TrustpilotBeyond poor!
Appalling customer service and beyond poor workmanship. My house has had hundreds of issues ove the last year (I am not exaggerating)! And there are things from my snag list 14 months ago that are still waiting to be rectified. Customer service is slow.Quality of build is appalling.Attention to detail is non-existent.Workmen are sub standard.I now have my nhbc documents to start formal proceedings against them.I will be advising all buyers to stay away from these cowboys!!

TrustpilotBuyers with disabilities beware
Terrible company/people. Very upsetting experience dealing with Gleeson's customer care. Threatening letter sent to a elderly (60) customer/resident with limited mobility and partial site about bins being in breach of some covenant, despite the bins not obstructing anyone being placed in front of the garden gate for easy access and numerous other residents having bins in similar places.Gleeson’s cannot fix a chipped tile or replace a plug for a kitchen sink but are fully prepared to write threatening letters to vulnerable people about bins. Please, please do not buy a Gleeson home.

TrustpilotDo not buy a home for this builder
Do not buy a home for this builder. In the past year I have had a list as long as my arm with regards to issues with my home. From flooded garden for over 4 months. Looked like a swimming pool. Soil that you couldn't grow anything in as it was solid with clay and builders waste. Heating that still doesn't work right. Cooker hood that works as and when it fancies. Building rubble under carpets. flooring very poorly fitted in every room. My neighbours house has mould, the fix for this was to wash it with bleach and paint over the stains. Shocking that it came back. Poorly fitted doors. Drafts from Windows and doors. Beyond disappointed with the while experience.

TrustpilotM J Gleeson ignore the law
I am living in a house built by M J Gleeson in about 2005/6 and managed by Mainstay. I pay an annual fee for upkeep of communal areas but this has never been done. Letters to Mainstay result in no response, as do attempts to contact Gleeson. There is no democracy: I asked about residents' groups etc. and was just told it doesn't exist and can't be created. Eventually, in September 2020, I instructed a solicitor to buy my freehold from Gleeson and Mainstay. Nothing has happened in over a year and Mainstay and Gleeson have not met legal timescales - I've been told this is now litigious in my favour. I can't believe I'm begging two companies to give them thousands of pounds and they can't be bothered to respond or or administer it and think they are above legal precedents and deadlines.

TrustpilotDuring a slightly windy day 4 fascia…
During a slightly windy day 4 fascia boards fell off my roof narrowly missing myself and my 18month old grandson . As you can imagine I was not very happy as this is the 2nd time this has happened in a year . The first time this happened the roofer that turned up told me the fascia boards were not fitted correctly. I contacted Gleeson homes about this matter to be told I would have to claim on my house insurance. I was fuming and My reply was if I’d Av known when the weather was bad I’d have to pick pieces of my roof out of the garden I wouldn’t have bought the property. I don’t know what roofers they use but they should be on rogue traders Gleeson homes after customer care is shocking . Steer well clear of these cowboys as all they are interested in is getting your money and over charging you for optional extras any decent handy man would do at half the price .

TrustpilotGood luck to any future buyers
Sales process was outstanding. From reservation to day of picking up keys, couldn't fault it. The minute I got those keys, the trouble began. My house had no flooring, nails everywhere. With 2 small children this was unacceptable. Some excuse was given about carpet company not making it etc... was promised it would be rectified and they're sorry... short lived apology. They offered to pay a month's rent for us and turf the garden as a goodwill gesture due to the house being uninhabitable and we could've been homeless. We agreed. Kitchen, living room and porch floors had to be screeded as they were uneven so set us back even further. Didn't move in til 18 days later when we finally had floors to walk on, but the house never had a clean prior to this. Meanwhile, I had an independent building inspector check the house - 75 faults found. While he was there, they turned up to do an air permeability test - this is illegal and should have been done prior to the keys being handed over. Weve been lied to, patronised and insulted by higher customer care teams that have never even seen our house or the problems that have occurred within it. It took 7.5 weeks for the turf to be laid. 9 weeks from getting keys and we still have numerous issues including still waiting on gutters being fixed as every one of them is leaking causing my front garden to sink. The site team asked for a four week extension on our build and that was denied. Would have preferred if they told the truth and took the time to finish the build properly as now I have a sign in my window warning prospective buyers. It will remain in situ and get bigger every week til the problems are resolved and a solution is found. Overall, customer service and higher management need to take a look at themselves. Been treated like lepers when we only wanted our house finished - its our first owned property. Will never buy gleeson again and the sooner we're done with them the better

