I don’t really know where to start! We bought our house in January 2020, however, we didn’t move in until November 2020 due to issues around Covid but also the site managers lack of urgency. This site manager was number 4 though! We’ve had nothing but problems with this house ranging from a tap that leaked, to the bath leaking through to the kitchen ceiling four times. We were told each time it was a different issue and that it wouldn’t happen again so as you can imagine our upset and disappointment when it did happen again. We’ve had general problems such as wonky radiators, screws in the driveway, this hasn’t just been us who has been affected our neighbour has had problems with their heating where there program downstairs controlled upstairs and vice versa. However, the cherry on top of the cake is when our patio doors wouldn’t close or lock hence leaving our house and the back of our house unsecure. We contacted our site manager and customer care manager on number of occasions and couldn’t get through (I have become quite acquainted to the voicemail now), when we did manage to get through there was no urgency or understanding of the severity of this issue. We were simply told to tie the door together, can I remind you this happened at night and we couldn’t lock the door. This then leads me onto where I took a day off work as I was promised that a company will come out and fix the door the next day. I rang at 8:30 to confirm that this was still going ahead which was. I’ve then waited around all day I’ve contacted the customer care and site manager myself to chase the company and their response was we can’t get through to them either. They then also told me to go and walk round the plot to see if I could find somebody, While doing this our house would be unsecure.I’m now writing this review with a door that still doesn’t close, however, myself and our neighbour have managed to lift the door up and secure it in place.I just want to add that I believe your labourers deserve more respect and appreciation from higher up and want to express my appreciation to all of the labourers who have gone above and beyond to help us with this issues when no one else would. I’m really disappointed with the service that Gleeson provides or doesn’t actually provide and as for customer care and after-care it’s non-existent. They will fill your heads with whatever you want to hear and once they have your money they don’t care!I’m not wanting a reply or acknowledgment because from past experience it will just be an excuse of a comment saying customer care will be in touch, and to be quite frank I don’t think it can be called customer care when they show no care and consideration.

TrustpilotAs much use as a chocolate tea pot
I am not one for writing review or painting a bad picture of companies that make small, minor mistakes as I believe everyone is human. However, I feel my review and rating is fully justified after what I can only describe as a rollercoaster of emotions, predominately anger, frustration and blinded optimism. I bought my house early 2020, however due to the pandemic there were a few delays, which is understandable. The girls in sales, namely Wendy, Suzanne and ashleigh were helpful and I had no issues with their customer service at all, if anything there were only pleasant and I enjoyed my buying process because of them. However, shortly after money had exchange and keys handed over, the tables turned, and I strongly believe once you are handed the keys, the so called Warranty and customer aftercare is none existent. After a number of issues, such as leaks, patio doors dropping , and blocked drains causing the toilet to nearly overspill when flushing I contacted the customer service aftercare as instructed... this was not a simple process. I consistently rang, and rang to be greeted by a voice Mail 99 % of the time, and when I was answered I was told it would be sorted soon as possible. I fully understand that building companies and property development has time pressure and targets but this does not excuse poor customer service and a lack of empathy with issues with houses that they have built. After the third dealing with customer care, I have given up, and contacted numerous site managers you have employed and have subsequently moved on. As suggested, I am not insinuating that all gleeson staff are awful, as I don’t believe this boils down to your staff who are in sales, however I think your hierarchy and specifically customer service aftercare requires immediate attention as my experience is not one that stands alone. I am upset and disheartened that I have had to write this review, however tired, angry and frustrated with passing blame, empty promises and lack of trust with your company I believe this is the onlyWay I can warn others. Finally, in the mists of this review iHave composed, I feel that the labourers you employ are very much under appreciated, and are pleasant and polite. I would particularly like to highlight frank working on the rosebank site, for his hard work and willingness to help when nobody else will. Thank you frank for your kindness. I would like to hear from someone to address these issues highlighted amongst many others review, however I am more than confident this won’t happen or I’ll be waiting until 2025 for someone to get back to me.

