Disappointing experience, felt very unwelcoming!! We visited Outwood Meadows recently as we were genuinely interested in purchasing a property. Unfortunately, the overall experience left us disappointed. From the beginning, we did not feel particularly welcomed or that there was much effort to engage with us as potential buyers. The sales advisor was sitting in the office and we had to take the initiative to ask about the available properties. We were interested in viewing the Hallam and Heaton, but it was only after we insisted that we were taken to view them. When we went near the Hallam, we were then told that there was no key available, so despite being genuinely interested in the property, we were not able to view it. Even getting the brochure required us to specifically ask for it rather than it being offered as part of the viewing experience. We were genuinely considering purchasing, but at no point did we feel that there was much effort to understand what we were looking for or help us find the right property. The development itself may be worth considering, but it was a poor experience with the sales team.
Hi Ram, thank you for your feedback. We're sorry to hear that your visit to Outwood Meadows did not meet your expectations. We pride ourselves on providing a welcoming and helpful service, so it's disappointing to learn that this was not reflected during your visit. Your comments have been shared with the relevant management team for review. We appreciate you bringing this to our attention and hope we have the opportunity to restore your confidence in the future. Best wishes, Laura

We moved in July after a fairly lengthy process selling our previous home. We reserved our plot in March and despite the delays on our sale Bloor were very understanding and patient which was great as we were stressed enough with everything else so that is a big plus for us. We are very happy with our house and the build overall. Having come from a previous new build which wasn't great at all we are impressed. The snags we have experienced are pretty typical apart from a few but the handling of these have been superb. No arguments no fuss just resolve. Jack Cross is our site manager and he has been brilliant so thank you to him and the rest of the Bloor team involved.
Hi Tommy, thank you for your wonderful review. We're delighted to hear you're happy in your new home and that our team was able to support you throughout the moving process. It's great to know you've been impressed with the quality of your home and the way any issues have been handled. We'll be sure to share your kind comments with Jack and the wider team, who will be thrilled to receive the recognition. Thank you for choosing Bloor Homes. Best wishes, Laura

We honestly can’t thank the team at Bloor Homes at Elsenham Park enough for everything they did for us. We completed our part exchange in just 2.5 weeks, which was an incredibly quick turnaround, and there’s no doubt in our minds that this was only possible because of the amazing support we received from Nicola, Bradleigh, Melanie, Bernice and Dougie. Throughout the whole process, they were always there when we needed them and regularly went above and beyond, helping us with things that were well outside their usual remit just to make sure everything kept moving. Nothing ever felt like too much trouble, and having that level of support made what could have been a very stressful few weeks feel so much easier. Everyone was friendly, approachable and genuinely seemed to care about getting us into our new home. Communication was brilliant throughout, and we always felt like we were in good hands. And after all of that, the best part is that we absolutely love our new home! We couldn’t be happier with it and are so pleased we chose Bloor Homes at Elsenham Park. A massive thank you again to Nicola, Bradleigh, Melanie, Bernice and Dougie, you were all fantastic and made such a difference to our experience.
Hi Helene, thank you for your wonderful review. We're delighted to hear that our team helped make your part exchange journey smooth and stress-free. Nicola, Bradleigh, Melanie, Bernice and Dougie will be thrilled to receive your kind feedback. We hope you enjoy many happy years in your beautiful new home, and thank you for choosing Bloor Homes at Elsenham Park. Best wishes, Laura

Love the house, love the location being so close to the station. The development however feels unfinished. The noise, the mess and the constant building related traffic is a real problem. We’ve been here 2.5 years and were told building would be nearing an end by this point. With a new phase underway this is going to be a lot longer. We live opposite the site setup and there is considerable noise from about 6:30am onwards during the summer months, 6 days a week. Not only this but the construction traffic has a one way in one way out route which will impact housing that has no business being impacted for years to come. Until Bloor move their setup and access I would strongly advise against moving onto the new parts of the estate.
Hi George, thank you for your detailed feedback. We're delighted to hear you love your home and its location close to the station. We're sorry to hear about the disruption caused by the ongoing construction and understand how frustrating the noise and traffic can be. We continue to work with our construction teams to minimise disruption wherever possible and appreciate your patience as the development progresses. If you have any further concerns, please don't hesitate to contact our Eastern Customer Care team, who will be happy to assist. Thank you again for sharing your experience. Kind regards, Laura

