They are a scam, be careful with them. They will give you average apt, then at the end will keep your deposits, qnd bill you for decorations and everything else they can take from you. And pay 3x the rent after you leave.

Terrible experience the entire time I stayed. My property manager Sharon was by far the most unhelpful, antagonistic and rude landlord I have ever had to deal. The properties are nice but poorly managed and maintained. they are multiple MIXED meters in new garden quarter e15. I had a nightmare experience dealing with energy provider to address the metering issue and Folio management actively hindered and delayed this process. Lost over £1500 in the process trying to address it. This firm loves to live in ambiguity and do answer emails or phone calls. I would have to call my property manager from other numbers because she was so inept. If you like the properties I suggest that you explicitly ask for Sharon NOT to be your property manager and withhold rent if they do conduct the maintenance they are legally obligated to. They will threaten and intimidate you but have no fear, this organisation is nothing short of an inept and wilfully ignorant in its practices. I would give zero stars if I could. If you want do not want stress from your living situation, I would suggest running as far away as you possibly could. Am I a disgruntled customer? Yes Did Folio actively make my living experience extremely stressful? Yes I am sharing this message as a warning because blood thirsty landlords like Folio should be allowed to conduct business by taking advantage of tenants in the manner they do. Do not be fooled by the nice looking properties - it’s a trap!

Absolutely terrible experience. I spent over a month going back and forth with this agency, providing every document they asked for, proof of income, ID, references, and even a satisfied CCJ letter. Despite meeting all their criteria, they kept moving the goalposts and asking for additional, unnecessary documents that weren’t relevant to the application. It became very clear that we were being treated unfairly, and I can’t ignore the fact that race may have played a role in how we were handled. It felt discriminatory and completely unprofessional. They wasted our time, gave us false hope, and ultimately refused to give us the property without a valid reason. I would not recommend this letting agency to anyone, especially if you’re Black or from a minority background. People deserve to be treated with fairness and respect, and this agency failed on both fronts.