I moved into my Gleeson home 20/12/2019 it was the fist home i bought. The staff that you meet and interact with are fantastic. unfortunately that is where the good experance ends.I have had them out 4 times to my garage roof. The last time they came out i got told that they bodged the first 3 times this time it will be done right and it is now leaking more then ever.I have sent a complaint about different issues in to the e-mail they give you to complain, you get ignored. In the e-mail I ask if someone from head office can call me about it (not the customer care rep a manager). They left it with the customer care rep who I previously spoke to about the issues (she is a really nice person). I have since asked her to get someone to reply to me on several occasions she has told me that they will, then she was surprised that they have not already, they have still not (November i Complained)Another thing they do is when you put a defect on there system they reject it with out even investigating it, I had this with my garage floor excessively leaking (they said it was normal) and the rotten skirting board (they said that was due to excessive mopping). once i managed to get someone to came and have a look at both the garage floor and the skirting board the agreed it should be fixed. they since have fitted a bit to the garage floor and sanded down the skirting board. (not fixed the problem with the garage floor just done the cheapest option)It seams like head office don't care they just want it done as cheaply as possible and they fob you off at every opportunity. Like I originally said the people you meet are really nice, a shame head office don't care and the materials that they use are cheap. If you are under the assumption that you will only have to decorate your new home it is going to be a shock to you if you get a Gleeson home. you will need to replace your kitchen sink and tap (me and my neighbour have have to do so for the same reasons) they failed to fit the problem 4 times even after replacing it. Also you will need to replace your toilet seats as when you are sat on the they can slip off. I would like a member of management to call to discuss how ever I have 0 confidence that they care they have my money.

TrustpilotWe recently purchased a property…
We recently purchased a property through Gleeson at there Carlisle park development in South Yorkshire. Amazing from start to finish, the estate is lovely and well presented. The sales staff are super helpful we had a few different staff in the sales office during our building period but all of them are incredibly friendly and will do there upmost to help you during let's face it a stressful time. I highly recommend one of our sales staff Karen, she is an excellent asset to the company and brings a smile to anyone's face who helped us through the process in anyway she could, you also receive frequent build updates during construction so you get a good idea of when your home will be completed. Even after key handover the after sales service is still amazing the building site team helped us and frequently asked how things were and if there is anything they can do to help.Gleeson homes are also really good value for money compared to other developers but that doesn't mean you get any less of a service from them.I have a few friends that have bought Gleeson homes around Yorkshire and Derbyshire and there views are exactly the same excellent service. Thanks Gleeson for all your help

TrustpilotWhen looking at buying a property with…
When looking at buying a property with these, just remember that it's just a lottery on the day the sales comes on. They tell everybody to call at the same time on the same day, they had 1000 phone calls, we was calling them from half past nine until 12:30, constantly off mine and my husbands phone, and still didn't get through for 3 hours, to basically be told tough, you didn't call first, even though we viewed 5 weeks before and was waiting for the property to come on sale. Think we've dodged a bullet to be honest, Reading some of the reviews.

TrustpilotCustomer service is great before you…
Customer service is great before you buy the house. After purchase the office staff were very poor for communicating and keeping you up to date with your build stage. I was told my roof would be started next week but the roof was already on at least a month prior to being updated by the office staff. The on site staff have been great. We haven’t had many issues and the issue we have had were minor, which got resolved within 1-2 weeks of us getting the keys. The assistant site manager checked in with us regularly to see if everything was okay.

Moved into our house in March after reserving in a February 2019. Lots of delays due to Covid etc... However the staff at Gleesons kept me well informed with how the build was going and answered all my questions quickly.I read lots of mixed reviews about Gleeson new build homes and can honestly say that I am happy with choosing Gleeson. On moving in we had a slight leak, I reported this on the portal and this was rectified the following day...The builders on site are really helpful too, any questions and they will help.

TrustpilotDO NOT BUY, IF YOUR LOOKING TO CHANGE YOUR FRONT DOOR
Do not buy a house from these the customer service is disgraceful, we have been in our home just over a year, we love the house but have had a lot of issues with the doors so we thought we would get a new door to spruce up the front. we heard that you have to message them about changing the front door, so we thought we would email them as I couldn’t see an issue changing it as we are adding value to the property. Only got an email back saying that the door we have picked isn’t suitable to gleeson homes as we have to get one like to like to what we have now. The doors that they put on are terrible the light is shining through the bottom of it. We have had nothing but issues. All we want to do is add a new front door on with a Long bar handle, but no we can’t. We have bought our house but yet can’t change nothing to it, you can do more with a rented property then you can with these. I have been round different estates that gleeson have and lots have got new doors on, the customer service from head office is disgusting they just don’t want to help, they are rude on the phone. Just don’t go with this company save your money up and look elsewhere. Wouldn’t be recommending these to anyone, never thought we would have this trouble changing the door. Then when you message them it takes 10 days to reply, I phoned up cause it was about 7 days in to emailing them, the reply when I phoned up is that they have read the message but will take 10 days to reply, if they have seen my message I’m sure they could of replied. Nothing can get solved straight away it’s an absolute joke

