Dendrow withheld our tenancy agreement for two weeks after accepting our offer, paying holding deposit and passing reference checks in order to give the landlord time to look for more tenants. We were left with nothing and no time to look for a new place.

Everything went smoothly and communication was easy. They were always very quick and polite to reply. Both the checking in, tenancy, and checking out went great.

We had variable experiences worth Dendrow when we were in the property. We had builders in our private garden for almost three months worth no prior notice. Now that we have moved out they have very unfairly taken much of our security deposit for absurd things. They didn't do a very thorough inventory when we checked in but have now done a very thorough check out inventory and blamed us for things we didn't do some charged us obscene amounts. There is a lady called Barbara who is the most helpful employee. But overall they have been the worst estate agent that I have ever rented with.

UPDATED: the outcome of the dispute which had been raised with mydeposits showed that the adjudicator held the tenant liable under one part of the disputed amount (in 100% Capacity) and liable under the second part (in 50% capacity). In line with the contractual obligations under the signed and dated Assured Shorthold Tenancy Agreement. Susan, The company only withheld part of your security deposit to cover the contractual obligations under your tenancy agreement. You were in a fixed term tenancy agreement for 12 months with no break clause. You signed the agreement and understood the terms and conditions. However, as you vacated fairly early in the contract, the landlord allowed you to assign your contract in line with your AST which has an assignment clause which specifies that a tenant could assign the contract provided a suitable applicant is found and that the assignment charge is paid per tenant. you were given a discount on this as we worked hard to minimize this in order to ensure that you were kept happy and given your situation we felt we would do anything we could to help. The inventory at the start and at the end of the tenancy was carried out by an independent 3rd Party company who has no bias towards the tenant, landlord or agency. therefore it was not Dendrow carrying out the report, but another company. Dendrow have no control over the building work on the exterior of the property. As was quite aptly explained to you. The freeholder makes the decision and we did everything we could to minimize the impact. We even wanted to arrange for gardeners to come when the work was finished so that you could continue to enjoy your garden and as a compromise from the owner who would have paid for the landscaping. You also raised a dispute with mydeposits who are currently processing the dispute in respect of the amount you have disputed. Really, we as a company have done everything possible to ensure that your occupation and subsequent early departure from the property was seamless. Dendrow has helped find thousands of people homes and we have tenants who have renewed their contracts year after year with our longest running tenant having been with us for 15 years now. We wish you all the best with your endeavors back home

AVOID AT ALL COSTS This agency treats your SECURITY DEPOSIT as if its their own money. They are not a member of the property Ombudsman (which means they're not regulated to an adequate level), and they know their letting contracts inside out that they'll squeeze every penny out of your deposit. Examples include, charging you for not removing coat hangers (£100), cleaning bills (£300, the flat was never provided at a professional steam clean level, but they'll bill you it), wear and tear on wardrobes. Anything they can squeeze out of you, they will. If you are one of the unfortunate souls to have signed up with Dendrow, make sure you have email evidence, for any fixtures, or confirmation on details. Make sure you read the fine print on their letting contracts. It was very stressful moving with them in the first place, and even more soul destroying when you leave. Remember, they appear friendly in the beginning, but their true faces appear when you signed the contract.

Mr Lam, We are unable to find you on our internal system. If you were in one of our managed properties and left more than 2 years ago then your record would have been archived and all remaining data archived on the server for destruction. We would like to point out that Dendrow International is part of The Ombudsman Services-Property and has been for several years now. We are also registered with HMRC for Anti-Money Laundering regulations, The UK Association of Letting's Agents, with which we have Client Money Protection, which is indeed required under law. Dendrow International are also registered with the Information Commissioners Office for Data Protection and adherence to the Data Protection Act. We also have Professional Indemnity Insurance as well as other insurances required for running a company. Along with membership to TDSL (one of the government backed deposit protection Schemes). We adhere to a code of practice within Marketing as our BDM is an Associate Member with the Chartered Institute of Marketing. Our Sales Manager is also an Associate member with the National Association of Estate Agents. The tenancy agreement we use for private individuals in an Assured Shorthold Tenancy Agreement as prescribed under the Housing act 1988 (as Amended) and is a legally binding contract between the tenant and the landlord. Our contracts are written according to legal precedents and principles, with the Letter of the Law most firmly at hand. Finally, Dendrow have helped find homes for thousands of people over the years, many of whom constantly renew their tenancy agreements with us. Should you wish to discuss your comments further, Dendrow's management would be more than happy to speak with you.

Dendrow are a good company and did their best to help us with our property search. The consultant that showed me the property was friendly, listened and showed us a lot of flats (although some were unsuitable). Eventually we found the right flat and are now settled in. Thank you

Great service! When you have to fix something in the mansion the company answer and sort out everything very quickly! Always very friendly and polite! I live in the mansion for more than 2 years and I can guarantee it's hard to find an estate agency like this in London! :) Barbara

I have been renting from Dendrow for the past 4 years and continue to return to them as they are an amazing team and a wonderful bunch of people! In particular, Matthew Wilkinson, he has continually helped me find the perfect properties which suit my requirements. I would definitely recommend Dendrow as they go out of their way to help, when moving back to London after a year I went straight to them to help find me a property and even when it was looking unlikely they kept on the search and went that extra mile and found me a lovely flat to live in. Very polite helpful estate agents. Thank you so much to Matthew and the rest of the team at Dendrow for your continual help.

