We had variable experiences worth Dendrow when we were in the property. We had builders in our private garden for almost three months worth no prior notice. Now that we have moved out they have very unfairly taken much of our security deposit for absurd things. They didn't do a very thorough inventory when we checked in but have now done a very thorough check out inventory and blamed us for things we didn't do some charged us obscene amounts. There is a lady called Barbara who is the most helpful employee. But overall they have been the worst estate agent that I have ever rented with.

UPDATED: the outcome of the dispute which had been raised with mydeposits showed that the adjudicator held the tenant liable under one part of the disputed amount (in 100% Capacity) and liable under the second part (in 50% capacity). In line with the contractual obligations under the signed and dated Assured Shorthold Tenancy Agreement. Susan, The company only withheld part of your security deposit to cover the contractual obligations under your tenancy agreement. You were in a fixed term tenancy agreement for 12 months with no break clause. You signed the agreement and understood the terms and conditions. However, as you vacated fairly early in the contract, the landlord allowed you to assign your contract in line with your AST which has an assignment clause which specifies that a tenant could assign the contract provided a suitable applicant is found and that the assignment charge is paid per tenant. you were given a discount on this as we worked hard to minimize this in order to ensure that you were kept happy and given your situation we felt we would do anything we could to help. The inventory at the start and at the end of the tenancy was carried out by an independent 3rd Party company who has no bias towards the tenant, landlord or agency. therefore it was not Dendrow carrying out the report, but another company. Dendrow have no control over the building work on the exterior of the property. As was quite aptly explained to you. The freeholder makes the decision and we did everything we could to minimize the impact. We even wanted to arrange for gardeners to come when the work was finished so that you could continue to enjoy your garden and as a compromise from the owner who would have paid for the landscaping. You also raised a dispute with mydeposits who are currently processing the dispute in respect of the amount you have disputed. Really, we as a company have done everything possible to ensure that your occupation and subsequent early departure from the property was seamless. Dendrow has helped find thousands of people homes and we have tenants who have renewed their contracts year after year with our longest running tenant having been with us for 15 years now. We wish you all the best with your endeavors back home

Generally they were OK in terms of following up faults but Matthew Wilkinson was genuinely the most frustrating, rude estate agent I've ever had to deal with. At least most estate agents rob you with a bit of a smile. He was infuriatingly rude at every stage. Often had to bypass him and speak to his father, Peter who I think runs the business. Peter was an absolute delight. So my advice is Dendrow are generally OK, but Matthew communication skills are substandard for what I'd expect with someone handling a massive aspect of my life. UPDATE: In follow up to their response and comment that I deceived my flatmate(s), who I'm still friends with and speak to regularly, I checked if there was anything I was unaware of. They confirmed there was nothing left undone so this comment is unfounded by Dendrow - nothing more than a reminder of what it's like to deal with Matthew Wilkinson. All the best!

I rented a studio in Ealing through them last year. There was no useable shower when I moved in, which should have been checked. However, the agent was helpful in putting pressure on the landlord to fix it. The agent did not shy away from all responsibility as many rental agents in London do and was generally helpful throughout the tenancy, despite there being some issues with the flat. I also got my deposit back as promised and the agent was present at checkout.

I've been renting with Dendrow for almost two years now, and I've been happy so far. Myself and my flatmates appreciated a lot their services especially when it comes to issues in the flat: anytime something happens we can file an issue on their website, and we've always received help straight away (Barbara is great at helping out). I haven't been with many agencies, but I must say that Dendrow didn't let us down.

I have been renting from Dendrow for the past 4 years and continue to return to them as they are an amazing team and a wonderful bunch of people! In particular, Matthew Wilkinson, he has continually helped me find the perfect properties which suit my requirements. I would definitely recommend Dendrow as they go out of their way to help, when moving back to London after a year I went straight to them to help find me a property and even when it was looking unlikely they kept on the search and went that extra mile and found me a lovely flat to live in. Very polite helpful estate agents. Thank you so much to Matthew and the rest of the team at Dendrow for your continual help.