Start building work as early as 6 am. site manager and head office have not resolved this issue. This has continued on and off for over a year. Would not employ them for building work as do not follow laws and regulations and have not care to the public they work around
Hi there, and thank you for bringing this to our attention. We are sorry to hear that you feel previous discussions have not adequately addressed your concerns. Should you experience any further disturbances, please contact our regional Customer Care team directly with the date, time and details so that these can be investigated promptly. Please be assured that Bloor Homes remains committed to minimising disruption and being considerate of our neighbours and the wider community while construction works are taking place. Kind regards, Laura

There is virtually no cement in the mortar joints of the external wall bricks. The filler material disintegrates instantly with light hand rubbing, leaving holes in the joints. In addition, multiple bricks at wall corners have developed obvious cracks. This shoddy bricklaying fails to secure the wall tiles, seriously weakens the exterior wall structure, causes a high risk of rainwater infiltration, and does not comply with UK building regulations The developer is attempting to shift all responsibility and falsely blame the cement supplier for the defective brickwork. The fundamental issue lies in their shoddy construction workmanship rather than raw material quality. Proper mixing ratios and professional bricklaying are the builder’s obligation under the building contract. They cannot evade their contractual liability by passing the buck to a third-party supplier. The missing cement compound in brick joints, crumbly filler and cracked corner bricks are direct results of their substandard construction, for which they must take full responsibility and carry out full remedial repairs at their own cost.
Hi Qingyu Lin, thank you for your review and for bringing your concerns to our attention. We acknowledge your feedback and understand that you are currently in communication with our Customer Care team regarding this matter. We appreciate your patience and value your feedback. Best wishes, Laura

Constant parking, speeding & safety issues on site. Neither developer cares once they’ve got your money!
Hi Lex, thank you for your feedback. Our site team have carried out an assessment of the roads within our responsibility, noting that this is a shared development. We are aware of the instances of double parking by residents and visitors, however, this is not something that is within our direct control. We would like to reassure you that your concerns have been acknowledged, and Bloor Homes will assist wherever possible. Once the development phase is complete, Highways will carry out a formal street survey. If deemed necessary, measures such as double yellow lines, speed bumps, and additional advisory signage may be introduced. Thank you again for bringing this to our attention. Kind regards, Laura

We had a good experience with Bloor when it came to purchasing the property, and the buying process itself was smooth. That said, there are some serious ongoing concerns around road safety on the estate that need attention. There is frequent speeding, multiple near misses, and unfortunately several reports of pets being hit by vehicles. The mini roundabout is often ignored or driven over incorrectly, and it’s common to see this happening at different times of day. Parking is also a major issue across the estate. Cars are regularly double parked, sometimes on or around the roundabout itself, which creates very tight access and can make it difficult for larger vehicles like ambulances or fire engines to get through. In some areas, blind corners combined with parked cars force drivers onto the wrong side of the road with very little visibility, which feels unsafe for everyone using the roads. As residents, these concerns have been raised multiple times, and it would make a big difference to see proper traffic calming measures introduced, things like speed restrictions, clearer road markings, double yellow lines, or physical measures to stop misuse of the roundabout. At the moment, the layout and behaviour of some drivers make it feel unsafe for children, pets, and even general day-to-day driving. I’d genuinely be happy to update this review in the future if improvements are made, because the estate itself has potential, but safety needs to come first
Hi Chloe, thank you for feedback. We’re pleased to hear that you had a positive experience during the purchase of your home and found the buying process to be smooth. We have reviewed the matters raised in your review and our site team have carried out an assessment of the roads within our responsibility, noting that this is a shared development. We are aware of the instances of double parking by residents and visitors, however, this is not something that is within our direct control. We are on the Bloor side. The house is well built and we've had minimal snagging issues which have been dealt with efficiently and quickly. The estate is in a lovely location. The downsides are: •The current lack of amenities although both Bloor and Persimmons state that there is going to be a primary school and some shops. •Dangerous roads - the roads are narrow and have tight corners. Unfortunately some residents, delivery drivers and visitors feel it's their personal race track and speed through the estate. Despite this being raised there are no traffic calming measures in place. The roundabout is a particularly dangerous spot as it is ignored daily by many. There is a high incident of cats being hit by cars (and drivers not stopping) and it's likely one day this will be a child. The parking is also ridiculous, despite all houses having parking spaces and a lot having garages, there are some people who like to park on both sides of the road blocking access of emergency vehicles as well as making the roads narrow and difficult to navigate. Some even like to park on the roundabout and as the estate roads are not yet adopted by the council, this has again fallen on deaf ears of the developers who are not taking any action about this.
Hi Clare, thank you for your lovely feedback regarding the build quality of your home and that any snagging issues were resolved quickly and efficiently by the team. It’s also wonderful to know you’re enjoying the location of the development. We are aware of concerns relating to double parking by both residents and visitors, however, this is not something directly managed by Bloor Homes. We would encourage residents to report any specific ongoing safety concerns, such as dangerous parking or driving behaviour, to the relevant local authority, as they are best placed to deal with enforcement matters. Please be assured that your concerns have been noted, and Bloor Homes will continue to offer support where possible. Once the development is fully completed, Highways will undertake a formal inspection of the roads. Subject to their assessment, measures such as double yellow lines, traffic calming features, or additional signage may be considered if appropriate. Thank you again for raising this matter with us. Best wishes, Laura