Generally they were OK in terms of following up faults but Matthew Wilkinson was genuinely the most frustrating, rude estate agent I've ever had to deal with. At least most estate agents rob you with a bit of a smile. He was infuriatingly rude at every stage. Often had to bypass him and speak to his father, Peter who I think runs the business. Peter was an absolute delight. So my advice is Dendrow are generally OK, but Matthew communication skills are substandard for what I'd expect with someone handling a massive aspect of my life. UPDATE: In follow up to their response and comment that I deceived my flatmate(s), who I'm still friends with and speak to regularly, I checked if there was anything I was unaware of. They confirmed there was nothing left undone so this comment is unfounded by Dendrow - nothing more than a reminder of what it's like to deal with Matthew Wilkinson. All the best!

Thank you for your review of Dendrow and we always look for the chance to improve our services. Over the years Dendrow have helped find 1000’s of people a home and we have facilitated flat and house shares that have been running for over a decade. We have attempted to solve every issue in your property in a timely manner, however, the fact that we had received complaints about you from several people who had no choice to leave the property because of you means that the harmonious environments that Dendrow have experienced in some of our flatshares that have been running for 15 years was not achieved. We do prefer it when we can all work together and unfortunately, on this occasion synergy was not made in the property. On a final note, we would like to advise you that as a result of your deception to your flatmates, they are now left picking up the pieces. We wish you all the best in your future endeavours and should you require a reference then please do not hesitate to contact us.

We really appreciate Dendrow's efforts in helping to secure us a tenant. We alone would not have found tenant's at a good/fair rate for the flat. I don't normally like dealing with estate agents but in this case Amar, Zead and Tiana at Dendrow have achieved what many other agencies including the larger, well known ones have not been able to, and in only a couple of couple of viewings as well. In our view this is genuinely impressive. They are all really decent, nice people too and seem to work collaboratively as a team rather than competitively as individuals looking for a commission which is really nice to experience and restored my faith in estate agents. Thank you.

I am a landlord letting out a flat in the area and it has been a real pleasure to work with Dendrow which have helped me find a tenant. The team is very helpful, polite professional and knowledgeable. The have been able to advise and support me on various landlord / tenant issues. I would very much recommend the agency.

Dendrow have been very understanding and responsive to issues we have had with the flat. We received our flat in a good condition and have had regular contact with several agents. I have recently had conversations with Matthew Wilkinson, who was very understanding and helpful with the issue we had regarding our tenancy. Completely contrary to the below review. Having rented at University it feels as though it is rare to find an estate agent that is so responsive and has modern means of resolving any issues regarding your residence.

I've been renting with Dendrow for almost two years now, and I've been happy so far. Myself and my flatmates appreciated a lot their services especially when it comes to issues in the flat: anytime something happens we can file an issue on their website, and we've always received help straight away (Barbara is great at helping out). I haven't been with many agencies, but I must say that Dendrow didn't let us down.

Flying to London for a house visit and they just cancelled the appointment a few hours before the visit without a proper reason. Communication with them was horrible. They put you on a mailing list which I never subscribed too and can’t get rid of it or unsubscribe. Don’t trust these guys at all and still trying to remove my info from their system.

Worst estate agent in West London. They couldn't give a monkeys about their tenants. Incredibly deceptive in their correspondence. Carried out renovation on our property for the duration of our tenancy, without informing us beforehand and claiming it was 'emergency work' (it was re-pointing, planned in advance) We experienced noise, residue and bricks falling from scaffolding in front of our front door! We even had a builders drilling and scraping at 7am on Sunday mornings, which Peter Wilkinson (the owner of Dendrow) personally approved.

I had had a good experience with Dendrow up until last week. They decided to send a surveyor to our house with barely any notice. Their excuse was that they had only just been informed themselves. However: - 24 hour's notice is the LEGAL minimum, not optional - Who else made the booking if they didn't? - The surveyor went into each of our rooms. We should have had a chance to arrange for one of us to be there - They confirmed the booking before informing us. There was NO excuse for us not being informed Be careful when using with Dendrow and you should be fine Edit: I have just been contacted by a senior manager, who assured me that this kind of practice is not in line with Dendrow's standards. Matt let me know exactly what they will be doing to make up for the incident, including having a stern chat with the landlord. So, even if Dendrow fails, it seems they are quick to make up for it. Thanks!

Please note that Dendrow has also sent us legal threats due to the review that has been posted as they are not happy with negative reviews published, which shows their aggressive nature. Absolutely shocking service. We were promised a move in date of 14th December and were told today (12th December) that we would not be moving in due to the landlord changing their decision and wanting 12 months rent upfront. Our holding deposit was never used to take the property off the market and the estate agent who let us the property has actually been relieved of their duties or as Dendrow put 'left by mutual consent'. One of the tenants who I was going to move in with has had serious family issues in the last 3 days and has actually been left homeless as a result of Dendrow's lack of due diligence. Dendrow may have used us as a bargaining chip to offer the property to someone else and never actually take it off the market, the estate agent who worked for them being 'sacked' is a reflection of the lack of transparency this company shows towards everyone. I will be escalating the matter further and request for any compensation, all correspondence from them we have in writing that the move in is ready but in fact it was never ready, the estate agent just wanted their commission and clearly promised things that weren't possible, hence they were relieved of their duties. The other tenants will be putting up reviews including blurred out pictures of all the correspondence done by the representative and we will not be reveal their name due to respect and data protection. This company has put has in a terrible position and has shown no remorse for their actions, submitting threats for leaving an opinionated piece is just 1 of many examples of bad service.

I have always rented my flat privately this time hadn't managed to get suitable tenants with Gumtree. Dendrow offered one of the lowest commissions and I was impressed with how quickly they got it marketed. Great photos seemed to make a difference, Patricia worked tirelessly with the viewings and we got suitable tenants in within a couple of weeks. Having the lease drawn up and signed electronically made things simple and Barbara dealt with the admin side of things efficiently. Everyone at the firm was nice to deal with, happy to recommend.
