We we tricked by these estate agents. We turned down a low ball bid from an interested party, partially because it was clear they were in a complex chain. Throughout the engagement we dealt with one estate agent - until one day another one from the same office rang us a few weeks later, explaining the first one was away and he had a great "cash" offer. It was below what we had previously rejected but good enough, so we accepted. We later discovered it was the same bidders! worse - their situation had not changed, its just this estate agent decided that cash meant after they had sold their property!! everyone knows that is rubbish, cash is cash...now! By this time we had as requested taken the house off the market, plus we were closer to when the bidder in theory might actually sell. Of course that did not happen as planned - by this time we were stuck. Eventually we did sell in this short chain, but we lost £18K off the original offer the same bidder made. There is no doubt, this estate agent worked very hard for the buyer, and never stood up for the seller who pays their fees. Just don't trust this estate agent.

GoogleManipulation, Guff that backfired late summer 2025 to end of year.
I'm a chain free buyer and was interested in a property on the market by church hawes Burnham on crouch branch :
My position is half cash , half mortgage.
The property I was interested in was listed by Church hawes Burnham office,
but the office and the sellers kept it secret that another party had put in an offer which was ACCEPTED, but the estate agent and sellers kept the property on the market due to the accepted offer was in a chain and not gone to sold subject to contract which I was not made aware of.
I viewed the property twice in a close period of time , my broker put in a reasonable offer to then be told of the other interested party and offer , who by this time had gone sold subject to contract on their property, but the property church hawes was selling was not listed as SSTC.
The estate agent then immediately stated it's going to BEST & FINAL
My broker put in at my request full asking price and I was outbid.
The estate agent then contacted my broker and stating we can bid again despite it being a best and final which I obviously declined .
I'm ok about losing out , as not over paying a property the estate agent valued it at.
The property approximately 3 weeks later went back on the market on Saturday.
I made an enquiry first thing Monday morning at 9.30am . Church hawes Burnham on crouch , on the same property informed me the same person wanted it again.
I said that's ok they can have it .
I was pushed by church hawes Burnham on crouch to place an offer 4 times during that one phone conversation.
Each time I said no..they can have it.
About 30 mins later I got a voicemail to call their office.
In the afternoon I got a voicemail to call them. At 3.15pm I called them to why 2 voicemails to which got told the person had just pulled out?
If just pulled out then why voicemails earlier in morning to call them?
I felt it was manipulation & GUFF and pressure tactics for selling and (FOMO : fear of missing out ) Seem very suspicious
especially the manager Nathan.
The property was originally on the market on 06062025 yet funnily went back on the market on right move at a new on the market date d
which is not under the removal from right move & rejoin under a date within a certain time frame to list as new date
The property has now been pulled from the market very late 2025, not selling from being on the market original date of 06062025
So it was the market for 6 months and guess what no saleand pulled.
Church hawes Burnham are aware as I sent them an email and although they denied doing anything legally wrong & nothing wrong.
Human Ethics & morally they have from my perspective with the information, events outlined and four times in one call requesting me to make an offer
I will never deal as a buyer on any property ever from church hawes Burnham branch irrespective of what I think of a property.
And thankfully now the housing market is starting to correct itself for the buyers.

Just don't put your trust into these estate agants!
All was perfect in the beginning, was shown around several properties and fell in love with our "forever home" immediately. Put our offer in and was accepted to our utter delight! Got our mortgage sorted and solicitors appointed right away. Everything was running smoothly and quickly. Paid the solicitors hundreds of pounds to carry out surveys etc and draft contracts were drawn up! 4 weeks later and just 5 days before Christmas we got a phone call from church & hawes to say he'd been contacted by another person who wanted the house and willing to offer more money so we were put into a bidding war. Obviously we lost and so our dream house was snatched away just like that... our Christmas ruined and 2 devastated children who had started decorating their new rooms in their heads!! While I understand it's not illegal to be "gazumped" I do find it morally wrong. After having spoken to other estate agents who have also said they'd never do that to someone there is still obviously an estate agent who thinks it is acceptable.
Because of what he did to us, out of principle we will not even look at a house up with them now! Absolutely appalling agents!!

Agents are legally obligated to report all offers to a seller, up to the point of exchange. See part 9A of the ombudsman's code of practise for Estate Agents: https://www.tradingstandards.uk/media/documents/commercial/codes-of-practice/tpo-sales.pdf
As harsh as it is to the buyers that have lost out, we are guided by these regulations. Anyone that does not report an offer to their client is breaking the law and stands to lose their right to practise.

I was advised to proceed with a buyer whose funds were dependent on a matrimonial court order, and I was reassured verbally that these funds were secure and that the chain was sound. Unfortunately, the funds did not arrive in time, the chain collapsed, and I ultimately accepted a £15,000 lower sale price and incurred an additional £2,500 in stamp duty as a result.
