Following zero interest in our property for 6 moths on sale with another agent, we were pleasantly surprised at the effect of moving to Lillingtons. Within the first week we had 4 viewings, largely thanks to the improved presentation and photography and the 'First Look' on Facebook which gathered interest. We had a proceedable offer within 2 weeks and had completed with 8 weeks. I'd highly recommend Lillingtons, no messing around, just got the job done!

Chose Lillingtons from 3 agents as we needed a local agent for escorted viewings of my deceased fathers house. Staff were always helpful and certainly helped push the sale forward when our buyers solicitor appeared to be slow. Would recommend them for the personal touch and human input.

In today's market we were tempted to use an online agent to save money on commission, I'm so glad we didn't! Lillingtons know the local area and their target market very well. During the selling process we were kept informed every step of the way. Things weren't going to plan with the exchange and completion dates and I know Julie chased it every day, making the stressful time that little bit easier for us. Lillingtons have excellent customer service and an outstanding knowledge regarding all parts of the process, they understand that you don't want communication to stop after you have the sale agreed. Lillingtons is a very professional, well run independent business that puts the needs of the vendor first but is scrupulously fair to potential purchasers. Emphasis is on good practice, integrity and transparency of process throughout. Brochures and photographs are of a very high standard and the displays in the local office are outstanding. If we sell again we would certainly return to Lillingtons.

I selected Lillingtons, Cockermouth branch to sell my deceased mother's bungalow after I wasn't totally happy with the two other local agents I had used to obtain a valuation. I found them to be very professional and helpful. In addition, I also "cold called" in another of their branch offices to see how I would be greeted .before deciding to use them. I was very impressed and this helped me to make my decision to use Lillingtons. It was most important to make the right choice as I live a very long way from the property I was selling. I was more than satisfied with all my dealings with their staff and was highly delighted when the bungalow sold to the very first viewer.. I know this was very lucky, but I had chosen Lillingtons as finding a buyer could have taken much longer and I had confidence in them.

Initially a couple hitches, which were very quickly rectified by Julie, manager at Lillington's Whitehaven branch. The house was not going to be an easy one to sell. Though in a great sea front location, the house would not be to everyone's taste, and still needed money spent on it.. After quite a lot of interest, an offer came in, we negotiated a fair price for buyer and seller,.and that was that.. The house went on to Rightmove on 4th May and an offer was formally accepted on 1st July, with the sale completed on 31st August.. Lillingtons were always on hand to offer good, sensible advice. I would recommend Lillingtons to anyone.

This has to be the worst estate agent i could ever recommend, on the first day our appointment got cancelled to which our property was given an over price valuation. After 6 weeks we asked the price to be reduced by £5,000 which took one week to reduce in the window. Lillingtons tried to charge £165 for termination charges, then the following week £138 & to pay by direct bank transfer, i pressume this was to hide from the vat man. Avoid at all costs.
Hi Ray. It is very disappointing to read your comments, it's never good to hear that customers are unhappy especially when we pride ourselves on our customer service and indeed we understood from your visit to our branch that you had been happy with our marketing and even commented on how well we had communicated with you, how many times we had revisited the property to help continuously improve the marketing and the speed and clarity of feedback you received from us after viewings. However, it would seem that since that visit your feelings have somewhat changed and that is a real shame. All we can do now is hopefully clarify a few things for you as this might help you with your property marketing arrangements going forward. With regards to the “termination charges” you will recall when we talked you through our terms of business in advance of marketing your property that we ask sellers to agree to a minimum period of marketing. This is known as an ‘agency period’ and is standard practice with most estate agents. An agency period is essentially us asking you to give us a ‘reasonable’ period of time to find a buyer, agree a sale and earn our fee, in exchange for no-upfront costs or charges being incurred by you, the seller. Before the end of the agency period, we understand from your visit to our branch that you wanted to move your property marketing to another agent as they were marketing the property that you wanted to buy. We highlighted the potential cost of terminating our agreement before the agency period had expired and even ran through the agreed terms of business with you in branch. I believe that we also suggested that it might be more beneficial for you to see out the agency period to prevent you from incurring any costs, however you decided to transfer within the agency period and as such the charges applied (inclusive of VAT at 20%). As a gesture of goodwill we reduced those charges for you. Hopefully this helps to clarify matters but if you would like to discuss further feel free to contact us at your local Lillingtons Branch. In the meantime we wish you every success with your moving plans and hope that it all works out for you.
