Excellent Customer Service & Aftercare.

Jonathan, Ozzy and the Construction team at West Bergholt have been outstanding. Since completion, the team wen’t above and beyond to ensure our move was effortless.I would not hesitate to recommend Hopkins Homes. The finish and aftercare we have received has been truly remarkable and by far the best we have ever experienced.

Team(s) work!

I live abroad and needed to make my kitchen and flooring choices via Teams. Olivia at Fleetwood in Thetford was most helpful in describing the nuanced colours and helping me to choose the best colour combinations. She listened well to find out what I was looking for and made me feel like I was in the room, which in turn made the experience pleasurable.

House Purchase

I have been trying to purchase a Hopkins Home for sometime and when I first went to River Reach development and met Clare I found her to be most helpful from the beginning of the process right through to the moving day. We spent time choosing the kitchen cabinets floor covering ect and nothing was too much trouble and found her advice very helpful. Even after moving in we have kept in touch to make sure everything was satisfactory and it has been. Thank you.

I'd buy another one if I had the money.

We really love our Hopkins Home in Needham Market. The spec is great and the design of the development has clearly taken in elements of the surrounding areas. It's so pretty and peaceful here. From the first phone call to the present day, nothing has been too much trouble and any minor issues have been dealt with very quickly and professionally. The site teams are considerate at all times and I wouldn't hesitate to recommend HH. Any reservations I had about buying a new build are a distant memory.

Thank you Hopkins Homes!

My partner and I have just moved into our first home at the St George’s Park, Needham Market development. We are absolutely delighted with our new home! Our sales consultant Katie was fantastic from start to finish. No question was too much trouble and she was always on hand to help us. We were kept in the loop from the point of reservation to our move in date with lots of updates, big and small, as to how the house was progressing. As first time buyers, she made our journey so easy and fun and gave us total reassurance when we needed it. Thank you so much Katie for everything you have done, we love our new home!! Another thank you to the site team at Needham Market who have been so helpful since we have moved in, nothing is too much trouble and they are such a friendly team!

A thoroughly wonderful company to deal with. Mark has been an absolute saint for us, especially as we are first time buyers. His insight and knowledge have really helped us out, and it's great to know that he is there as and when we might need him. Our questions have been answered quickly and thoroughly, and the process so far has been extremely smooth. I highly recommend Hopkins to anyone looking to buy

Hopkins Homes Ely

Moved into new Hopkins Homes house in Ely last November and couldn’t be happier. House is of excellent quality with a lovely flow. My house is semi- detached and very impressed with the sound proofing as never hear my neighbours. I’ve had a couple of minor snags which have been all been dealt with even though not urgent so can’t fault the after care service. Building work is ongoing but workmen are really great and always polite. Very happy I chose Hopkins Homes.

Excellent build quality and customer care. I never thought I would buy a new build but the quality won me over, absolutely love my new house at Chitts Hill! The whole buying experience was managed so professionally, such a helpful sales consultant and customer care too. Although building is still going on the building team are all so helpful and friendly, it makes a big difference. Would highly recommend.

We’re no longer warped and twisted!

We were initially very disappointed with Hopkins’s stance regarding our warped (green oak) mantlepiece. Following discussions with their new customer service manager a compromise was found that suited both parties. Hopkins Homes sent out 2 fitters yesterday to remove the old beam and install a beam that we had sourced. Both guys were hard working, polite and cheerful (despite the heatwave), carrying out an excellent job and vacuuming up afterwards. Delighted!

I’ve not yet moved into my Hopkins…

I’ve not yet moved into my Hopkins Homes but am due to do so on Monday 4th July 2022. Today is Friday 1st July 2022. Even so, I thought it important to write my first review and if things do get better, which I hope they will, I will update it in the future. So, my issue has been that I live some way away from where I am moving to. Due to this, I’d agreed to pay for the Hopkins Homes to carpet the bungalow throughout. I didn’t have the capacity to go back again to arrange a local carpet fitter. The sales lady told me I would have to pay when it was ordered which I’d said was ok. Hopkins never asked for any payment and the weeks went by. I was promised a fortnightly update which hasn’t happened but I understood of course that people have busy jobs to do. When the solicitors completing statements arrived, I thought the carpet may show on those but it didn’t so I expected then that Hopkins would invoice me and didn’t think for one minute that the carpet had not even been ordered. Yesterday, the sales lady called me to ask me if I could remind her what we had agreed about the carpet. Was I sorting something out or had she agreed to order it! Thankfully the site manager had gone to ask her what was happening about the carpet. So, two days now of frantic emails, calls and messages which have ended up in my sourcing a local company ( couldn’t have been more helpful, thank you Manningtree Carpets ). It’s not the carpet I ordered but that’s fine, it’s a carpet at least! Hopkins suggestion was that I move in on Monday and then carpet later. you can picture the scene I’m sure! I’m a lady on my own, not young and have two small dogs and am doing this move alone after losing my mother at Christmas whom I lived with all my life and cared for intensively for the past two years. Eventually, the kind local carpet people said they could fit the carpet on Monday morning if they could get access for 7.30am. I hoped that would have been allowed but then, the sales lady said that I would have to go an inspect the bungalow before they fitted it in case any damage was done and it wasn’t Hopkins fault. I said I could do that, and Hopkins didn’t reply or call me back. Following this up today ( no call from Hopkins again ), the sales lady accused me of not paying when it was Hopkins fault for not ordering the carpet of asking for payment as they had said. If I’m at fault then I’ve learned it’s bad use you have to do all your own follow up, at least on the development I’m going to! The funny thing was that yesterday, I did out of courtesy say to the sales lady that I would take things further as this shouldn’t have happened at all. I was asked not to as it would ‘ get her into trouble ‘. That wasn’t my intent but when I was accused today of not paying for the carpet hence my fault this has happened, I was aghast! I’m now dreading my move into this bungalow. I feel it’s going to be fraught with problems and when a problem happens, of course, I have to go first to the sales lady. What a great start! Never ever again, please think twice especially if you are on your own.

