So after a year with another Estate Agent and multiple false starts and sales that fell through we felt enough was enough and decided to go with the Estate that had been local all the time we'd lived in the area; Church and Hawes. From the outset it felt like a professional, organised and well run outfit. We were met by Grant at the SWF Office who talked us through their process. We had a decent offer quickly which we accepted and despite a slightly awkward chain (leasehold properties) Church and Hawes were on it throughout. One of their biggest strengths is keeping the customer informed. I wouldn't have any hesitation in recommending C&H and would just go straight to them in the future. It just isn't worth the hassle going with anyone else.

Two Months Lost Due to Poor Sales Progression and Communication I accepted an offer on my vacant, chain-free property on 19 May after agreeing to a lower price because I was assured it would be a quick sale. Nearly two months later, I discovered that the buyer had not even paid the monies requested by her solicitor to begin the conveyancing process. I was not informed of this by the estate agent. In fact, I only found out when I visited the branch in person. The branch manager told me that he had only become aware of the issue the previous week. In my opinion, this makes the situation worse, as it suggests that little or no effective sales progression was taking place during the two months following acceptance of the offer. Had I been kept properly informed, I would have put the property back on the market much sooner and avoided losing valuable marketing time. I was also disappointed by the way the property was remarketed. The original marketing date remained unchanged, making it appear that the property had been sitting on the market for a considerable period, and my request to add wording explaining that it was unexpectedly back on the market was not actioned promptly. Whilst the commission rate was competitive, good communication and proactive sales progression are far more important. Unfortunately, my experience fell well below the standard of service I expected. As a result, I have lost almost two months on what should have been a straightforward sale of a vacant property.

I have just sold my flat and used Church and Hawes estate agents in Maldon. Neil handled the sale. He was extremely professional and approachable. He was pro-active in that he regularly contacted the buyer and buyer's solicitors to find out how things were progressing and relayed that information to me. If I had a query it was answered immediately. He took away a lot of the stress that can be associated with buying or selling property. I have bought and sold a number of properties over the years and can honestly say that, due to Neil's expertise, this experience has been the most stress free and professional I have encountered.
