GoogleI used GTH for estate agency services to sell my house (small 2 bed terraced property in a good location in a town) and as letting agents while renting the house as the house sale took longer than anticipated. The house was valued at a higher value than I think it was worth given the housing climate as there was not much interest and I ended up accepting a much lower offer. One house sale fell through which was not helped, in my opinion, by the estate agents. I did not have one estate agent who managed the sale but 3 members of staff which made it difficult to know who my point of contact was when I needed to chase for viewing feedback and other updates etc. I also used GTH as letting agents which was an awful experience. Communication was not great and I felt like I needed to chase for updates and answers to queries as I was new to being a landlord and renting a house. When work needed doing to the house (repairs, maintenance, landlord safety checks etc) the consenting process seemed difficult and it didn’t feel like I was getting much of a service with GTH advising on what needed doing and when in a clear concise way. When non essential quotes were being sought the usual thing is to seek 3 comparative quotes for the customer to select from but this was not the case and I ended up having to get quotes myself despite paying a management fee to GTH. Overall I did not have a good experience myself and would not recommend GTH to others.

We are disappointed to read your recent review of our sales and rental department. We appreciate you taking the time to let us know your thoughts and apologise if you felt that you did not have a main point of contact during the course of your sale. We find that it is useful to have a couple of staff members involved in the sales process so that in the event that the main point of contact is unavailable, we will still be able to provide assistance should it be required. With regard to launching your property at a higher level than you considered necessary; before attending a valuation we always complete local property comparisons, while also taking into account movement in the house price index and economical conditions so that we may place your property at the correct level. These results are then discussed with the vendor at the time of valuation. I can assure you that every opportunity is given to our vendors to adjust any aspect of the brochure they may not be happy with, including the guide price. It was unfortunate that your first sale was abortive and we appreciate that this can be frustrating, however we were pleased to agree your property again soon after and progress it successfully through to completion.
We apologise if you felt that we were not involved with gathering non-essential maintenance quotes during the rental process, however we have evidence of a long string of email communication between yourself and our team.
