So far, we’re at the reservation stage, with our new home not ready for a few more months. However, the experience so far has been excellent. Sarah and Hannah at Fernleigh Park have been truly amazing. Having visited other developers in the past, we often felt overlooked or not properly supported, but CALA Homes has been completely different. Buying a house isn’t a small decision, it’s not like purchasing a pair of jeans! It’s a huge commitment, and CALA has helped us feel 100% confident every step of the way. CALA shows a lack of ethics and integrity in their sales practices

I initially agreed to an Assisted Move on a plot listed at £565,000, with CALA valuing my property at £430,000. Shortly after I reserved, CALA reduced the price of similar plots to £550,000, which remains the listed price online. I notified them, requesting the same price reduction for my reserved plot, contingent upon selling my property. However, with the flat market, there was limited interest, and CALA advised me to drop my asking price to £420,000, which I accepted. After four or five months with no offers, CALA’s agent suggested reducing my asking price to £400,000. I declined and decided to withdraw from the Assisted Move arrangement.Within few days, CALA offered a part-exchange on my property. After negotiations, they confirmed an offer of £420,000 for my property and £550,000 for their plot. This agreement was confirmed both in person and via email, and they issued a part-exchange offer reflecting those figures. However, within 24 hours, I was informed that the sales director had raised the price of my reserved plot to £565,000, meaning I’d be accepting a £15,000 reduction on my property’s sale to CALA. This abrupt reversal was surprising, as I had accepted their original offer within the stated five-day validity period.While CALA has the right to set their own pricing, my issue lies in the inconsistency: they verbally and in writing committed to a price of £550,000, only to change it less than 24 hours later. If I hadn’t responded in time, I could understand a price increase. But given the offer was valid for five days, this move felt disingenuous. I raised these concerns by phone and email, questioning how CALA could justify repeatedly urging me to lower my asking price while they hadn’t reduced theirs, despite the lack of sales over six months. Had their properties been in such high demand, they wouldn’t have waited for me for five months. Both part exchange and assisted move schemes are a huge scam.It’s clear that national builders like CALA lack a transparent complaints process. Their sales teams act as the sole point of contact, and it’s unclear how accountable they are to their senior management. I am sure, if this would have happened in a financial sector, one of the senior most member would have involved in and try to listen to my grievance. Since I don’t have such forum, I thought of posting my reviews here to warn other customers.---@CALAThank you for your response. This isn’t a matter of confusion but rather a concern about a sudden change following the issuance of the PX offer, specifically regarding the amount stated in the agreement. Unfortunately, I don't have a direct way to explain this in detail, so please give me a call at your earliest convenience so we can discuss it directly. You have my contact information.I’ve had my reservation fee held with CALA for nearly five months, and it’s frustrating to now be told that I’ll need to wait an additional 28 days for the refund.---Final Update on this 13/11/2024I appreciate CALA's review team for actively addressing customer feedback, including my own. After reaching out, the Sales Manager followed up, giving us a chance to renegotiate. However, my concerns with their Part Exchange (PX) option remain. As I noted, the PX feels like a questionable trade-off. If you buy without PX, you’re eligible for a 5% incentive. But with PX, CALA offers a price that is 3-5% below the market value for your property, and it appears they effectively use that reduced amount to cover additional costs like stamp duty and legal fees.I am also disappointed that, despite the evidence I provided, CALA didn’t reverse the unexpected price adjustment introduced after discussions with their sales team. While they reduced the property price from £565K to £550K, they removed the previously agreed £15K stamp duty support, offering only £5K instead. This still leaves a £10K gap, which is disheartening given the initial terms we discussed.Another 28 days to wait for my reservation refund, adding to the nearly five months they have been holding the reservation fee. This delay is really frustrating.--I am re-posting this as my original review has been on hold by CALA.

Professional approach to arriving on time.

The Cala painter (Neal) was held up in traffic coming to visit and telephoned ahead to say he was delayed and would arrive as soon as he could. This shows a great deal of professionalism.I also had help from Vicky at Cala after sales service and she was able to book in an appointment at a time that was convenient to my own work schedule. This was greatly appreciated.The work carried out was to a very high level and the repair to the door surround looked like it was brand new.He also answered a couple of general paint queries about future maintenance and completed the work well within the suggested timescale.