Hi Michael, I am sorry to hear you are unhappy with our company decision on this occasion. Your request to change the front door was rejected in line with our covenants - that are in place to protect the look and feel of the development. In our covenants it does state customers are not able to replace external windows and doors within the first 5 years of ownership, if doing so would alter the appearance of their property. Your conveyancing solicitor should have made you aware of such covenants at the time of purchase. If there is a defect with your front door, please can you log this on your My Gleeson portal so that the site team can investigate for you. Thank you

TrustpilotYou buy cheap, You buy twice
If I could give zero stars I would. Sales staff are pleasant that’s about the only positive. How any of the homes pass building control is beyond me! The list of snags and actual poor workmanship on our home was atrocious. This lead us to just fixing the faults ourselves because they take weeks or even months to fix basic faults. I thought Gleesons couldn’t shaft us anymore, but a roof tile has just fallen off and smashed into my partners car making a massive dent on the bonnet. A word of advice people, if you’ve only enough money to buy a Gleeson home then save a bit longer, stay at home a bit longer, argue with your parents a little longer because the stress of that is minimal to that of what owning a Gleeson home is. I’ve managed to either rip out or rectify the Gleeson rubbish, besides brick walls and the roof.

TrustpilotCustomer Service - Not !
Customer Service? I think Gleason Homes need to go back to customer delivery School ! We had a pre-arranged appointment to view a new build project. We arrived and the sales person did not know who we were as no details had been added to the appointment. Great start! Then he wouldn’t let us all in (2 adults, 1 child). Then when he found that the booking was in my name he let me in, but then kindly let us all in. We then proceeded to have the most terrible customer service experience to date! These were the highlights:1. Gleeson - Do you have shoe covers? Us - no.2. Gleeson - they might be in that cupboard behind you, could you just have a look? Us (thinking) isn’t that your job? 3. After the viewing we asked; can we have a look in the garage please? Gleeson - No, it’s locked ! 4. Us - How much is the ‘Liffey’ please ? Gleeson - I don’t know! 5. Us - We would really like a ‘south facing garden’Gleeson - well you can’t always get what you want. How many days do you spend per year in your garden? You have to make a compromise between the property and the garden. There was way more, but by now, to be honest, we just wanted to get out of there. To coin a well known phrase: “you don’t get a second chance to make a first impression” - Goodbye Gleeson Homes, it was.........er..........interesting!

The workman ship throughout has been shoddy! 3 months to sort out any issues and we still have some outstanding with no end in sight.Covenant states we cannot park on the shared driveway but yet workmen and sales staff can happily park there, blocking people's drives and giving out abuse whenever you ask them to move and no interested when complaint is made to head office.Absolute shambles do not get involved with this company.

TrustpilotDon't buy fake 'freehold' homes
When we bought the house we were told about the restrictive covenants. These said that we had to ask gleeson permission for building works such as extensions and garage conversions to make sure the works carried out suited the look of the estate - this is understandable, our experience was not. They now just give a blanket no response to any request, no matter how in keeping with the look you make it, or if they have previously given approval to other neighbours. People on our own street have had driveways changed, extensions, conversions, and had it ALL APPROVED yet we aren't allowed to convert the back half of our garage with NO REASONING provided to us as to why they were allowed and we aren't (we even have the same house type and covenant contract!)They pick and choose who to give approval to without giving a reason. Might as well rent if you can't do anything to your own home or land. I would save your money and buy a house elsewhere.

TrustpilotAfter-sales customer service totally ignores buyers!
Gleeson's after-sales customer service is pretty awful. They let you "report a defect" but then they totally ignore you! Gleeson's workers do not do a good quality job or safe job at all. I reported a defect on the portal in September 2020 and I never had an answer back. I raised a follow up on the online portal in February and I did not get any answer either. They didn't even acknowledge the issue, I had no response what so ever, NOTHING!!!!My driveway is collapsing on one side because when they replaced the MOT (gravel) with tarmac they left wooden edges which are not holding the weight and collapsing into my neighbours' front garden. The driveway is so narrow that I can't park the car properly and get out the stroller. If I park the car at the entrance of the driveway, when I open the car door, I am forced to step into the grass and make everything dirty, if I park further down onto the driveway I can't get out because I can't open the car doors due to the walls on both sides. I do not know how to take out the stroller comfortably from my car! And I have my grandpa with a wheelchair. I cannot imagine when he will be able to come and visit me in the future because he wouldn't be able to get out of the car due to extremely limited access.I understand that we have been in lockdown but this is an external job - also reported in September when we were not in a strict lockdown (which happened in December). Also, replying to a complaint is not against lockdown rules but shows care for customers ...About the safety ...the stairs in the house are full of dangerous random nails on the steps which I tried to smooth down with a sander but did not work and when I work barefoot I always get hurt! Even my cat hurt a paw with a nail, I got pictures showing that those are in the middle of the steps for no reason...

