TrustpilotAvoid gleeson at all costs
Avoid gleeson at all costs, don't like fixing problems, houses are chucked up built to a very poor standard. Never ending problems. Gas leak, mould, missing drainage of the garage, next doors garden built too high against my garage causing leaking, concrete redone 3 times all over for the floor. Blade left on the floor for my dog to run around with the list goes on

We really appreaciate her quick responses to any of our enquiries. we hope to move in in November but our experience with Gleeson because of Sharon is great.

TrustpilotDishonest, greedy, coniving.
Gleeson’s have very dishonest from day one.Every time they claim something is “company policy” what they mean is it is about making money for the company and quite often illegal.E.g. they illegally tell you that you have to use their chosen mortgage advisor for pre-approval and their solicitors.DON’T DO IT!They have covenants in freehold properties that:-ban any extensions or “erections” on the property-ban commercial vehicle from the property, so get stuffed in you drive a van.-ban non-immediate family from living in the property-ban building fences around your front gardenGleeson’s claim these are all about protecting the image of the estate, but really they are just about making money, because Gleeson’s will charge £250 for an request for an exemption from the covenants. The worst thing is that most of the covenants have NO EXPIRY, so even in 100 years time, you or whoever you sell to will be paying Gleeson’s for permission to paint your front door a different colour. The true extent of the restrictions and costs are only made clear when you get to the contract stage, by which time you may have already wasted a month or 2.

TrustpilotGood Developer with Excellent Sales Consultants
The 5 star rating is for their excellent sales consultants, Sadly despite all my best efforts to acquire a 2 bedroom home at Balderstones in Rochdale this was not to be, I sold by property and made myself a cash buyer, Also I was a recently retired key worker, It is simply to hard to get a smaller home in the Greater Manchester area with Gleeson. It's first come first served. So if you are considering downsizing and doing the same you will be unlikely to succeed in this area. They are a good developer and of a good quality and finish, But my 5 stars go to the excellent sales consultants they have. Alicia at Balderstones was excellent informative and really knew her job and never over promised. Sue at Spring Mill and Paul at Hill Top Park and Phil in the Sales Hub were all very helpful. I hope Gleeson appreciates how good a sales team they really have.

TrustpilotDO NOT BUY FROM THESE PEOPLE
Where do I start with this company… this is how they treat Key Workers which we have found disgusting the amount of stress and heart ache this company has given us is unforgivable. We initially walked in the Hays Park site in Halifax to take a look at the show homes in which we was told the houses would no longer be built in brick, and these would be now built in Stone and this for us sold the property especially for the price. However, to further find out (which we had to inquire about ourselves) it’s not Stone but actually being built from Artificial Stone which is a completely different material and if you are unaware Artificial Stone is concrete and after time it bleads the dye through the material. We put our reservation fee down for the property and added the orange dot on the development plot we was purchasing. We then had to ask about the Artificial Stone to the Sales assistant in the office, which we felt lied to and to be mis-sold information about the property we were upset as first time buyers to be told mis-information on the property we fell in love with. When we went over the plans for the build, we was told incorrect details about the storage in the house as we had to travel to Sheffield after this to look at a show home of the same build to find the storage was there in the property. The Sales Assistants in the office should be aware of all the details of each property they are trying to sell people but in our case we felt lied to yet again. Therefore, we made a complaint to the company explaining each detail of the issue and that we wanted clarity on aspects of the build which could essentially affect the sale of the property. We then received an email with a so called apology for the experience we had been provided and that the best option would be to withdraw from the sale. We then made a call to the Sales Manager to which we made her aware that we still wanted to proceed with the sale but wanted our issues to be known. We were told that they don’t not want our business and they were happy to proceed and meet us at the site for our options meeting to make sure every aspect was clarified. We then sent the Sales Manager an email explaining each additional extra that we required in the property. At the end of the email we asked if it would be possible for a gesture of goodwill for the experience we had been provided with as there website states “they take every complaint seriously”.Before we received any correspondence we went to the site with our parents to discuss the issues at hand and felt these had been dealt with and we was happy to proceed. We then received another email from the Sales Manager stating that they would no longer be proceeding with the sale and would be withdrawing the sale. We then wrote an email back explaining that we had spoken to the site and was happy that our issues had been resolved and that we did not wish to withdraw from the sale. We received an email back saying that the Sales Manager was on annual leave for a week so they knowingly sent this email so that we could not resolve the email we had been sent. We booked our options meeting for Sunday at 3.00 with the Sales assistant. It came to Sunday and we was very excited on deciding our options for the house. However unbeknown to us we got a phone call at 10.30 on Sunday (bearing in mind they had all week) from the Field Sales Manager explaining that the meeting had been cancelled and the plot sale had been cancelled and passive aggressively asked me for my bank details so they would refund our reservation fee. As the office was closed and the Sales Manager was still on annual leave we had to wait until Monday. I repeatedly called them directly as to which they ignored all of my telephone calls and emails. Eventually they answered the phone to which she belittled me, practically laughed in my face and was also very aggressive towards me and she eventually hung up on me when I asked for her managers contact number. This company has discriminated me and my family for making a valid complaint surrounding them mis-selling property’s. I would be very careful purchasing a property from this company as they will with-hold vital details about the property you are purchasing. Every person is entitled to make a complaint to any company out there, yet we have been repeatedly ignored or laughed at by this company. They do not care for customer service and if you have a complaint before you purchase they will withdraw from the sale because they cannot deal with complaints. The Sales Manager and Field Sales Managers are both rude and vicious the way which they have dealt with our complaints. This has completely put us off new builds and we would NOT recommend using Gleeson Homes as they DO NOT CARE about your issues. In hind sight I feel we have dodged a bullet with this company and they have done us a favour.

