they are bloody useless, our house is awful in bath - the kitchen flooded 3 times since moving in, our garage is unusable, our garden is unusable, the lights in the top room didn’t work for 6 months and they do nothing about it. DO NOT GO WITH LOC8ME FOR STUDENT HOUSING!!!!

GoogleAt the end of tenancy they have put up fake expenses for repairs, when the entire house has been given back exactly how it was given to us. Moreover, my tenancy with them was just for 3 months during which I have taken care of my room well and even cleaned the mold that was there when I moved in. It has now been 10 months since the tenancy ended and they have not yet refunded any deposit.

GoogleIf I was able to rate this company lower I would. Genuinely had the worst experience with them, from regular accounts of people walking into my house with no knock or 24 hour warning (which is illegal) to not getting a highly serious mould issue I had dealt with. Anytime there was an issue that needed sorting they would never reply, we weren’t notified when we moved in that the room was STILL having building work going on and wasn’t finished. The amount of people we had come into our house un-notified was ridiculous, especially when living in a studio flat where the front door leads to the bedroom (you can imagine the stress of just being in bed in your own home). This company is run to make as much money as they can and as cheaply as possible, they breach so many regulations and laws that I am shocked they are still running. For anyone looking for compensation from this company or to complain, go to Property Redress Scheme (hint, it’s at the bottom of their website, ironically). They know students are too scared to say anything and will pay as little as they can just to have a home and this place takes advantage of that, renting out dangerous and cheaply put together houses. Also just to say, no one is believing all the five star reviews you guys have, that just happen to know people on a first name basis.

GoogleAvoid Loc8me at all costs. The flat had severe mould, damp, broken ventilation and an insect infestation from the day I moved in, and months later the problems still weren’t resolved. Even after the council issued legal requirements for repairs, Loc8me ignored parts of the report and even claimed the council had “misinterpreted” their own inspection. Communication was a nightmare, wrong dates, missed appointments, contradictory information, and less than 24 hours’ notice for major works. Contractors repeatedly turned up with no idea what they were actually booked for. I was even told works would go ahead “whether I’m there or not,” which is completely unacceptable. This tenancy has caused constant stress, health issues, and disruption. Easily the worst property management I’ve ever experienced. I would never recommend renting with Loc8me.