Buying experience good and love the house. But the roads around the estate are dangerous. People don’t use the roundabout as intended so they cut over it and cut the corner. Cars are dangerously parked with no consideration to other road users. Double parked, parking on bends, parking on pavements making it difficult to go around the estate. It’s becoming worse the more the estate is getting occupied with only one way in and out. If you value your cats life I would keep it in as there has been at least 3 killed in hit and runs! Bloor take your money but aren’t bothered about the safety of the residents and children on the estate after

We love our house and the area but have had a poor experience with our plumbing and after care. Leaks, boiler issues, water pressure issues, radiator issues - every month it feels like we’re contacting Bloor for problems you don’t expect with a new build. Once you buy the house they don’t seem bothered about their customers. Had a persistent issue with our shower since we moved in, it’s unusable at the moment and we’ve had someone ‘fix’ it and still had problems- feels like their happy to sit on problems until the 2 year warranty is up. Really poor service.
Hello Catherine, thank you for your review. Sincere apologies that you feel we have disappointed you in this instance. Our Customer Care team are in contact with you, so hopefully we can get this one resolved soon. Kind regards, Dan

We moved into our Bloor home at the end of January and I cannot be happier. The whole journey from the day we came for our house viewing to this day has been absoutely exceptional. Tiegan was great with the whole sales process, kept us up in the loop with the whole thing and we did not have to chase once! Buying a house is stressful enough but she made sure the process was as seamless as possible. The site team is one of a kind. Especially Andy and Aaron, they have gone over and beyond for us constantly. Our snagging list was booked in and sorted out within a week or so and they STILL help us with whatever we need and we have lived here for over a month now. Couldnt reccomend Bloor On the Green enough!
Hi Sneha, I would like to start off by saying thank you for such a lovely review and recommendation. Here at Bloor homes it is always our aim to ensure that our customers receive the best customer service when buying a new home, so it is great to hear of your positive experience. Wishing you many happy years ahead! Best wishes, Laura

I absolutely love my Bloor Home at Thorsten Fields , Congleton Julie and Damon in the show house have been absolutely amazing. Like a lot of moves mine has been very extremely stressful due to the conveyancing company at the bottom of the chain of the property I sold bordering on breaking the law and causing a 6 week delay Julie and Damon were so supportive I can’t thank them enough My elder daughter had a Bloor Homes property previously and she was very happy I was very impressed with how it was built The last thing that sold me on the development was an online snagging company said that Bloor Homes is the gold standard by which all other developers should be measured against Everyone of my new neighbours rave about Julie and Damon and the quality of their Bloor Homes Keep up the good work 10/10
Hi Mark, we are so happy that you had an enjoyable experience with the sales team and that you are thrilled with your new home. We truly appreciate your support and wish you all the best in your new home, Laura