Absolute nightmare of a company!!!!!Customer Service……..well to be honest there isn’t any. Fabulous to you and can’t do enough when selling to you - once you are in your house they dismiss you so quickly!!!Apparently you get two years aftercare for defects - don’t bother as they decline major issues without even investigating.I would certainly not encourage anyone to purchase from this cowboy firm - their standards are not very high that’s for sure - very poorly built!!

TrustpilotI purchased my house from Gleeson over…
I purchased my house from Gleeson over a year ago. At first the any issues were repaired and resolved immediately. The site manager Terry was amazing. However since he has left there has been 3 different site managers and any issue I have raised have been left an not repaired. There is a vent in my roof that has not been connected an each time it rains it rains into my loft an on top of my en-suit which is now all damp and growing mould.. my kitchen tap is falling off, the work tops have got huge visible lines at the joins which I’ve been informed is my maintenance. If they had bothered to send someone to look at the worktop they would clearly see this is defective workmanship. The level of customer service I’ve received from someone called Megan the customer service coordinator is a joke. She is not interested an each time you try an ring any number to actually speak to someone the number is engaged. I would of previously said the level of service was great when any issues where resolved however it seems now that I’ve been in the house a year they do not want to know about any issues that may come up.

I have bought two houses from Gleeson homes and I would definitely recommend them. The customer service is brilliant and the very quick to help sort any issues out that you may have. The price of the house and the quality are great and a great first step for first time buyers or people wanting to get onto the property ladder without it costing them an arm and a leg.I had a problem with my drive when I first moved in and I contacted customer service and the next day my drivers been tarmac so it was easy for me to get on and off. Any snags I had in my house on final inspection were also all completed to a high standard come moving day.I have and I will carry on to do so recommend Gleeson homes to friends and family and anyone looking to get on the property ladder.

TrustpilotWarning
Having dealt with different personnel at every level within Gleeson, I can confidently say this company does not care about customer service or the quality of their homes. I was warned about buying with them, so please take this as a warning. Perfect if you want to get on the ladder quick, but at your own risk; you will encounter many issues and they are not interested in resolving these for you once you have the keys. We now resolve all issues ourselves and have been in less than a year because we don't trust them. Rude customer service team who no doubt will comment below this review asking me to email them with more details, but then won't reply or give a half-a*sed response in private. Will never recommend.

TrustpilotThe biggest nightmare
The biggest nightmare !!We reserved a plot at leadmills walk in December 2020 we where so happy to finally get on the property ladder (first time buyer)We had to travel 40 mins down the road to meet the sales advisor wich was not aProblem at that time that was the first time we been told that the completion date will be pushed back we thought ok no problem went ahead with the solicitor everything was ok then 4 weeks later still no progress 4 weeks after that no progress then we been told October November December 20 could be the new date for completion (original date was June July 20 ) we thought ok maybe by chrismas 20 we will be in our new house to then been told again there is a delay nowJan-March 21 between that time no communication from Gleeson at all I had to phone all the time to been told sales advisor is ill or holiday.finally we seen progress on the building stage had a visit to the site wich (yet again I had to phone themTo ask when that site visit is gonna happpend)We should of had weekly updates yet again we didn’t so buy that point the solicitor was ready for exchange we thought amazing So we got a phonecall for another side visit so we thought but we couldn’t attend the site visit so Gleeson said they will phone us wich they did. To tell us they will de-released all of the houses as they can not commit to exchange date (in the mean time they still building on the houses) so there we where with no house and mortgage that was no good anymore they offered us £1000 as compensation and to pay the lawyer fees but there is no compensation as such as we paid out over a £1000 and the solicitor fees are still outstanding Gleeson pride themself in helping forces and NHS to get there first home but thanks to Gleeson we don’t have a home just a outstanding Bill .