I had had a good experience with Dendrow up until last week. They decided to send a surveyor to our house with barely any notice. Their excuse was that they had only just been informed themselves. However: - 24 hour's notice is the LEGAL minimum, not optional - Who else made the booking if they didn't? - The surveyor went into each of our rooms. We should have had a chance to arrange for one of us to be there - They confirmed the booking before informing us. There was NO excuse for us not being informed Be careful when using with Dendrow and you should be fine Edit: I have just been contacted by a senior manager, who assured me that this kind of practice is not in line with Dendrow's standards. Matt let me know exactly what they will be doing to make up for the incident, including having a stern chat with the landlord. So, even if Dendrow fails, it seems they are quick to make up for it. Dendrow were very helpful in finding us the perfect flat. Once we found the flat we liked they were very understanding of our needs and worked hard to see that they were met. Simon of the Ealing Branch was very helpful, answered all of our questions promptly and insured that we felt comfortable in our new home. Dendrow were willing to rent out a property infested with bugs, and then thought it would be legal to try and charge themselves for the repair and take that out of our deposit. As they seem to do this as a matter of routine, make sure you go through your deposit protection scheme to get it back. That pretty much sums up the company's approach to rentals. Most of the admin/front of office staff are perfectly pleasant and helpful. Matthew Wilkinson (a member of the family who own the company I believe) is a dangerous combination of incompetent and thick, but that's why tenant protections exist.

My experience with Dendrow was largely positive during our tenancy, and they were relatively quick to complete repairs when requested. The real face of Dendrow seemed to be revealed when we vacated the property. It is worth noting that on arrival the property was in the regular state of disrepair as seems to be typical for London properties, with lights needing changing, a blocked sink and the flat in need of a general clean and pest control. Fine. I've rented in London for years, you get used to it. On leaving the property, though, I was shocked that Dendrow had chosen to withhold the majority of our deposit, despite us leaving the property clean and in a far better condition than that to which it was given to us. Luckily, after disputing with My Deposits, we were able to get a large proportion of our deposit back. Had we not disputed the case we would have had over £1000 unfairly taken from our deposit. Do not trust them, and do not doubt that they will try and take as much of your money as they can get.

Just to clarify it was the Landlord who sought deductions from the deposit and we purely work on behalf of the landlord. The landlord also instructed Dendrow Homecare Ltd to carry out works, who are a separate entity to Dendrow International and have different people working within it's team. You did indeed take the matter to dispute and were awarded accordingly. The contractor costs were invoiced to the Landlord accordingly by Dendrow Homecare Ltd and were not inflated or instructed by Dendrow International. My first piece of advice to anyone renting with dendrow is do not expect them to uphold their end of the tenancy agreement. You will regularly be inundated with workers and inspections. On several occasions during my tenancy this happened without notice and without a real explanation of what was happening. As most of my housemates worked throughout the day, this did not prove to be much of an issue but please do keep note of these instances as when you come to vacating the property you will 100% need to open an official dispute. Dendrow attempted to decimate our deposit via ludicrous charges that were put through their own cleaning company. The flat was rented out in a pretty run down condition and returned in a better state but £700 for cleaning was deducted from our deposit. When we moved in there were broken pieces of furniture, broken fixtures - again not unusual for London but never before have I had an attempt of £1800 deposit deductions for the pleasure. The real stickler was a charge of almost £1000 for a carpet replacement for moth damage under a bed. When we opened this as an official dispute it turned out the invoice Dendrow had used and evidence of pest treatment was over 5 years old and falsified in terms of dimensions of the room in question. Perhaps an oversight but likely an attempt to plunder money from tenants. Some of the charges were laughable including £72 for the removal of a sign the size of a piece of A5 paper. (I appreciate this is a breach but an individual call out charge and commercial waste charge for something that could fit in the bins in the building seems disproportionate). The independent MyDeposit review was a life saver and I cannot thank them enough for protecting us from these dubious attempts to deduct from Dendrow. I urge you to note down times where they have broken the tenancy agreement as well as you will likely be able to win back vast swathes of the money. They will take a threatening tone with you but remember this is your own money. Better still avoid them like the plague but if you have already entered into a tenancy with them, please be vigilant.

