I’ve been renting through Folio London for over 7 years now and the experience was and still is incredible. My property manager, Lerayne is amazing. All requests and wear and tear issues along the years have been solved instantaneously (most of them in the same day)

They took the time to check in with me during lockdown, which was really appreciated. And they've always been very helpful and approachable. As landlord experiences go, it's the best I've had as they actually care about their tenants.

I’ve been a tenant in my current home for 20 years. Recently I had a new kitchen fitted as the old one was past it’s sell by date. The contractors which were used were great. Professional and very friendly. I know that Lerayne trusts them and has complete confidence in them. Lerayne knows that my home is well caref for (I even carry out minor repairs myself). It’s this working in partnership with Lerayne and the contractors that is so good. So thanks to Lerayne and her contractors for all their care and attention.

TLDR;1. Cindy Anderson is our current property manager is very professional/responsive to our queries. Thanks to her, our experience has been much easier to handle.2. Folio in general has some issues with communication.3. Current issues with property due to new build status, but some could be dangerous.ReviewWe moved into the property early 2022 and there were some expected roadblocks as this is a new build. We had to figure out which council we would need to pay council tax to, by ourselves. We were also limited in our choice of providers from gas to internet services. Communication in general is non-existent to minimal with Folio. The checking process was tedious and again, rife with poor communication. We would call many times and there would be no answer. We would send documentation for approval and get conflicting feedback about whether they qualify.After finally signing the contract, initial attempts to reach our property manager- Cindy Anderson, presented us with some challenges. I can say however, that for quite a few months now, Cindy has been very responsive to emails and has also responded to text queries from my partner from time to time. We are currently very happy with Cindy's service, although I am not sure I can recommend the company as a whole- mainly because of the acquisition team and their approach to handling customers. Our management team after a few teething problems have been great thus far.

I moved into the complex earlier this year, few problems were expected as it is a new built. However, the team has been great in resolving the issues. The property manager Cindy has always been approachable and helpful since the beginning. I just renewed my tenancy for another year and I must say Cindy's assistance made the whole process a lot more easier.

This is our second year of tenancy with Folio. This year they have switched to online submission of photos/ videos by tenants for mid-tenancy inspection, which saves a lot of hassle and demonstrates trust of tenants. Appreciate this move. Also impressed with the professionalism of our property manager, Cindy Anderson, who is always friendly and prompt in email correspondence, as well as in assisting tenants in their concerns and repair requests.
