My estate manager is lerayne. Everything I've reported a repair it gets done. Sometimes I have to wait a little longer then some repairs but she always keeps me updated. The job always gets done with professionalism.

TrustpilotNo hot water ! Days 7 without any hot water . I been renting with folio for 5 years…
I been renting with folio for 5 years or more . I moved into my 3 bedroom house which I was really happy and looking forward to . No hot water . Time and time again I have raised this with my property manager and other colleges . Swale heating came and took the hot water of and said someone would be back toCompete the job. I had to take time off work and chase both folio and swale heating . I have two kids under the ages of 10 and it’s been 18 months since we can’t have a proper shower in our house we pay rent for . It’s another month of October and since Wednesday my hot water was cut off . It’s Monday and I still haven’t heard anything back. What a sad and disgusting thing so unhumanly to be done to a hard working family

Solely down to the brilliance of CHARLIE MORTON we were able to find and secure an apartment in less than one week from viewing at Fresh Wharf. Charlie's USP is that he keeps you fully updated during the process and answers every message/enquiry and doesn't keep you waiting. He is professional and very approachable. You never feel like you are hassling him even though you are! He was quite simple Wonderful and his support and guidance was so important during what was a stressful time for us. Hussain and Agata were excellent!The service level by these two was second to none. We wanted a two bedroomed apartment at their Chelmsford CM1 complex and these two made the whole tenancy arrangement process less stressful, and the entirety of our stay so enjoyable and incredibly memorable! They were always prompt to attend to us at all times and did so in a superbly professional customer-centric manner. The Folio apartments were so roomy, smart and airy - with large floor to ceiling windows! The general environment at the apartment complex was family and pet friendly, with so many play areas and social amenities within a walking distance.I would not hesitate to recommend anyone who wants a remarkably enjoyable and hospitable stay to go for Folio - you won’t have any regrets, that I promise. Will certainly and solely consider Folio for our next stay!Thanks to Hussain and Agata for their amazing customer care!

Charlie was so helpful from the first point of contact until the very end. He made the whole process so easy and was always so approachable. Whenever I had a question, he would either answer it himself quickly for me or get guidance from his manager and come back to me quickly which meant I always felt kept in the loop with any updates. Very happy to be moving into my apartment soon. Couldn’t have asked for a better experience!

I had such an easy experience with Folio. Charlie, the estate agent who helped me, was extremely helpful and diligent, and was more than happy to answer any queries I had. He was able to put a good word for me with my application and was on call throughout the entire referencing process. folio! where do i start probably the worst landlords i have ever had or had to deal with i live in Waldegrave point in nw10 over 25 people within the building have had huge problems with them which has resulted in court cases etc i do not have enough space to write all the problems i have had with them

I lived Folio property in Chelmsford CM1 since 2019 to 2021.Property is very good and near by surrounding are best. Everything is accessible example park, train, bus, market etc. Apartment is very good and equipped with all latest amenities as well having good security. I really enjoyed my stay there with family. Special thanks to Agata Sungaila who made this stay more wonderful to taking care maintenance and any other issues we face in timely manner. Once again thanks to Folio and Agata for their wonderful support.

Awful “estate agents” the people who work for this company have no idea what customer service is. Called up so many times to express serious interest in properties in Chelmsford, god knows why a London based agency has been asked to rent these out because they clearly don’t want to. Have been told umpteen times a “negotiator” will call me back to discuss viewings but no one has come back to me on the numerous times I have called up then I get a guy called Adam Prince basically telling me I’m lying about the calls I’ve made as they have nothing on the system for me. No apology, no I’ll look into it, no I’ll get this sorted. So rude and unhelpful. Worst estate agents I have ever come across DO NOT USE.

The team are very helpful with any comms they send to the customer. Very quick during the 'making the sale' process but much slower after things have been signed. Getting through to somebody on the mainline int he beginning was practically impossible. Consistency in their communications is a place for improvement.The check-in process was relatively painless but we ran into an issue within a week of moving in where removals were instructed to let themselves in the flat (without telling us) and remove/replace furniture (without telling us) - They had done this but also taken our own furniture and Folio do not know where it has gone. Info on how the situation had come about was provided which was helpful. But it has been over a week since we reached out and we are still none the wiser... Better alignment internally needs improvement so you avoid problems like these. Overall, I wouldn't say my experience has been unpleasant with Folio, everyone who I have spoken to has been very pleasant and as helpful as they can in the moment. But there are some prominent fixes that need to be made.However I would like to thank Hussain and Raidah for their great customer service in securing the apartment and Ben for his attentive replies and action orientated approach to our situation - They are what has boosted this review.