Zero customer service/aftercare!.

After moving into my brand new Hopkins home in Nov 2021 I was initially delighted. Penny and Katie from the sales team were great. However, very soon the rose tinted specs came off and upon having a few reasons to contact customer service, regarding a few 'issues' in the house, it quickly became apparent that there was ZERO customer service aftercare. I am suffering from serious water flooding in my garden. I paid nearly £1200 to Hopkins to lay turf, but it was laid very badly, over the existing rubbish left behind after the build and without any drainage or rotivation of the soil. Unfortunately this has led to the clay soil underneath compacting and water just collecting and pooling on the surface of the lawn, even 6 months later. I planted 40 Laurel trees all 7ft high, 15 of which are now dead all along the rear boundary where drainage was meant to be. Hopkins are not interested even despite admitting that the landowner who sold the sold was liable to install a drain at the rear of my garden which he has not done, and appears to have no interest to do. I am now in the care of Holly, PA to the land director! I am getting nowhere!! In frustration, I am now having to sue Hopkins myself as my garden is constantly flooded and always will be as there needs to be drainage or a soakaway in my garden. Basically they are not interested, and blame the landowner, so I would be aware if you are buying to read reviews and research carefully. The houses look lovely, and inside mine is. However, the estate I live on has like other reviewers mention, 'wildflower areas' that are full of weeds and discarded toys that people have just abandoned there, and a general lack of care that is not reflected in the quite high price we pay for our annual maintenance of the estate grounds. Finally though, the tarmac on the roads is complete. I believe residents have been living through that nightmare for the last 3 years!.

RIVER REACH- Mistley- AVOID AT ALL COSTS

RIVER REACH- Mistley. If I could give 0 stars, I would. Absolutely terrible company. I moved into one of their properties 16 months ago and issues are still outstanding. They don't answer their phone lines and ignore your emails after their initial response. The majority of residents on the estate have had or are still having issues. Do not move into a house at River Reach- terrible staff and multiple outstanding issues.

Five years and still waiting for Hopkins to resolve the problem

5 years after moving in to my new build in Framlingham and I am still waiting for them to resolve the exterior render issue. Year One the areas where peeling paintwork was an issue was corrected. It lasted 3 months. Year Two Hopkins Homes subcontracted the work to a 3rd party who managed to seriously damage large areas of render. Year Three - they couldn't correct the exterior issues due to "Covid" - although they did correct some small interior snagging without Covid being a problem. Year Four - In spite of my phoning/emailing at least once a week they used every excuse and blamed the original render Company (who they'd reappointed to do the work) for their failure to attend the property. Year Five - Promised it would be done end of April. Beginning of April I contacted them for a date, and I am still waiting. It is obvious to me the original Contractor they've 'engaged' to do the work, doesn't want to do it. I am in contact with Customer Care on an almost daily basis and we are no further forward than we were at the beginning of April. It is simply repeating the pattern of year four where the work wasn't done. Sadly, whilst the homes look nice, if you have a problem then they simply don't want to know, or are unable to resolve it. Hugely disappointed. I would not recommend them

It all started so well … beware new buyers!!

I’m a resident on the Melbourn Kingley Grove estate. Moved in 15 months ago. Started off well but the customer care in the last 6x months from Hopkins Homes has been appalling. Broken doors not getting fixed, supposed “wild flower meadows” in the estate left as rubbish filled wastelands, dying lawn areas because they are laid on rubble, rubbish constantly blowing in from the messy site areas - all of which never gets resolved. Beware new buyers!

Kingsfleet, Thetford - What A Turnaround

After what started as a nightmare with the original salesperson at Thetford and us pretty determined to not buy a property, we was fortunate for whatever reason to then be contacted by a new sales person (Olivia Haldin) at the Kingsfleet development - that completely changed our experience! Couldn’t fault Olivia and her communications throughout! Even with minor hiccups, there wasn’t a mass panic/stress and swiftly resolved! We would highly recommend Kingsfleet and Olivia as we can’t fault either :) Alex & Jenna
