We dealt with Jo in Melbourne and to say she was outstanding in an understatement. She was very thorough, professional. She explained everything to us in detail about the build of the property, the options we will have about the history of Hopkins and really won our trust. She was very patient and it was actually exciting buying from her. Never met anyone like Jo, she was excellent

Avoid at all costs!

Avoid at all costs!! May 2021 we paid a deposit to reserve, what We thought was going to be our dream home; Plot 18, a Heacham house on Fieldgate Reach Gillingham in Norfolk. At this point in time it was a concrete slab and due to be completed some point in October. Over the next few months, We watched in excitement as the house was built. We picked our kitchen and tiles bathroom, en-suite and downstairs toilet. We booked temporary accommodation and packed up our home ready for storage. Then out of the blue our dreams were shattered….. Hopkins and Moore sent us an email on a Friday afternoon to say we had not met the deadline for signing of contracts so they were putting the house back on the market which they did the following day for 30k more!!! Obviously we were devastated. After phone calls to solicitors and H&M sales teams on the site we managed to speak to H&M assistant who told us that at their weekly meetings H&M had decided that our chain was too weak!! End of conversation!! H&M are money scamming ******** and should be avoided at all costs. How many more deposits are you going to take from people?!?!Our dream home was reserved again shortly after it was taken from us & since gone back up on the market AGAIN !!!! This time for £525000.Surely there must only be so many times when it can marketed at ‘just launched’ My advice to anyone thinking of purchasing a property from this company is don’t do it!!

Hopkins Homes sales get the positive reviews ... the houses?

Positive reviews are from customers caught by sales teams; attracted by the marketing lures. Negative reviews are mostly from customers who have completed, and are left chasing customer "care" to repair construction defects. It does say an awful lot, doesn't it?Are the positive reviews of Hopkins Homes houses, or reviews of sales people being awfully nice to customers in order to sell new builds? If you do decide to risk buying off plan, make sure you get everything (literally) in writing. I would suggest not believing any of the glib marketing claims, statements and the pretty coloured images. And evidence to date is that the after sales service is pretty much non-existent:Hopkins Homes claim that "any issues will be dealt with in the first 90 days". I consider an intentionally misleading statement by the company. The customer "care" response is that NO (I repeat NO) cover is provided in day 1 to 21. Day 22 to Day 90 you have 1 (I repeat ONE) opportunity to submit a list of of defects (whether or not the customer "care" takes action remains to be seen). Day 91 to two years you are reliant on the company fulfilling its obligations under the buildmark warranty purchased for the house, and most items are excluded. In theory, the site manager takes on responsibility for addressing construction problems in the first 90 days. But this relies on a site manager - who was responsible for issues in the first place - being willing or able to address problems. This is clearly a flawed assumption. In fact the site stated to us we should send the defects to the customer "care", and the customer "care" rejected the claim (in line with the company's NO cover is provided in day 1 to 21, and ONE submission ONLY is permissable in day 22 to 90 policy). So I would suggest the real answer to the lack of customer "care" response is actually NO, NO cover is provided by Hopkins Homes in the first 90 days after completion. Unless, that is, you are either willing to gamble on no construction defects become apparent in the day 22 to 90 (if you submit a defect on day 22) or are so desperate to get issues resolved that you are willing to give up the chance to submit a more complete list of defects. As Hopkins Homes refuses to provide cover in day 1 to 21 (I think in breach of the buildmark warranty), and gives ONE opportunity to submit a complete list of defects in day 22 to 90 to seek repairs for defects (also seemingly in breach of the NHBC / buildmark warranty), I am not sure whether customers can rely on Hopkins Homes to provide the promised warranty in day 91 to 2 years.Unlike buying "second hand" you do not get to see the quality of what you are buying before you pay for it. But you are charged a premium for not seeing what you are buying before you pay. And, if you read the NHBC standards and the deviations from best practice that are tolerated, you may realise why developer builds in the UK are frequently so badly built. There is very little protection for the customer, despite what the NHBC state.

AVOID Hopkins Homes at all costs.

AVOID Hopkins Homes at all costs. You will struggle to find good reviews from those who have moved into one of their houses.Their customer care team do not respond and the repairs are not carried out in a timely manner or to a good standard. I have been without a shower for over two weeks with empty promises of when it will be fixed (and it has been leaking for over 6 months, causing a huge amount of damage). I don't have anything good to say about their builds.

Wonderful service at River Reach

We have been searching for a new build to buy for over a year now and we happened to be in the area of Mistley visiting family and called the sales office on the off chance we could pop by and take a look at the show home. We met with Clare who was extremely friendly and we fell in love with the development. We had LOTS of questions and she answered each one very patiently and honestly. We have now reserved our dream home and Clare continues to help us through the process of the purchase. She was one of the reasons we decided to buy on the River Reach development because she was so easy to talk to and friendly and it felt like no question was a problem for her which was great seen as we have so many questions! I would highly recommend River Reach for anyone looking to move to the area of Mistley/Manningtree and Clare has been an absolute joy to deal with

Just wanted to say a huge thank you to Jo at Kingley Grove! So helpful and patient with us, so much knowledge about the homes! Not the experience we have had elsewhere on our journey to find a new home…..such a shame that they don’t have anything that’s suitable for us at the moment..we can only hope that we end up dealing with someone as wonderful as Jo again when we do find our new home

River Reach Mistley

I echo the previous comments, Clare has been instrumental in assisting me to reserve my dream home. I had to travel a long way to visit the development and on both occasions she went out of her way to show me around existing new builds. Clare is professional, understanding and extremely experienced. I am very happy she is at River Reach to help and guide me along the way to moving into a lovely Hopkins Home next summer.

