new levels of frugalness with the truth

was meant to be viewing a property that i subsequently discovered was opposite a petrol station. i called the agent as a curtesy to let them know that i wouldn't be coming to the viewing, but thought it would be interesting to see whether there was such a thing as an honest realtor (i am sure that there are, i just don't feel like i've met one yet, and i've dealt with a lot of them in a lot of different countries). the conversation went something like this: me: i just noticed that this property has been on the market since 2019, is there an obvious problem with the property (remember, that i've seen on google street view that it is DIRECTLY OPPOSITE a garage, but this isn't something the agent at any point things might be worth mentioning, despite questions such as "i don't really want to make a 3-hour roundtrip if there is an immediate and obvious reason why this house isn't selling, assuming it isn't because it isn't ridiculously overpriced (apparently it is priced realistically, although i'm not sure what evidence there is to support that). "is the area zoned residential only, or are there businesses in the immediate vicinity, to which there was mention of post offices, pubs, etc., but not the fact that there is a petrol station across the street. multiple probing questions to which "there is a petrol station across the street" would have been an honest response, never happened... avoid this company, or at least this agent, like the plague would be my recommendation of C & H (Church and Hawes), Burnham on Crouch branch.

I paid A deposit to take a flat off the market, then the landlords decided to not take me. So I thought obviously I’d get my £173 back as that’s not my fault. But no! They are refusing to give my deposit back!! I’m honestly shocked that they can do this to people. Very deceitful Be carful

DON'T.... Just don't put your trust into these estate agants! All was perfect in the beginning, was shown around several properties and fell in love with our "forever home" immediately. Put our offer in and was accepted to our utter delight! Got our mortgage sorted and solicitors appointed right away. Everything was running smoothly and quickly. Paid the solicitors hundreds of pounds to carry out surveys etc and draft contracts were drawn up! 4 weeks later and just 5 days before Christmas we got a phone call from church & hawes to say he'd been contacted by another person who wanted the house and willing to offer more money so we were put into a bidding war. Obviously we lost and so our dream house was snatched away just like that... our Christmas ruined and 2 devastated children who had started decorating their new rooms in their heads!! While I understand it's not illegal to be "gazumped" I do find it morally wrong. After having spoken to other estate agents who have also said they'd never do that to someone there is still obviously an estate agent who thinks it is acceptable. Because of what he did to us, out of principle we will not even look at a house up with them now! Absolutely appalling agents!!

Agents are legally obligated to report all offers to a seller, up to the point of exchange. See part 9A of the ombudsman's code of practise for Estate Agents: https://www.tradingstandards.uk/media/documents/commercial/codes-of-practice/tpo-sales.pdf As harsh as it is to the buyers that have lost out, we are guided by these regulations. Anyone that does not report an offer to their client is breaking the law and stands to lose their right to practise.

40 years ago we bought our house with the help of Mr Philip Church, and now even with current restrictions we managed to complete the sale of our house, finally handing over the keys with his son Glenn Church. The whole experience has been made easier with excellent work of the very friendly but professional staff, Andy, Daniel but particularly Neil who has helped and advised us from the beginning of this long journey, always calm and pleasant, honest and reliable. Excellent service all round. Would thoroughly recommend them to anybody buying or selling their house.

A big thank you to Jo for working really hard to get us to the exchange. This was not at all easy for Jo as there was many hiccups along the way from the chain. Nothing was ever to much for Jo and she always repiled straight away to us either by phone or email. Any problems that needed solving Jo was always on the case. We previously brought through church and hawes and have now sold by them and i would 100 percent recommend them. . Thank you also to Simon and Nathan
