I am renting with them now and feel more than happy and satisfied with the services they are providing to us. Property management team, Agata in particular, is absolutely brilliant. FacebookI have just ended up my tenancy and I am not impressed at all. My property manager has been awful all the way. At the beginning of my tenancy I kept on receiving an EDF bill from the months before addressed to Folio London and I immediately informed her by email. I got a reply after months, just when I said that we received a final warning about the bill which nobody paid until then. She was very rude and said that I should just write "return to sender" if the post has not my name on it and put it back in the letter box. I was shocked. I set up a direct debit that I thought did not go through on time to pay the rent, so I transfer the money to the account that was stated on my tenancy agreement. It came out that the Direct debit went through the next day and that the account that was on my agreement was not even linked to my tenancy. She basically copied and pasted the one from the previous tenancy. So I made by accident a double payment which was returned to me just after 4 MONTHS because I went to their office to complain after my manager was clearly buying time with silly excuses such as "the financial team is working to track down your payment". Seriously? I am now terrified with the deposit. I reported a piece of the external screen of the washing machine being broken. the machine still works because the inside screen is perfectly intact. The part can be requested for free to the factory and there is a booklet instructing to just call them and register. But something is telling me that she won't bother to just make this phone call and that she will deduct from my deposit not just the labour but also the cost of the part. I asked many times to escalate a complaint with her manager but nobody ever gave me a name or a number to call. Should my deposit be affected from something unfair be sure that I will not let this go. I will complain anywhere I could.

Do not recommend this company at all. We moved out 2 months ago and still not received the money we are owed from our deposit and also there are areas on our account which we have not received. We have been trying to email our contact for a month with no reply. Called the office and no one else was able to help as apparently they all deal with their own properties and apparently no one covers anyone else's work whilst they are gone.They are super friendly when you are moving in, moving out not so much.Never using Folio again!

Once again facing troubles with getting a response from property manager at Folio. Been living for more than 1 year at one of their properties and need to get some repairs done. Tried calling the property manager several times but all efforts went in vain. No response to emails also. Tenants are left to fend for themselves. Never trust this company.Update: still no one has contacted me or my husband from Folio team. As usual there is no response to our follow up emails. The reply on this review was a mere formality as none checked on us after that. Stop making fool of us! Poor service!