TrustpilotDo I choose Gleeson or not?
I've had to choose 3 stars here just because I had to pick to write something here.I haven't actually bought a Gleeson home yet but really interested in one of their developments. I understand there are always good and bad reviews with most things, but what concerns me is the amount of bad reviews once you have signed and moved in. I have bought new builds before so completely get there will be snagging list, but these reviews really highlight how difficult and frustrating it will be to sort these out to our satisfaction. On the fence with choosing Gleeson at the minute!

We would recommend that you visit the development that you are interested in and discuss with the team on site your concerns as well as have a look at our homes. In ongoing independent surveys that we carry out 90% of customers would recommend; unfortunately they don't always take to Trustpilot. Kind regards.

The experience I have had with buying a Gleeson home has been the worst decision and head ache of my life. I have bought a house that is built on an angle. The brick work is appalling and is not built straight up within 8mm the legal requirement. I have reported it in my Gleeson account where I can report defects but I have reported it and reported it over 2 month period and nothing has been done about it now the site has been completed all the builders have went. I have been treated very badly and they have not fixed the problem they told me they would fix. I have given up with trying to get the issue solved. !!!!STAY AWAY FROM GLEESON THE HOUSES ARE THROWN UP AS QUICK AS THEY TAKE YOUR MONEY!!!!

We've had an amazing experience with Gleeson (Hill Top). Sharon has talked us through and been with us every step of the way plus weekly updates to let us know where the build was up to and if there were any delays. Such a smooth process. We moved in a week ago and it was completely stress free, we got a tour and demonstration the week before and have had nothing but help from Max, Neil and Sharon since. They have popped in several times to see how we are and have fixed any snags immediately.Such a great experience, lovely to go through this with and would 100% recommend

TrustpilotAbnormal Profits AVOID
We were going through the process of buying a Gleeson Home and visited a number of their sites as they seemed like good value. All a bit unfinihsed looking but...Then we saw their recent accounts just published in which they state the following:Number of homes sold 1,812Average Selling price £145,800Profit per House £41,600That level of profit on low value houses just seems massive and much greater than other housebuilders. Assuming their accounts are accurate (They're audited) and that they pay their workers and suppliers fairly - then they cannot possibly be building houses properly at this cost.It made me suspicious that maybe their houses don't comply with the very stringent Building Regulations.£41,600 average profit per house just seems too high to me for starter homesSomething's definitely amiss

Moved into our 3 bed semi (Tyrone) at the end of August. We absolutely love it!! My other half has worked in the trade for 8 years and couldn’t spot anything during the final inspection. Sales advisors and site managers have been amazing with us. Any little issues site managers Joe&Andy are there to help, for example there was a leak in the bath and they sorted it straight away. We honestly can’t complain, we’ve had such a good experience as we were expecting teething problems like there always is with new builds. We love our home so much, from the layout, the garden and the area.Thankyou Gleesons for helping us be home owners at the age of 23&24.

