Sold!

Great service from the initial sales pitch, pricing and comparables through to the sale. Kept us informed of how things were progressing and realistic in discussing options and outcomes. Went above and beyond in getting the sale over the line. Thanks Dave and Duncan.

We sold our house through Cassidy and Tate in the summer and found them to be very professional, proactive and hands on. We certainly would not have any concerns recommending them to sell your house and would not hesitate using them again. Thanks to David for always being on hand and to Siobhan for chasing the buyers and funders solicitors on a daily basis! Rob & Jenelle Clifford

A pleasant change...

I rented a property through Cassidy and Tate 6 months ago and I would thoroughly recommend them. Ricky was the agent on the property and he couldn’t do enough to help and get the process completed as quickly as possible, with regular communication throughout. The property is managed by Cassidy and Tate and on the couple of occasions I have had to contact the team, the problem has been resolved very quickly and with regular updates. A very pleasant change from letting agents I have dealt with previously.

My partner and I were very happy with the service from Cassidy & Tate in finding us a new apartment to rent in St. Albans. Our agent, Ricky Veale, was very attentive and professional at all times and found us a great apartment and we would have no hesitation in recommending his services.

Excellent service, definitely recommend

We let out our flat and moved to a house, both of which were facilitated by Cassidy and Tate. Ricky and team were simply fantastic. Made the process smooth, communicated well and promptly. They also manage the rental property and we are satisfied with their inspection process and updates. Very happy with all the services. Thank you Cassidy and Tate, keep up the good work. A&S

We did employ Cassidy & Tate since 2017 to take care of our buy to let property and we are absolutely satisfied with the uncompromising service received by the team specially from Ricky Veale, Stephen and Gemma. They have truly taken the burden off from us and we have entrusted them with the full management of our rental property. Our previous experience with two of the well known high street letting agents in St Albans were total disaster indeed!

Great experience.

We used Cassidy and Tate, after having many issues with other local estate agents, and we couldn’t be happier with how well everything was dealt with from start to finish. Our agent was Ricky Veale, he was incredibly helpful, polite and efficient. Ricky couldn’t do enough for us and made our move to the area so easy!

Poor agents for us as buyers - property didn't even get near to exchange

I would give this 0 Stars if I could. My partner and I were first time buyers and from very early on we noticed signs of poor communication, however as we liked the property we wanted to buy it. From the start we were chasing other agents to contact the sellers and in turn contact Duncan & his team. An offer was accepted and we had to call 4/5 times a day for a week to get the agents to finally send the sale Memo and I had to go to the area manager to enable this to happen. However fast forward a few months and all of a sudden, the sale of the property falls through. We constantly would chase the agents 3/4 times a day every day. The sellers changed solicitors, for which the agents knew about but didn't inform us. We had to find this all out for ourselves. And now the agents kept saying they couldn't get in touch with the sellers but we ended up being local to the sellers so went to knock on the door and find out that they decided to not sell and they have told the agents a while back, yet the agents still had not told us. Both agents & sellers were a complete joke. cowboy seller who wasn't serious about selling and is just a waste of time. They were selling a house in NW9 0TH, and I would suggest to not deal with these sellers ever. However, these agents are also a joke, who are based in St Albans but do not know what they are doing. How can the agent not inform the buyers of any updates? We as buyers ended up finding out everything ourselves, and the agents have not in turn actually done anything. The whole experience from 2 months ago to now has been an utter joke. I would never ever purchase a property if I see these agents name on the house, nor would I recommend anybody else to. They have a catchphrase of being experts, but they are the biggest cowboys I have ever met. AVOID THESE AT ALL COST, THEY WILL CAUSE YOU TO LOSE MONEY!

Dear Mr Ahmed, We take customer service very seriously, having now reviewed your purchase in full detail our comments are as followed: The vendors kindly offered to show you around the property themselves on 06/09/19. A second viewing was booked again with the vendors on the 12/06/19. Having decided you wanted to proceed forward with an offer, you then approached another agent with regards to proceeding forward. This caused much concern for the vendors who didn’t want to be liable for dual fees. You mentioned phoning “4/5” times a day to chase the sales memo, as discussed with you at the time we cannot issue a sales memo without both parties solicitors details, once the vendor had provided their choice of solicitor, memos were issued immediately. Frustration started to build for the vendors when after four weeks you still had not booked a mortgage valuation survey, this was then followed by yourself changing mortgage broker and solicitor. A homebuyers survey went ahead on 13th of November (Two months from the date the offer was accepted) I also believe searches had not been ordered nor any enquires raised at this point. The vendors complained on a few occasion that that you were messaging and calling their personal numbers after they had instructed you to deal directly with the agent. I can confirm from email records you and Nabila had regular updates from Cassidy & Tate, even seeking our advice on contact details for a damp proofing company. A choice was made by the vendors to abort the sale after losing confidence with yourselves as purchasers. It was a shame for all involved that the vendors decided they did not wish to proceed forward, we unfortunately have no control over their final decision. As first time purchasers we appreciate this is all new to you and wish you the best of luck with any future purchase. Cassidy & Tate

Recommended as a Buyer

Cassidy did a really good job of helping the legal teams of buyer and seller come together to achieve a common purpose. Cassidy really helped to turn what is normally a stressful time into a time when we always knew they were proactively on the case. We also got really good daily communication throughout the process. I highly recommend buying through Cassidy & Tate, but I also imagine the experience would be equally as good as a seller.

