GoogleBlackkatz manages the flat above mine in NW3. A leak from that flat was reported in November, with damages to my flat. Blackkatz, after so much of hounding only to send someone and not do anything - no reports, no updates. Despite numerous follow-ups, nothing was done. The leak into my flat got really bad in the lead up to Christmas. After many rounds of hounding from myself, our property managers and my porter, they still did nothing. I called up their offices whilst panicking (and half way around the world), yet they could not be bothered to attend and just ignored the complaint. I had to call the owner of the flat above, where she herself being overseas on holiday; panicked and organized for repairs to be done on her own. Long story short, there is now substantial damage to my flat and hers which could have been avoided had Black Katz (or however you spell incompetence) do the work they were supposed to, back in November. Black Katz even had the audacity to tell me over the phone that their offices will be shut from the 3rd week of December for the Christmas holidays and only open back in the new year. When pressed about the leak and hazard to the residents, they just ignored and were rude instead. I would highly avoid this agency if I was a landlord. I have all documented proof to evidence this.

GoogleAvoid this agency at all costs. They show zero care for their tenants and fail to meet even the most basic standards of professionalism, decency, or responsibility. It was one of the worst experiences I’ve ever had with a rental agency. Blak Katz provided truly awful service. Their response times were painfully slow, and their issue management was completely disorganized. The manager, Jamie, was the most arrogant person I’ve encountered, absolutely dismissive and unwilling to listen. Jamie should seriously consider a different career. To make matters even worse, they take advantage of people who are not from the UK and may not fully understand the laws here. This exploitative behaviour is not only unprofessional but also unethical. They also raised the rent without any notice and ended a yearly contract after just 10 months, again without warning. We were left without heating for three months (October to December) during winter, and mould developed in our mattresses due to the property’s poor conditions. After repeatedly asking to speak with the landlord about the ongoing issues, instead of resolving anything, they gave us a notice to vacate the property, claiming that we were a “waste of time and money.” This was not only offensive but incredibly unprofessional, leaving us in a difficult position, especially during the holiday season. We left the property during the holiday season, but they continued to send us emails demanding rent for a period after we had already vacated, completely nonsensical and unfair.

GoogleI contacted Black Katz regarding a property advertised on their website and on Rightmove. I advised them that the advertised property has a long history of neighbour conflicts due to its poor condition and disrepair. I advised them I am directly affected. I offered to provide more details. They completely ignored my messages. Instead, they found and brought an utter nuisance and a nightmare tenant to occupy the advertised property. The tenant is hyperactive all night, almost every night, stomping with all the force he can on other neighbours’ head. Slamming doors, dropping objects, using the spinning cycle of the washing machine at night times. He was approached civilly but the nuisance and the nightmare got worse. The tenant and his guest/s (allegedly, on balance of probability) blocked my toilet by using wet wipes for a few days. We told them not to use the toilet till it’s fixed. They kept using it and my flat was flooded with waste and faeces.

GoogleTruly bad experience, as a tenant who seeking for a place. They will behave friendly and active until you make the deposit. And you will never get ur deposit back even they break the contract.

GoogleBlack Katz let me a flat with a serious damp problem, I found mold in all four rooms of the property. Following this discovery, i immediately contacted my Landlord and asked to reach a lease break agreement. To which they asked Black Katz to mediate. What did Black Katz’s mediation entail? Have the flat professionally cleaned and go from there. A little bit of bleach would fix all the problems. For anyone familiar with mold, that only prolongs the issue. During mediation, Black Katz lied straight through their teeth and said the landlord was not interested in breaking the lease. I ended up contacting the landlord directly who informed that she WAS interested in breaking the lease. Thankfully I was then able to proceed with her and reach an agreement. As a result of their complete negligence, I’ve had to pay a fee for breaking my lease and hire another removal company to leave the flat totaling over £5,000. Now, currently, Black Katz is holding viewings to let the flat again despite knowing the mold issue exists and the context of my tenancy at the property. Absolute joke of a company, I will never do business with them again, and I suggest if possible to avoid them completely. Black Katz prioritizes fees above common decency.

GoogleTerrible experience and WORST agency to deal with. My friends moved out in September and still do not have their deposit returned. Jamie, the manager, absolutely loves to use a bribe, promised to ‘help’ them get their £1600 back but ONLY if the previous bad review got taken down - he sent one email (after asking him to send it) to the landlord and have heard nothing from him since. What an amazing help you’ve been 🤣🤣 They blame the landlord for everything and take no responsibility whatsoever and do not help you once you leave the property. Why do you work with landlords who steal peoples money then??? Worst management Worst agency AVOID AT ALL COSTS!!!
