TrustpilotAwful experience
Have been trying to purchase a home with this shower since the 3rd January. After initially being very helpful, they now ignore emails and don't return phone calls. Their partner for the shared ownership scheme are the worst company I have ever dealt with and their chosen partner for mortgage advice are nearly as bad. Making a stressful experience even worse. My advice would be to go elsewhere to buy a home.....Called me today after trying to get my review taken down twice. The reply makes it sound as if I've decided not to buy. This is not true.... I've simply decided not to buy from gleeson homes.

TrustpilotNo Building regulation sign off, poor groundwork
Do not purchase a home from this developer. We lived on a Gleesons estate for almost five years. After our home being delayed for 6 months we moved in. We thought everything was fine until I decided to lay artificial grass due to their turf being sub standard and a mess. Garden sloped left to right by almost 60 cm. Front grass relaid twice as it sunk and died. The worse was still to come. When we came to sell our property we found out that Gleesons had not got building regulations sign off from the council for our home. When the council came out to check the home the refused us a certificate as there was no path Connecting the property to the pavement. It took Gleesons 4 weeks to put in the 4 flags required for sign off and even then it had to be redone. We found out from Rochdale council that there this is not an isolated case and that they were aware of numerous properties that didn’t have building regs sign off. I think it is disgusting that a malpractice like this can happen and unsuspecting buyers may not find out about this line us through until they sell their property. I contacted Gleesons after I moved and all they offered was an apology. I am now in the process of talking to trading standards and citizens advice to see where I go with this next. Please think carefully about purchasing from Gleesons and if you do please check all documentation. Although our property hadn’t been signed off we still had an NHBC warranty.and I simply want to educate prospective buyers about this practice so this doesn’t happen to them.

TrustpilotFrom Start to finish they were with us
We're at Beacon Park Skelmersdale, under the wonderful watch of Karen, Who, yes, is a sales rep, but for us has been our Gleeson go to. The search for our new home began in early 2021. We visited many of the other developers, but Gleeson's advisors were by far the best. We settled on the development of Beacon Park, Skelmersdale. The home's advisor Karen was a pillar of strength and a wealth of information throughout the buying experience, and we had our fair share of ups and downs. Karen was never pushy and always put our best interests first. In fact, without Karen, we wouldn't have bought the house we really wanted! We moved in and generated our snag list. I'm going to be truthful with you. The list was long, about 20 in total. Plus, we moved into the development about six months into the development, and it was busy, which we expected. If we had any issues with the work on-site, we spoke to Karen, and the issue vanished. A few Jobs we had were taking longer than we would have liked, and Karen put us in touch with the wonderful Kit (Gleeson's problem solver). Kit would go above and beyond to get workmen to fix our issues, and now we have about three outstanding jobs. It's important to know that as soon as Gleeson found out there was an issue, they accepted the repair without issue and fixed it without complaint. Gleeson could have argued the fault of some of the jobs, but they never did.Every Friday, we have a large road hover come to clean the road of mud and stones, and the weekends have been silent. It's essential to listen to the Gleeson reps as they tell you what you need to do if you experience any issues. Let's face it, guys, if you're buying a house with hundreds of thousands of parts, you will have some snags. It's also worth noting that any issue we have had has been with a third party, not Gleason, and as soon as Gleeson knew of the issue, Kit rectified it. Overall I can say we have had a great experience. I would highly recommend Gleeson,Karen and Kit, Thank you 🙏

TrustpilotOur house on Carrwood park
We reserved our plot at Carrwood park in May 2021, completed mid April 2022, we didnt have the smoothest of journeys with delays, some issues and sales people and at one point we made the decision that we were going to pull out of our sale. However we had a meeting with Daisy one of the Senior sales executives who really pulled it back for us, she took on board our concerns and sat down with us for nearly 2hours to go through everything with us, nothing was rushed and she pretty much started from the beginning and made sure we knew litually everything. Daisy stayed in touch for the rest of our journey and even rang to say sorry as she was on holiday when we completed. Daisy showed us genuine care, compassion and took the time to get to know us and know what we wanted/needed. Being first time buyers we knew litaully nothing but nothing was ever a problem or too much for her. We went to her for litually everything and she answered all our queries, questions and worries in hours, (she always apologised if it was any longer) we understood that she has loads more to do so appreciated that she took time out to answer things for us (even the really small things). Daisy deserves recognition for her professionalism, caring nature and friendlyness, we can honestly say she was the reason we decided to carry on with our sale, she made us feel so much better about everything. Debra was with us during the last few weeks too, again she was really friendly, and didnt rush us at anytime, she did our home demo and completion and was brilliant. Our house has snags and issues, like you would expect from any new build. But Gleeson just dont seem to want to deal with them, our toilets leaking, the finish on the paint work is terrible! (Litually Stevie Wonder would have done a better job) theyve dripped gloss down the walls and the gloss is so thick on the windowsills its bubbled and looks awful. The finish of the house is just a joke really. If the review was based on staff it would be 5! But as its as a whole we cant overlook the house.

