BEST BEST BEST BEST BEST Housing agency I’ve EVER!!! Worked with. It’s so good I’ve been begging for a place from them that is available this year because I don’t wanna deal with anybody else. My asset manager for last year’s house was Emma for Birmingham, super sweet lady, kind, just the best, if you need her she’s there for you, just a human being down to earth. You can text her at ridiculous times about a silly mouse in the house, she’s the type to come right that minute to kill it for you and solve any other issues. She’s super understanding, at this point if I carry on it’ll seem I’m bluffing and I’ll take up the space of this little box, I just love her! SUPER FUNNY TOO🤣🤣

Chasing these guys to replace an absolutely grubby, worn and disgusting couch in a flat rented for my son at university in Loughborough. Constantly being promised before moving in that this nasty piece of furniture would be replaced and for three months no response except the landlord is not obligated to replace it. The worst agency I have ever rented with, I honestly can’t believe the experience, it’s rather laughable- please do not rent with loc8me Nottingham !!! They made us move to a warn out flat with no repair, the window in my bedroom was broken and never fixed. The walls were also dirty left with finger prints and all sorts of marks- I had mentioned and took photos out of concern and also for my own deposit towards the end of the tenancy. And they bring contractors who don’t know what they’re doing to the flat at weird times like 8:00pm without letting us know- they come and don’t even do anything because they have no clue why they are here. This happened throughout the tenancy and the most that got fixed after month before leaving was the tv. Their bathrooms have bad plumbing issues that were never addressed despite mentioning it numerous times. They also have mould in some of the rooms they refused to deal with and there are multiple cracks across the room. At the end of the tenancy after chasing down my deposit despite being told every week they will get this sorted, Loc8me nottingham also tried to take some of my deposit to repair damages we had moved into, very very cheeky, they even gave the wrong information to the deposit protections scheme for someone else’s bedroom and unexplained charges, which made it take more than two months to get majority of my money back- they took a £20 because i guess it made them feel better. Appalling and dirty flats, do better and stop playing with your tenants money!!

DO NOT BOOK WITH LOC8ME! If i could give 0 stars i would, i’ve never seen such an unprofessional and unethical agency especially towards students!!! They take advantage of the vulnerability of students, I was supposed to move into one of their accommodations but after they added me to the residents whatsapp group chat and i’ve seen the disgusting state they live in and how the manager acts on it ( they don’t) and the amount of times people complain and how long it takes for maintenance to fix things, I had asked for my contract to be terminated. One of the letting agents, Molly has been nothing but rude, disrespectful and they all don’t know about each other they all say different things to me Molly had said there will be a “name fee change” on the tenancy release documents even though they are changing that “contract” on word themselves and one of her colleagues had said my deposit will be refunded in full as i’ve never moved in. Another time I had to call them because they were harassing me with emails and messages with links to make a payment of £2,346 upfront for the first instalment of rent EVEN AFTER I WAS RELEASED FROM MY CONTRACT, they were speaking over me on the phone not letting me explain what the issue was and just overall extremely rude. They continued to send me notifications to make payments for WEEKS after i had signed the deed of contract. A whole mess, 0 communication and unprofessional. I strongly recommend to not book anything through this agency.

Worst experience I’ve had so far

I’ve been living in a Loc8me flat in Leeds for a year - I’ve been in Leeds for 4 years and they were the WORST company I’ve dealt with so far. When I moved into my flat in the beginning they had ‘refurbished’ which basically consisted of them just taking away our curtains (we lived on a busy road so to have something to help the noice was crucial). We then got in touch with them (they lived BELOW US). It took them months to finally get back to us and say that they refuse to put curtains in the flat. They then couldn’t find our ELECTRICITY METER. After running that flat for many years they somehow couldn’t seem to find our meter. They ‘lost’ it. Don’t quite know how that’s possible. I took 3 months for them to help us out. We went in every week to ask. They said they had no idea. We actually had to go in and pester them every damn couple days just so that they’d get so pissed off eventually they’d help. I would highly suggest not signing with them. Or do, if you don’t mind issues not being sorted till a couple weeks before you finish your tenancy!

I have been living in a Loc8me property for a year as a student at Loughborough University, and when I reflect on my experience, there is only one word that comes to mind, seamless.First, the William’s House property is spacious and has all the necessary facilities a student would need, especially a big wardrobe :)My property manager, Emma, is extremely thoughtful, proactive, and the best property manager anyone could hope for.Whenever I had minor issues with the property, such as the dishwasher breaking down, it was quite easy to log the issue on the maintenance website. After that, Emma would make a note on one of her colorful sticky notes and follow up until it was resolved. I found this to be very thoughtful and going above the call of duty, to ensure her tenants have a great living experience. Unfortunately, I can only give a rating out of 5 on Trustpilot, but if there was an option to give a higher rating, I gladly would.

WORST EXPERIENCE EVER

I Gave one start because there was no option for zero, never ever book your tenancy from this agency, I was a tenant in Hull and this was my worst experience ever, the employees are too rude, they only want your money, they are not co operative, they charged me unnecessary fees on my deposit and took almost 60 percent of the deposit amount. I have never heard anything better of this agency from other and neither did I felt one. It is worth sleeping in a street than renting place from this agency.
