We purchased a house on the Beamish Place development in Sandymoor in January 2021. The house was a ex show home and Bloors were selling it due to not building our house style any longer. Our home was situated alongside other shows homes which were still being used as the development was ongoing and at that point would be ongoing for a further 12 months. Our drive would eventually become a shared drive and we were told that the bollard light to the front our property would be installed once the drive was extended and completed to feed the remaining show homes, when they were eventually sold. The bollard light is shown on our house plans and we signed the plans as such with it being present. Bloors decided to extend the development with a phase two being built, which extended the life of the show homes for a further two years and they are now the shows homes are sold/being sold and as such the shared drive is being extended. We have spoken to the site manager to ask when our bollard light is going to be installed to be told it isn’t, they have decided not to install one despite it being on our plans and what was agreed! Our home overlooks a green space and a brook, the green space is an ecological buffer zone and we were told that once the development was complete the green space would have a Cheshire railing installed to mirror the railings opposite and to stop the ecological buffer zone becoming an unofficial footpath and to stop others using our private drive. And I fact after 2 days of moving in we noticed people using the buffer zone as a cut through so Bloors erected a temporary fence to eradicate this and until the perm Cheshire railings would be installed at the end of the development……..surprise surprise they have now decided they do not want to do this and are in fact going to remove the temporary fence which has been in situ for three years. This is going to leave us and our fellow new neighbours in a legal quantity, due to the end of shared private drive virtually ending at a busy pavement where a bus stop will be situated and in all likelihood our private drives will become a unofficial short cut through it up all types of public liability issues. In short do not believe a word the Sales Office tell you all they want is your signature on the reservation document! If they infere anything getting in writing and make sure your conveyancer is aware, you will be saving yourself a lot of grief in the future. Our soon to be next door neighbours are just finding out how shoddy the sales tactics are, but luckily for them they haven’t exchanged contracts!