Recently completed on a Gleeson Tyrone at Moorland Green site so very early days but so far can only say good things about everyone involved including Rachel the sales lady and Libby who works on site also the site manager but apologies I’m bad with names, anyway service has been great I chose to move a light fitting in the kitchen which of course left a hole in the ceiling this was nothing to do with Gleeson but they kindly came and patched and painted the ceiling for me, also there was a little breakdown In communication regarding extras nothing major and was resolved prior to completion anyway but as a goodwill gesture they again kindly offered to provide the garden gate for free, all in all have been impressed so far

The sales team was amazing in buying the house but can’t say the same for custom care, I’m very disappointed in how they deal with defects, I have logged in defects in which they send someone to look at my poorly fitted carpets and no hot water then not followed up I’ve been left with a newborn with hot water that doesn’t work carpets coming up and I had a massive leak which has stained the wall, would not recommend I have been in touch with everyone I can, why put a defects app in place if they don’t get sorted? Only been in the house a few months.

TrustpilotGood & affordable
We’ve lived in our Gleeson Tyrone for over 2 years now and never had any major issues. All small snags were fixed and the overall finish of our house was good. Only reason for not giving 5 stars was the lack of communication sometimes when having issues rectified. This weren’t all the time but sometimes would take a few days to have a reply. Overall we love our home and would happily buy another

Any issues Gleeson have been quick to rectify.I understand no two experiences are the same but regardless to which builder you choose you will find people with a ‘bad experience’ as houses are man made and mistakes can happen.

Reasonable priced house, very little amount of snags (which shocked me as I worked in customer care for electrical contractors of new builds and saw many builders had loads). Any little issue we’ve had was sorted in a reasonable time too. My only regret is not getting a 4 bed instead!

TrustpilotOverall okay...
We reserved our home in April 2021 and moved in a week before Xmas! Now leading upto completion we was called every week by our sales lady to give us an update.. the lucky thing we only lived 5 mins down the road so we got to see each stage of the build process from foundation to final finished house!. Yes when we got the keys we had more then a few snags but these was completed really quickly and honestly can't fault our site assistant enough he's been more then helpful since completing getting stuff sorted for us! The one down side to our journey for me is the way the gardens are left.. I think it's awful. They arnt flatten or rotivated mine was left with nuilding materials in it. My garden is on a slant so will need drainage tried to fight this and was just pushed back by gleeson... this is now going to cost us a good amount of money to sort out :( and we will probably not get a garden for summer as its a big job to sort if you don't pay for the grass or slabs which tbh the prices gleeson charge are into the thousands! We are happy with the house itself and it's a great family home great size and we have alot of land with it too!

TrustpilotI looked to purchase a property from…
I looked to purchase a property from gleeson in February 2022 at The Pastures in Bilsthorpe A decent development. In a nice location. Unfortunately, the properties are very small and have covenants such as you're not allowed to change the colour of your door without permission and then paying £250. Or that you can't park in front of your house. 'YES', you can't park. In front of your own home that you have paid for and own(even if you own 100% of it and bought it in cash), you can't upgrade your drive. You can't build a shed on your back garden. Once inside the properties, you soon realise that they have zero or next to zero storage. The plot of land that the house sits on is extremely small. Then there's the price. We measured the house and found that 2-4 bedroom houses are almost the same size bar a few metres. Then there's the walls you can push your elbow through them. But let's get back to the price. A 3 bedroom starts at £179'000 the Tyrone. But it's actually the size of a two bedroom. Then, there are the reviews; many are 1* reviews. I have nothing against gleeson homes but a recent study found that the majority or new build homes built by the likes of gleeson and Permisson homes, both budget builders failed to have critical fire proofing installed and on the open resell market almost all of these budget homes could not be resold at anywhere near what the original owners bought them for when new. What they found was that the new build homes bought with equity loan or share to buy incentives were sold with a premium for example the Tyrone (3 bed semi) was around £139000 in real terms I.E that is the price most people would actually pay for it but when sold with an incentive like an equity loan or help to buy shared ownership the house price could be increased considerably. Sometimes called a new house premium. But to be fair to Gleeson, the houses they build are the cheapest of all the budget house builders. The only problem is that house prices have gone up so much that budget houses like the houses at the pastures simply aren't cheap anymore. The next 3 bed semi detached house at the Pastures was £219000 and again it was tiny. But let's not blame gleeson; they are trying their best to build low-cost homes. It's the government who is to blame. But finally, if you are about to buy a gleeson home, then you need to go onto Trustpilot and look at the reviews. And if you're having trouble finding the money to buy your own home, maybe do what I did. I'm in my 50's and having split with my ex and sold my old home, thought shared ownership was the only way to get back on the property ladder and felt awkward and vulnerable not having my own home having owned a home all my life. But, having looked into shared ownership and government backed equity loans as ways of financing the purchase of a new home. I've finally come to the conclusion that they are all a rip-off. You pay for the privilege of borrowing loads of money and you don't even actually own the home you live in and you can't sell on it on the open market because no one in the real world will pay the over inflated price you paid for what will now be a 2nd hand home. So, do what I did. Save up your pennies, maybe cash in part of a pension if you're over 55 and buy a home that you can own. I've just bought one. And my new home is freehold. It's not a brand new home, but it's a recent build in a decent area. It's hard to believe that new homes built just 10 years ago were built so much better than some of the budget homes being built today, but it's true. If you want to buy a decent new home, one that will last and one that you can treat as your own, don't buy a gleeson home. You've been warned.

They lost our keys, replaced the locks after 2 months, damage to the house from December to today, cabinets, doors, fungus, etc. a lot of it !!!! No no no, I'm worried what it looks like in front of the house, a nightmare !!!! We do not recommend Gleeson !!!!