TrustpilotAvoid - unprofessional cowboys that lie and deny issues
Avoid at all costs. Have been trying to escalate a complaint since March 2020 and no formal complaints resolution procedure. Head office and site management try to lie their way out of everything. The most recent attempt to escalate the complaint went to Head of Construction and resulted in him trying to pin issues on us! We knew we were buying an entry level home but it's no excuse for laziness, lies, poor work and failure to accept anything is wrong. We anticipated cheap fixtures and fittings but expected straight walls at the least. There is not a single straight or smooth wall in the house, joins are visible on walls and plasterboard outlines are visible on ceilings. Being told “you bought a cheap home” by the site manager in response to not actually being able to open your front door without issue gives you an idea of the level of customer care. We've been made to feel like inconveniences simply for wanting defects rectified. The process was shocking - the site manager rushed us around snagging and attempted to dissuade us from checking things. He also threatened us with £150 callout fees if they didn’t deem defects enough of an issue. The approach was to intimidate young home-buyers - if buying a Gleeson home, invest in a snagging service. Most snags were bodged and not fixed. Many staff are subcontracted and largely don’t care. Those that do care have apologised to us about the state of our house and garden and don’t stay long either.I’ve booked time off for defects to be fixed and despite reminding site management, they often failed to organise the works or order the materials in time. I’ve now lost 5 weeks holiday for works to be rectified since we moved in. It feels as though staff are incompetent and don't care once they’ve sold a house. With a shielding partner I explained the fewer visits into the house the better, it feels they’ve done the opposite!* Walls and ceilings scratched & dented, none of the walls are smooth or straight* Stair handrail fell off, bannisters broke within 6 months* After reporting loudly knocking pipes when water is run, we had a plumber inform us the pipework wasn’t fitted correctly and notches in the joists weren’t made big enough for the pipes to expand. Gleeson denied this and sent handymen out to "fix" it 4 times which has actually made it louder. The site manager has now advised it is not their problem and will not be further rectified* Airbricks do not meet NHBC standards. The airbricks are level with the grass, which slopes downhill towards the house so we’ve had damp come through the internal wall which caused mould and wet the carpet. We were told to “wipe it off”*Front door frame wasn’t installed straight which led to the front door sticking regularly. I was able to yank it open but my partner on countless occasions had to leave out the back because she couldn’t open the front door. Their own carpenter advised it was not fitted straight, yet head of construction still denies this* NHBC standards state the first 3 metres of garden around the house should not get waterlogged but ours is waterlogged every time it rains. Gleeson advised that no drainage was put in as none was needed. Due to the slope of mud working its way towards our front door and covering the patio and due to Gleeson refusing to acknowledge any issue, I paid for a metre high retaining wall, to prevent the mudslide getting worse. I pulled out wire, glass, chunks of tarmac and cement, bottles and sacks of rubble and were told these were “small fragments” that had worked their way to the surface. Robert Smith, Head of Construction, has now blamed water logging and the “small fragments of rubble” on the retaining wall, despite me sending him pictures of the waterlogging and rubble 2 months before work began * Kitchen concrete around patio doors wasn’t levelled and has the texture of gravelContracted plumbers/joiners/landscapers advise us that our house has defects and apologise for the state of our home, yet management deny it. If we could hand the keys back and walk away we would.

TrustpilotReported a Gas leak and it has been completely ignored
I have bought a Gleeson's house on Cradock Court in Sheffield. During the yearly service of my boiler, the technician found a gas leak due to bolts not even screw hand tight! Worry and not happy about the idea that I have been breathing gas for nearly a year, including the first thrimester of my pregnancy, I have reported everything to Gleeson customer service, attaching the report of the service. As after months I didn't receive any answer, I've decided to open a defect complain, which has been declined as you can read below: "Thank you for your notification. As the defect has now been fixed I am declining this defect report, however, I have passed your message and photograph over to the Regional Build Manager and the Site Team and asked that they make contact with yourself to discuss the matter further." I have received the message on the 3rd of March and up to now, nobody has been in contact with me. Moreover, I have discovered that one of my direct neighbors had the same gas leak problem, and she kindly asked them to check other people's house, but obviously Gleeson ignored it. At this point I'm looking to take legal actions, as at least that won't get ignored by this company which a seriously don't recommend to anybody!
