He was extremely proactive in showing me flats that fit my needs wonderfully and always went out of his way to clear up any doubts or queries that I'd had. GoogleWe rented with Black Katz for 2 years, and I’d like to say a huge thank you to the team, with a big shout out to Tim: thank you for being super professional, responsive, kind, and helpful from the very start! Black Katz weren't managing the flat during our time there, but they were the agents who helped us find it and assisted with the exit process (where new potential tenants were brought in to view). It was a 5 out of 5 star experience every time we needed to contact them.

GoogleAVOID AT ALL COSTS!! Black Katz are the worst management company I have ever dealt with. They are incompetent and purposely unhelpful at every possible opportunity, especially Rosie Sparkz (the property manager). We lived with a hole in one ceiling for 6+ months. Awful service and customer support. Be wary!

We have looked at the logged calls and emails and with the greatest respect you review is not fair and not correct. Hole in Roof: 25/11/22 You reported hole in the ceiling. 30/11/22 Our contractor contacted you to arrange access. 1/12/22 Our contractor attended and deemed it to be safe and advised a roofer should attend. Landlord instructed Black Katz that he would use his own contractor and would now take over handling the matter. We understand the landlord’s contractor attended and resolved in 2.5 months and not 6 months. Apologies if any delay due the landlord using his own contractor. We acted as quickly as possible. As stated, we work very hard for all our tenants and your review is not fair and not correct. As such we would ask that you, please remove this review. Wish you well for the future.

GoogleDo yourself a favour and go elsewhere. You may notice in other one star reviews that Black Katz are desperately trying to protect their image and passing the blame onto others. This does not surprise me. Black Katz will do everything they can to get you through the door into your new flat. They make the move in process smooth, prices are cheap, contracts are short (12 months), what could go wrong? We were told that the flat would be cleaned by the time we moved in, and arrived to a mouldy bathroom and living room, stained kitchen flooring and curtains hanging off of the railings. In September 2022 I reported a dripping noise in the ceiling to Black Katz (this is conveniently omitted in their replies to my flat mates) which was assessed and dismissed as not an issue. In late November the ceiling caved in, revealing rotting wood and the debris landing on my computer and work laptop. This was reviewed a week later, and determined a roofer should attend. Again, Black Katz have then omitted in their other responses that we did not have a roofer visit the property until the start of February. Does this seem like a reasonable amount of time to resolve a hole in the ceiling in the middle of winter? The claim that this issue was resolved in 2.5 months is laughable. As of May 14th (the day myself and my flat mates moved out of the property) the patched up ceiling was still leaking and turning mouldy, and the rotten wall still completely wet. I wonder if the new tenants are happy with this? I imagine Black Katz also promised them this would be resolved by move in. Ignoring the negligence we received when living in a Black Katz managed property, the communication we received at times were slow, disinterested, and at one point devolved into petty squabbling: intentionally misspelling the name of my flat mate The pinnacle of professionalism! Please know I would not write this review if I didn't think you needed to stay away from this company. I would not waste my time writing an incorrect review like Black Katz will likely claim I have done. No matter how good the property may seem, please stay away.

With great pleasure Vincenzo communicated me later on the day that the offer has gone through, making my day. I would recommend this agency to whomever is looking for a serious and professional help to find a new place to call home.

GoogleAVOID AT ALL COST. I moved from Liverpool to London so i asked for a online video view of the house. Let's start by saying that Sandro, the agent, kindly omitted that the apartment had one huge hole and mold in the ceiling, stuff I found out only after signing the contract of course. When i moved in, I found out of a long list of things that were not working such as: leaking sinks, clogged toilet, broken cooker, broken smoke alarm, broken doorbell, very shaky bed and so on. Stuff that wasn't mentioned me before and that was meant to be fixed before moving in. Today, after two months, I'm still waiting for somebody to come and sort this out. I had to fix the toilet by myself because otherwise they'd never done it. They told me "it was a building problem and they couldn't do nothing about it" but guess what, they were wrong. I keep on writing emails to the agency but they answer once every two weeks saying the landlord doesn't want to fix these problems. But hey, it's their job to mediate between the landlord and the tenant and they're just not good at it. The person that lived here before me had the same issues if not worse. I never write any review because I'm a patient person but this time i really got mad and wanted to prevent other people from stressing so much and getting scammed again. UPDATE: After months, they've now completely stopped answering me back. Worst agency ever.
We are sorry that you have felt the need to complain. We work very hard at providing good customer service and want happy tenants. Video Viewings are a last resort, we much prefer tenants to see the property in person rather than rely on a Video. We try with a Video to show as much detail as possible. Regarding issues after the move-in I have asked our Management Department to look into as a matter of priority to progress any matters. Apologies again that you have felt the need to complain.
