GoogleWould not recommend renting with Loc8me at all and I will never rent with them again. I lived in a block of flats and there were countless issues throughout the year. The back door to the building was not secure for the majority of the year, meaning homeless people were able to gain access to the property multiple times and spent the night in the laundry room. Despite raising the issue multiple times I was ignored for months. The property manager was apparently ill- but appropriate cover had not been provided, so my messages were just ignored. On the night where I saw strangers inside the building I rang the emergency line in tears and they dismissed me telling me to ‘just try closing the door again’. Living on my own I felt incredibly unsafe. Because the car park was not gated off properly from the public road, the public were able to gain access. I had people smoking drugs directly below my window multiple times throughout the year. Loc8me did nothing. I had to involve the police. The lift was out of action for the entire year, despite UK building regulations specifying that properties with 2 or more floors must having at least one working lift (the building had 5 floors). This made moving in/ out, taking bins out and taking laundry to the laundry room in the basement very difficult. I had a viewing turn up unannounced, and yes I did monitor my emails very regularly, I was not notified. Maintenance work was done on the pipes without warning, meaning the water was temporarily not clean. I almost consumed and showered with dirty water. Took an hour of me running the water for it to clear. The number of bins was insufficient for the number of people in the building and so they were always overflowing. Half of the bins were always locked and therefore unusable and they weren’t emptied regularly enough. To top it off they tried to charge me for the rubbish that was left on the ground round the bins at the end of the year by holding some of my deposit. Completely against my contract and no written notice was provided as per my contract. I disputed it with the third party deposit protection and won the dispute! (Yes, that felt good) The property boasts a ‘gym’. The gym was not maintained at all, there was rubbish on the floor all year and an entire open suitcase left there for months at one point. The equipment was insufficient and didn’t work. A facility that was no doubt built into the rent but was completely unusable. Disgraceful service, completely overpriced and a direct exploitation of student tenants. They don’t even care for their tenants basic safety.

GoogleThe door in our block doesn’t work since September. It is March and the door hasn’t been fixed yet. They say we will we will and never do. When I went to them for the 6th time they said ok we will fix it today for sure, and one day passed and it doesn’t work again. Everything you tell them they ignore. I said my bathroom needed fixing and my neighbour’s too and they never came to fix it although I insisted multiple times. Same with the door, they said we will fix it and they never do but the whole building is complaining and the council has been informed. This has led me to cancel work meetings due to being locked out for hours. The roofs are damp etc nothing works and they never come to fix it. They said they would pay my deposit back in a week and they still haven’t months later. Homeless people also come in the building.

My 19 year old daughter signed for a tenancy then tried to cancel giving 2 months notice. Was told it'd be £50 to cancel within that time period. Now their saying she's eligible for full rent after this company have tried ripping her off by £50 for a card payment charge! 😡 They are harassing her and blowing up her phone. Her dad passed away who was her guarantor .There's so many people calling her they don't know what the others are saying to her. It's got so bad and so confusing for her she's having to change her number. They can't rent these flats even though they coerced and badgered her saying there's only 1 available. This is the Manchester branch. We'll seek legal advice and they can take her to court. Nothing but bullys! Avoid avoid avoid!!

GoogleAs a parent I am appalled at the condition of my daughter's expensive university let via Loc8me. After paying rent for two months this summer on an unoccupied house, we arrived this morning to a filthy and unmaintained property. As a landlord myself, I am horrified by the condition of the property and the filth inside. The stench is so overwhelming my daughter has been unable to stay. The walls are peeling and dirty, the bathrooms disgusting and unclean, the carpets dirty and stained, and the kitchen units coated in grease and grime. Two managers were 'unavailable' to discuss the situation. PLEASE AVOID THIS AGENCY. It is a disgrace and a rip-off to pay full rent over the summer to a disreputable letting agency in breach of their contract. WARNING TO ALL PROSPECTIVE TENANTS.

GoogleI’m giving this 5 star review for Peter the maintenance man!! He did an amazing job sorting out the issues with our house. He cleared the mould from the kitchen and sorted the guttering outside the house in the garden. He was so friendly and ensured all the issues were sorted

Absolutely abysmal how we were treated. If you are looking to rent a property with these, I’d steer as far clear as possible. I never go out of my way to write reviews but if I can prevent someone having the same experience I did by writing this, then it’s worth my time.

GoogleWorst agency I’ve ever been with! Left the property and had to pay for other peoples rubbish! Even though I left a month earlier still had to pay. They said they don’t care who’s rubbish the rubbish is we all have to pay! So they steal your deposit no matter what! They don’t care! There was homeless people inside the building! I saw them several times in the laundry room! Not safe at all and the agency don’t care about anything! Worst experience ever! Way too expensive as well! Don’t expect your deposit money back! They’ll find something for you to pay no matter what