TrustpilotA year of waiting for them to cancel all reservations.
Well where do I start…I reserved a Gleesons home last Dec at a new site. Nothing happened on the site for a while and I accepted this due to C19. We finally got to meet a rep and had to drive 40 miles each way to meet her. I suppose it’s not a drama as we’re buying a house right….. she informed us of the expected build date and went through the plans. At this point we had a mortgage accepted and our deposit paid to the solicitors. The build date was pushed back again……….However approx 2 months ago we had a site visit with the rep and the site manager. Both were extremely happy with the progress and told us they were confident that the house would be built outside by Dec and inside by Jan…. Finally light at the end of the tunnel and bricks were being laid.2 weeks later we had to have another meeting at the site. I couldn’t attend due to work but my wife went. At this point we was told that all reservations was being pulled due to the customers best interest and we’d get our reservation money back!!!! After 10 months of waiting and making plans and having everything in place. The house is pretty much nearly ready for the roof to go on now.At least 10 families have had their time wasted. I genuinely can’t wait to see how much these houses get released back at to see who’s interest it actually was.I can imagine that this review, like their emails, will require 10 working days to be replied to.

TrustpilotFriendly site team
I live at plot Sutton Heights with my family. We have a toddler, Theodore. I'd just love to pass on some feedback on his behalf in regards to one of the site managers, Alex. Everytime Alex passes and Theodore sees him, Alex always makes the special effort to wave to him or does something that makes Theodore laugh. Any time we have had a problem and Alex has come to fix it, he's always took the time and effort to go the extra mile with him. To the point now where Theodore goes to the window to look for 'Alex Builder Man'. I would just like to pass this appreciation on to you in the hope that acts of kindness are appreciated within your company. He is a real credit to you and it really does make the difference having staff such as Alex who go the extra mile to be kind like this.

TrustpilotCowboy builders, don't buy from this company
Bought on Danepark in HullGood points = The sale of the house went smoothly, I was kept informed of each stage and the house was ready on time. The houses are well designed, I have the Kelly and the only thing I would change is the position of one of the light switches. The streets are well designed with houses spread out rather then squashed together.Bad points = Built very quickly so expect lots of defects. The promised aftercare doesn’t exist and there is no communication between staff and owners. I have had nothing but problems since moving in, the plumping was done so badly in my house I’m on my third plumbing leak. Within a month my kitchen floor flooded, because of bad plumping, it was dealt with straight away, however I needed a new floor, 2 months later Gleeson had still not sorted this, I had to take over dealing with the carpet company because Gleeson were useless, eventually I got a new floor. Some defects I had to nag and nag for 4 months to get sorted out. When I complained to head office, it took them 3 weeks to get back to me. I have had trees left in at the bottom of my garden that should of been removed as they are about to break my fence already, I have been told they will be removed but no communication as to when. I had another plumbing leak 8 weeks ago in my bathroom, which was sorted but I am still waiting for Gleeson to repaint my sealing and reseal my bath, I’m tired of asking for this to be done. Now I have another plumbing leak in my downstairs bathroom, this has been leaking now for 6 weeks, the plumber came did nothing, I keep asking for it to be sorted but get fobbed off each time, so now I have a sink I cant use. Honestly I’m exhausted at having to chase this company for the aftercare they promised, I completely regret buying from them, this was my first home and Gleeson have turned it into a negative experience. Once they have your money the customer service stops.Update 3rd November 2021: Rating has gone down to one star, 3 weeks ago i woke to find all my sewage all over my front garden, it took 4 days for the site to get a sewer man out, and the cause was down to the builders leaving a bung in the end of my sewer pipe so nothing could drain away into the main sewer, yet again another fail by gleeson, and not one person from gleeson has even apologised. Gleeson building sites are full of cowboy builders, save your money, buy elsewhere.
