Loc8me do a great job of appealing to young, naive freshers with their flashy, modern branding and charisma when luring you in to sign a tenancy, with lots of nice sounding benefits. Although the houses look well furnished in the pictures, upon moving in you’ll find everything is of such poor quality, it breaks under general wear and tear. But don’t worry, the insurance they miss sold you won’t even cover any of it. (We were even without hot water, showers or desk chairs for a good duration of our tenancy). Then once you have finally moved out & never want to go back they’ll send you off with a fat bill to pay for their renovations. Outrageous prices like £1800 on paint for walls being marked. Would’ve rather lived in a box. *UPDATE* And ofcourse any bad reviews on here are met with one of their shady employees claiming you never had a tenancy with them (You remebered me in your bulying emails though right??).... All their bad reviews they claim are fake and they hand out free pizza to anyone who gives them a good review. Even a year after living with them they continue to bully and harass us with outragous emails and invoices. STAY AWAY!

Currently house-hunting & tried to book some viewings with Loc8Me after having them reach out to me (a red flag in itself as it was unsolicited and I have no idea where they got my contact details from). Decided to go along with it since they seemed reputable from reviews, and me and my friend are looking for a place ASAP. However, what followed was a solid week-plus of wasted time bordering on tragicomedy. We were prompted to join a WhatsApp group and asked questions about our budget, needs and desired locations. Fair enough, seemed like a good start. Personal touch, nice. That was where the positives ended. Despite requesting a pre-bills budget of £750 a month as a preference and £800 as an absolute hard limit, all the houses recommended to us were in the £800-£900 / month bracket for a 2-bedroom house/flat - VERY expensive for Loughborough, and hidden behind the "per-person-per-week" pricing so common for student letting agencies that target 1st-time renters without experience. Lucky for me, I've already been there, done that & we decided to book a viewing out of curiosity more than anything, with other agencies and private landlords on deck ready to offer similar properties in the town within our price range and in some cases as low as £650. We requested a viewing on Friday for next Monday, as it was the only day that week my friend wasn't working. No response. Monday came & went, & in that time we'd managed to contact other agencies who were willing to go to the trouble of responding to our emails to book viewings. In contrast, Loc8Me had failed in their difficult task of... responding to a WhatsApp message. We'd managed to secure a few viewings over the course of the weekend from said other agencies, so we shrugged it off & assumed the house we were wanting to view had been let. Wrong! Mid-day Tuesday, we FINALLY got a message back from Loc8Me apologising & telling us that the office was closed over the weekend, meaning they couldn't respond & set up a viewing for us. No explanation for blanking us on the Monday we wanted the viewing, but we decided we'd give them one more shot. We FINALLY managed to book our viewing of our house & agreed to come to Loughborough to meet for a 4:30PM viewing the day after, Wednesday, as my friend finishes work early. Confirmed! I even got an email with a time and location on it through Google Calendar. Sweet, let's go see this place. I messaged the fabled WhatsApp group to let them know we'd be there on-time. Called the agency to let 'em know we were on our way. Get to the street. Stand outside the house. 3 minutes before viewing time, we get another call from the agency. Apparently, they have a new system being installed. They've managed to book our viewing without notifying the tenants, so they can't go through with it until later. How long? About 1 hour from now. My parking is up in 30 minutes. I look at my friend, he looks at me. We walk back to the car & I politely tell them that we'll be looking for housing with other tenancy agencies, before leaving the WhatsApp group. Before leaving, I realise that I've been messaging not 1, but 3 separate numbers this whole time, presumable multiple agents working for the company. None of whom were capable of A) answering a simple request over a four day period or B) actually notifying tenants of a viewing booked more than 24 hours prior. So, to recap, I spent a week trying to book a viewing for a house which was out of our requested budget range, only to have my 1st request blanked & then to turn up to the 2nd & be told that the booking had been lost in the system. Wasted fuel, paid parking, for nothing. If this is how we were treated as potential tenants with Loc8Me, it's safe to say we dodged a massive bullet by not going further into the process & ending up living in one of their properties. There were enough red flags & examples of unprofessional conduct during our wasted week looking for a home with them that I fully expect existing & previous tenants of the company are given short shrift when encountering problems. Avoid.