TrustpilotCarmen at Conrad Court, Rochdale is a diamond!
This has been our first home, it was a difficult time through the lockdown and everything else to save up the money, so we were very cautious about using the help-to-buy scheme/ a new build since we knew how much we had struggled to save up the money for the deposit. We naturally went online to read reviews and yes, we saw the negative reviews about gleesons. The thing we realised is that there isn't a single building company in the UK that does not have these exact same sorts of reviews. So instead of looking online, we made a habit of regularly popping over to the site and speaking with neighbours and people who had already moved in. it says a lot about the neighbourhood that everyone was so friendly and open to chatting with us any time we went. This gave us much more confidence to go with Conrad Court and work with Carmen. Every single person we spoke with said that she is an absolute diamond, really helpful and someone you can rely on to always have your back. Yes, a few mentioned issues they had had with building work, but they said that Gleesons did come and sort it out, it's not anywhere near as bad as people say online, and that it looks like rival companies are writing negative reviews. From our first interaction with Carmen to completion, what I appreciate most about her is her "no BS" approach. She has always been honest and upfront with us never tried to "hard sell" anything or force us to buy any extras that we didn't need. There have been (very minor) hiccups along the way such as delays due to a shortage of materials from the EU etc, but Carmen has always stayed in communication with us and kept us informed. There have also been mistakes that we have made and a bit of flip-flopping with decisions that were always met with nothing but patience and her usual jolly attitude, never making us feel bad. Things will always go wrong, I accept that, and what I always prefer is being told upfront instead of having to chase or get to voicemail after the fact. I can say with my hand on my heart that I've never had to chase Carmen if I have had any issues, and I would say 99% of the time, she has proactively rung us ahead of time to let us know. In terms of the actual house - it's good. Let's be honest, we are buying a house at the lower end of the price spectrum, so we were never expecting something out of MTV Cribs, but the things that matter are all in order. The 10-year warranty is perfect because according to the neighbours who have lived there for a year or more, so long as you don't do anything dodgy to void the warranty like doing building work without planning permission, Gleeson will just come out and fix the things you highlight. I am happy with the house, its build quality, the whole process from reservation to completion and am confident about the customer service going forwards. My main advice to any potential homeowners is twofold - The agent (Carmen in our case) makes a massive difference to the journey, so pay attention to what people say about them, and if you like a plot, before you make any decisions, just walk around and chat with the neighbours what their experiences have been. If you don't feel comfortable wandering around an area then that is an answer for you also. I can say that Conrad Court/ Hill Top are really great areas where you can go up to anyone and just have a chat with them. We have a toddler so obviously, we were very cautious about what area to live in, that he would be safe in, but we feel like he will love it here.

I’m currently in the process of buying my first home. Ever since Gleeson started building on the Rainsborough Park development I knew that’s where I wanted to buy my first home. I first went and enquired about the new phase that was due to be released back in April. Sharon the lovely sales lady there took all of my details and kept in touch with me to keep me informed of any updates. The customer service that she provides is above and beyond. The reservation process was very straight forward, with being a first time buyer I didn’t know what to expect with the whole process but sharon has being an absolute star! I receive weekly updates and photos of my plot (I’m forever grateful for this as I can’t get close enough to see my plot myself). Sharon is always at the end of the phone to answer any questions and always has a very welcoming smile on her face in the sales office. I can’t thank her enough for everything her and Gleeson have done for me so far, without them I wouldn’t have found my dream first home!

I am currently in the process of purchasing my Lisburn at Rainsborough Park. From my initial enquiry back in April I have had nothing but helpful and friendly communication from Sharon. I enquired about the development initially about a 2 bed. Following the recommendation to contact meridian mortgages it transpired I could easily afford a 3 bed property.I contacted Sharon detailing my new revised budget and was advised of soon to be available properties. I reserved my home in May, I receive weekly build updates and photos. Sharon is always on the other end of the phone for advise or guidance. I cannot fault Gleeson at all, the process has been so straightforward up to this point. Hopefully I will be in by the end of November! Thank you Sharon, you are a true asset to Gleeson.

TrustpilotDo not waste your money buying a gleeson home!!
If you want to keep your sanity never buy a home from Gleeson Homes! It has been the worst mistake we ever made. We knew buying a new build nothing was going to be perfect, we accepted that. But we did not realise the last 3 months would be absolute hell. We have lived here since the 21st may 2021 and there has been 4 different site managers in this time- not that we actually get informed of this. They just disappear and you don’t get a contact number for the next and there is no one to contact about your issues (which are constant). We have had constant issues with our drains since the day we moved in. We have video footage of an outside company stating what is wrong with our drainage system- but due to his report saying the drains met NHBC standards, gleeson have decided to ignore the footage and the site manager who was told the issues at the time has obviously now left. We have had gleeson publicly humiliate us to our street by sending out a letter stating the drain issues are caused by nappies, baby wipes and nappy liners- nobody else on our street has a baby, apart from us. We have never put any of these things down the toilets. Our toilets are constantly filled with brown gunk, our house constantly stinks- a great environment for a newborn baby. I have had over 20 different instagram home accounts message me and tell me they have had similar drainage issues and Gleeson Homes blame it on baby wipes. We have family with other new build companies and the customer care has been nothing like this. This company does not care, do not give them your money do not buy a house from them I can promise you, you will regret it. Disgusting company.