Mistley Hopkins development

I want to pass on some gratitude to Clare from Mistley. Myself and my partner are going through the process of buying a home at the Mistley development and Clare in particular has been very helpful, patient and understanding as we wanted a particular plot and she absolutely went above and beyond to help. Also her recommendation of Fiona (financial advisor) also very helpful. Very exciting times to come and look forward to working along side Clare and the Hopkins team to create my perfect home. Many thanks

I feel like the experience has been average, currently wouldn’t recommmend

I feel like the experience has only be ok, not brilliant and not something where I would recommend or rave about. Considering the amount of money that is being spent I would feel that there would be better customer service. We have felt rushed, a little bit of pressure and constantly told the chances of us losing the house. We had a lot of calls with the woman regarding the house and it did feel like the goalposts changed each time. It got to the point where we were going to walk away if they changed it again. I have several friends who have gone through the process of purchasing a new house and they have given better stories. I’m a bit disappointed and hope the rest of the process is better. Everything seems amazing but definitely wouldn’t recommend the customer service.

Above and beyond

Extremely helpful. Ann in the sales office has explained the process in detail and is always there to answer any questions I’ve needed answering. Hopkins homes stood out by a mile compared to other developers on the estate. Each house is built with care, and this shows with a 9 month build time, unlike other developers with a 5/6 month turn around time. It’s definitely worth the wait.

A positive experience….

My husband and I are in the early stages of buying a Hopkins home. We are very impressed with the quality of the houses and surroundings plus the professional and friendly approach of the sales staff, in this case, Mark. Good communication is key, which is recognised by Mark who provides the correct information and answers questions competently and readily. We are looking forward to the next stage in our lives in such a lovely home.

Shocking customer service

Shocking customer service, once you have bought the house and the first few weeks have passed they no longer care about you. I have been waiting well over 6 months for by back door to be fixed, the back door has a big crack and does not lock. They initially refused to do anything about this until I had to literally get the warranty certificate and shove it in their face. Now I just receive apology after apology and excuse after excuse over why they havnt been to fix it yet. Claiming there is a shortage, despite their clearly being enough doors for all the new builds going up around me!

Celia covering at at George's Place

Celia covering at at George's Place, Sprowston was our first contact and very helpful to us and went through the choices already picked and took us to site where build ongoing. Next visit we met Shaun Tate who went through all the paperwork explaining what was what with the house and surrounding areas and we reserved our property. We also met a man on site another time who told us where the garden boundary was. All of them a credit to the company. Hopefully a move in a few months.

The worst customer service I have ever…

The worst customer service I have ever dealt with. We moved into our new £650k ‘dream’ home 6 months ago. The heating didn’t work…and it was the coldest two weeks of the year. The temperature inside the house was just 7.5 degrees. In fact it was so cold that we had to get the ambulance out for my partner who suffered the most severe asthma attack. It took over 3 weeks for Hopkins to come and fix this. No offer of a hotel but instead a complimentary loan fan heater..for a 5 bed house..!! Six months on…we are still waiting for 7 new downstairs doors…as the gap from the bottom of the door to the floor is 30mm. We were promised these months ago..and despite several emails to customer services…not a single update on why they’re not ready. How can you get it so wrong..??And it doesn’t stop there. Our garden was literally a lake whenever it rained. Hopkins just didn’t want to know. After months of ‘fighting’, taking pictures, recording the rain fall, they finally put French drains in. But…I even had to tell them to come back and repair the fence..!! They still haven’t finished the rest of the job either..!! On speaking with the ground workers…they acknowledged when building the house that their diggers kept getting stuck because of the poor drainage. So they were told to remove tons of wet soil and replace with dry soil hoping that we wouldn’t notice. Just shocking..!!But the worse is I had to cancel some garden contractors…as Hopkins simply failed to show up on a date and time agreed to out the drainage in. No phone cancellation call…no apology…nothing..!! It cost me in cancellation fees and Hopkins are not interested in reimbursing me. Without doubt the most unprofessional business I have ever dealt with. In addition, Hopkins are fully aware of my personal battle with cancer, and they are treating me like crap. I should be focusing on my health, and instead I’m continually trying to resolve issues that have been going on for months. What a shocking and disgusting way to run a business. Hopkins you should be ashamed..!! I have repeatedly told Hopkins about these issues…and they just aren’t bothered.I can honestly say that I have never dealt with a company with such a shocking and disgusting customer service operation…and I will now be taking further action. My patience has gone.

Poor performance in after sale service

I brought my house nearly 2 years ago and initially the after sales service was very friendly and they resolved the small easy issues. When it has come to a roof trim falling off after 3 months, nearly 2 years later they still have not replaced it. The customer service constantly say someone will be in touch, but not once has anybody tried to resolve the problem. I now have to go to NHBC to sort such a simple replacement. Considering I'm still on an active building site I consider this incredibly poor service.

So far so good

So far so good. The "sales" process and reservation of our proposed new home has gone well. The sales manager took time to explain the complete process and show us the property under construction. He also kept us informed on progress of the reservation application. During reservation we were taken through all of the selection items and sites / property plans and answered our questionsA good experience