Great Communication!

We had a very good experience buying a property through Cassidy and Tate. Due to some unforeseen circumstances it wasn’t the easiest sale for them I’m sure but the communication throughout has been excellent. Big thanks especially to Duncan Cohen for going above and beyond to help progress the sale, at times drawing on his own network for advice and consultation to do so. Can’t recommend enough and would definitely use again!

Most people have a pretty poor opinion…

Most people have a pretty poor opinion of estate agents, but these guys take it down to a whole new level!!We had two other agents in the 'chain' neither of whom could believe the appalling lack of any service from these guys, I even had to deal with the key handover myself! When i suggested that they should think about a discount for me having to progress and supervise the whole transaction myself, their response was to threaten to sue me....Nice people, I think not!I would never use them, nor would I recommend them.

Dear Mr and Mrs Robinson, Thank you for your feedback and comments. We take a lot of pride in our service and as you can see we have a great score on trust pilot with our feedback. David and I pride ourselves on the experience clients receive when using Cassidy and Tate. This hard work and continued effort to provide a great service as a team for our clients proved itself when you were recommended to use our services via mutual client. Naturally concerned at your comments I have fully reviewed your sale from start to finish and respond as follows. On the 26th of May 2018 you instructed us to market your property for sale. This was following a failed attempt with a previous agent who had been marketing your property for several months without finding a buyer. After producing very different and enhanced marketing to what was produced before, including some excellent photography, using the Cassidy and Tate drone, we commenced viewings on the 1st of June 2018. There were several viewings conducted at your property. As previously agreed between us, you didn’t want us to have a key for the property as you spent a lot of time abroad and wanted to conduct the viewings yourself. On 10th September 2018 an offer was put forward by one of our clients, which you declined. Following more viewings, on 29th January 2019 we had another offer, the same amount as before but this time you agreed and accepted their offer. The buyer’s chain below was incomplete at that stage but was completed via Cassidy and Tate (to which you were pleased that we as your chosen agent was also handling their sale) on the 21st March 2019. On this day sales letters were sent out to all parties and the legal process was started. The chain exchanged in 64 working days. This is well within the average range for a sale involving a lower and upper chain like yours. I would like to point out that we as an agent are technically only employed to find a buyer for your property. The legal side of the transaction itself is carried out by your chosen solicitor. We, as agents, have no control over the length of time it takes for the legal process to be completed. We do employ a sales chaser to help, offer advice, support and act as go between all parties involved to keep matters moving as smoothly as possible. The majority of agents do not do this. With regards to the comment about the key hand over, in most cases we do a complete key hand over on completion, because we never ever had a key, in accordance with your wishes, it was agreed through the solicitors you would hand the keys over on completion. The sales process can be a very frustrating part of the process when moving and puts on a lot pressure on clients throughout the whole chain above and below. At any stage of the sale we would have followed your instructions and withdrawn from the sale and searched another buyer if you were not happy. We acted in good faith to find you a good buyer who bought the property after months of marketing and you did not express any satisfaction throughout the transaction. I cannot reply to comments possibly made from other agents as we only deal with our own properties and the facts we have in front of us. As a last point you were under a sole agency contract with ourselves and placing your property on the market with another agent alongside our marketing was in breach of your contract with us. Your action made you liable for our multi agency fees that were substantially higher. This was mentioned to you on several occasions. However we refrained from invoicing you at the higher level. It was only after you refused to pay our sole agency invoice that our legal department intervened and had to chase you for our already discounted fees! We feel very strongly that at no stage did we offer a poor service or hinder your sale whatsoever. It is a shame that you feel this way about estate agents and especially after all our hard work as we do work very hard in a tough market to find buyers and meet the wishes of our vendors. May we take the opportunity to wish you all the best in your new home and I am sorry that you feel this way about Cassidy and Tate. Normally when we sell a property that has been on the market for months and months elsewhere with another agent it’s a success story for us!

A DISGRACE to the lettings industry...

I have had the most appalling experience with C&T. I will NEVER use this agency or recommend them to my family, friends or work colleagues. The owner and staff ignored our calls and emails. Maintenance work was left unattended for the duration of our tenancy and having vacated the property in July, our holding deposit has still not been returned, for no legitimate or fair explanation. An absolute DISGRACE to the lettings industry!

Agent replied · 15 June 2024

Good afternoon Claire,While your tenancy did not end as well as it had begun, we would strongly refute your assertions. We act upon the landlord's instructions relating to maintenance, and it is fair to say that you did not suffer any serious issues during your tenancy. The undisputed portion of the deposit was returned to you within the timescales of the government-backed scheme, and the remainder of the deposit is awaiting independent adjudication that you have only recently agreed to.We promote an effective working relationship between landlords, tenants and ourselves, and it is regrettable that during your tenancy these relationships broke down.We look forward to a swift and fair resolution to the deposit dispute and wish you well with your future rentals.Best wishes, Cassidy and Tate