They are not a member of the property Ombudsman (which means they're not regulated to an adequate level), and they know their letting contracts inside out that they'll squeeze every penny out of your deposit. Examples include, charging you for not removing coat hangers (£100), cleaning bills (£300, the flat was never provided at a professional steam clean level, but they'll bill you it), wear and tear on wardrobes. Anything they can squeeze out of you, they will. If you are one of the unfortunate souls to have signed up with Dendrow, make sure you have email evidence, for any fixtures, or confirmation on details. Make sure you read the fine print on their letting contracts. It was very stressful moving with them in the first place, and even more soul destroying when you leave. Remember, they appear friendly in the beginning, but their true faces appear when you signed the contract.

It is the worst agency I have ever worked with, and I have worked with a few! We got so many promises before we moved in to our house, but as soon as we had signed the papers they did not care at all. I could write a book about this mess. If you are thinking of letting or buying through this agency - run while you can!!! Seriously

It must be noted that Dendrow was not managing the property on behalf of the landlord and even though we did our best to resolve the issues that arose, we had no authority to do any work whatsoever, and as such you were advised to contact the landlord directly. We really do wish that this matter could have been resolved differently. As I am sure you are aware, the landlord was trying to contact yourself and your housemates regarding the deposit. Team at Dendrow have done great job for me as a Landlady I haven't do anything as I have instructed Dendrow to do the full management of my Luxury House at Mayfair and so far so good the last two years this guys have take all responsibility on really high professional basis from finding the tenants and take care of all maintenance. Constantly illegally leaving flyers on cars in the area. Very cheap advertising and produces a lot of litter in the area as they're all just tossed on the floor. The worst and most disrespectful estate agent in the area. Fly posting is illegal and they have no right to go around touching everybody's cars. They'll get reported to Westminster council one of these days.

Worst agency I've had to put up with in 15 years of renting. CONSTANTLY welcoming themselves into your home and snooping around your property and possessions with 24 hours notice (if you are lucky!) where other agents will ASK weeks in advance - so unbelievably overbearing - they only care about their landlord clients, if anyone. They are also unresponsive and slow when repairs or other services are needed. They basically give you no chance of meeting their contract clauses and make everything out to be your fault. Desperate to claw into your deposits.

CONSTANTLY welcoming themselves into your home and snooping around your property and possessions with 24 hours notice (if you are lucky!) where other agents will ASK weeks in advance - so unbelievably overbearing - they only care about their landlord clients, if anyone. They are also unresponsive and slow when repairs or other services are needed. They basically give you no chance of meeting their contract clauses and make everything out to be your fault. Desperate to claw into your deposits.

If you consider using Dendrow services - think again! Nothing about this agency is professional on any level. Initially, they appear very friendly and laid back but that's just a facade. The moment you encounter any problems or address any issues, Dendrow people become aggressive and unhelpful. From false information about the bills and wrong property address on the contract to unacceptably rude e-mails - we got it all. It's essential you double check literally everything they say. Or best - stay away. Would not wish our experience with Dendrow on anybody.

We really appreciate Dendrow's efforts in helping to secure us a tenant. We alone would not have found tenant's at a good/fair rate for the flat. I don't normally like dealing with estate agents but in this case Amar, Zead and Tiana at Dendrow have achieved what many other agencies including the larger, well known ones have not been able to, and in only a couple of couple of viewings as well. In our view this is genuinely impressive. They are all really decent, nice people too and seem to work collaboratively as a team rather than competitively as individuals looking for a commission which is really nice to experience and restored my faith in estate agents. Thank you.

Dendrow have been very understanding and responsive to issues we have had with the flat. We received our flat in a good condition and have had regular contact with several agents. I have recently had conversations with Matthew Wilkinson, who was very understanding and helpful with the issue we had regarding our tenancy. Completely contrary to the below review. Having rented at University it feels as though it is rare to find an estate agent that is so responsive and has modern means of resolving any issues regarding your residence.
