealt with cancelled viewings, had to return because the property could not be accessed, and then had to chase the agent ourselves after submitting an offer. After all of that, receiving a declined offer only after an entire week, with no proactive communication during that time, was extremely disappointing. Overall, this was one of the most frustrating property viewing experiences I have had. The lack of organisation, communication and consideration for tenants was extremely disappointing and unprofessional. Based on my experience, I would not recommend this agent to anyone looking to rent a property. ** the owner of the letting agency did eventually call me personally to apologise and explain the situation. I appreciated the effort he made to personally call me, apologise and explain the situation.

I used Michael Anthony to find a tenant for my rental house. I dealt with Alice and Katie who were both very professional yet friendly. They found me great tenants and were so very helpful along the way. I have used a different agent previously who did a shocking job and caused me to lose £17k. My advice to anyone renting through this company is simple: do not leave a review when they ask you to shortly after moving in. Wait until you have moved out, gone through the checkout process and got your deposit back. I am extremely glad we did. Our first red flag actually came before we even moved in, when we were asked to pay more for the property than the price it had been advertised at. Despite that, Lauren was perfectly nice to us when we moved in and throughout the tenancy. Our boiler wasn't working on the day we moved in and she helped get that sorted. Equally, whenever they needed something from us, we were more than accommodating. Towards the end of the tenancy we allowed days of viewings to help them get new tenants in and generally tried to make everything as easy as possible. Unfortunately, the way we were treated once we moved out and started questioning deductions from our deposit was completely different. I honestly couldn't begin to list all of the petty things that were raised in the checkout report, but some of them were just factually wrong. Things were being used to justify charging us that simply weren't true, and rather than anyone looking at the obvious inconsistencies, it was left to us to challenge everything and provide evidence to prove it. They say the check-in and checkout reports are done by an independent company. I can only speak from our experience, but after seeing how the report was used against us, I have very little confidence in how fair that process actually was. What made the whole thing worse was being told that the landlord had agreed to the deductions they were trying to make. Luckily, we were in the unusual position of having a personal relationship with our landlord and could contact them directly. When we did, we discovered they weren't aware of things in the way they had been presented to us. Once we were able to speak to the landlord ourselves, the situation was resolved and we got our deposit back. That really bothered me because if we hadn't personally known our landlord, how would we ever have known? We could easily have just accepted the charges because we'd been told the landlord had agreed to them. The part I find most unacceptable, though, was what happened when we said we would go through the deposit scheme to resolve the dispute. We were actively discouraged from doing this and told it would be "time consuming and costly." It does not cost a tenant anything to raise a dispute through the deposit scheme. I think that is terrible behaviour from a letting agency. The deposit scheme is there for exactly this reason, so trying to put tenants off using it by making it sound like it could cost them money is completely unacceptable in my opinion. The communication once we started challenging things also became really confrontational and at times felt threatening. That was probably the biggest contrast for me. When we were paying rent, allowing days of viewings or they needed something from us, everything was friendly. As soon as we moved out and questioned deductions from our own money, the attitude completely changed. I have no problem with an agent charging tenants for genuine damage or legitimate issues. What I do have a problem with is being expected to pay for things that aren't accurate, being told the landlord agreed to charges when speaking directly to the landlord gave us a very different picture, and then being discouraged from using the independent deposit scheme when we wouldn't just accept those charges. So again, wait until you have your deposit back before leaving your review. Based on our experience from beginning to end, I absolutely would not recommend this company. There are parts of their approach to pricing, "independent" checkout reports, deposit deductions and particularly how tenants are treated when they challenge them that I think seriously need to be reviewed.

RESPONSE TO REPLY The check in report says the property is dirty. With cobwebs and dirty cupboards and oven. The check out report says the property is generally clean, neat and tidy. How do you explain the 125 pound cleaning fee? There were several mistakes in the check out report where they are claiming for things that were also in the check in report. Marks on the walls, hole in the walls and weeds. We were threatened about removal fee to remove lampshades that we bought to improve the property. But you say you take in to account the fact that we made the protect better? How do you explain that? My advice again be very cautious with this company and their "independent inventory check". Do not listen to the threats against using the tenancy deposit scheme. It there to protect you not them. ⚠️ My advice to anyone renting through this estate agent: wait until the end of your tenancy before leaving a review. Use the TDS, do not allow money from your deposit to be deducted illegally. We are giving this estate agent 1 star based on our experience. The property was advertised at one price. When we said we wanted it, Lauren told us other people were interested and that we would have to bid. We ended up paying £50 more per month than advertised. Lauren then asked us for a review shortly afterwards. We chose to wait until the end of the tenancy, and we're glad we did. Throughout the tenancy we looked after the property and we're very understanding about shortcomings on their side. We were very accomodating and helpful when they needed us. Despite this when we moved out, they attempted to deduct £125 cleaning, £75 oven cleaning and £60 for paint chips, despite the property being left clean, the oven being filthy when we moved in, and many of the paint chips already being there. When we said we wanted to use the tenancy deposit scheme to dispute the deductions, we were strongly discouraged from doing so. We were told it would be costly and time-consuming and warned that further charges could be made, including for light shades we had purchased ourselves and a Sky box that had been removed by the landlord. My advice: photograph and video everything when you move in and out, keep all correspondence, and don't feel pressured into accepting deductions you disagree with. And if you're asked for a review shortly after moving in, wait. You haven't experienced the full service yet. Proceed with caution.

Thank you for your review regarding the post-tenancy charges. To be clear, the charges were assessed following the independent check-out inspection carried out by the independent inventory clerk, who also conducted the check-in inspection at the commencement of the tenancy, a copy of which had been provided to you. The check-in and check-out reports provide an independent record of the condition of the property at the relevant points in time. The check-out report identifies the items considered to be different from, or not in the same condition as, those recorded at check-in. The charges have been raised on the basis of the differences and the work required to return the property to back to the required standard after you vacated the property. We appreciate that you may disagree with the assessment; however, the fact that the inspection was carried out by an independent inventory clerk is an important factor in determining the condition of the property both at the start and end of the tenancy. We have also taken into consideration the principle that tenants should not be charged for fair wear and tear or for improvements to the property. Where applicable, the costs sought have therefore been considered in light of the property's condition at the commencement of the tenancy, the nature and extent of the issue identified, and the reasonable cost of remedying it. We have just sold our house Through Michael Anthony. The sales guys were really proactive and hardworking, so much so that they sold the house within a couple of weeks. Through no fault of their own, the sale fell through, and they were on it straight away, and once again made a sale within two weeks. Andrew (the manager) helped to make this sale transition to the new buyer as easy as possible for us. He was a pleasure to deal with, in fact all of the sales team were always very polite and professional. The sales progression team were very conscientious and kept us in the loop with every twist and turn that happened. However, I cannot thank Kristina enough for her tireless work. Her communication was excellent; she was so warm and kind. I felt I trusted her and was in safe hands as she always appeared to have my back.
