GoogleReally can’t recommend Black Katz enough for finding a flat in London! Sandro was absolutely brilliant and made the whole process so easy and straight forward for us. Amy has also been brilliant in the final stages of getting contracts signed and sorted. If you’re in the London flat hunting bloodbath… get yourself to Black Katz for a super helpful and easy experience.

GoogleAVOID AT ALL COST. I moved from Liverpool to London so i asked for a online video view of the house. Let's start by saying that Sandro, the agent, kindly omitted that the apartment had one huge hole and mold in the ceiling, stuff I found out only after signing the contract of course. When i moved in, I found out of a long list of things that were not working such as: leaking sinks, clogged toilet, broken cooker, broken smoke alarm, broken doorbell, very shaky bed and so on. Stuff that wasn't mentioned me before and that was meant to be fixed before moving in. Today, after two months, I'm still waiting for somebody to come and sort this out. I had to fix the toilet by myself because otherwise they'd never done it. They told me "it was a building problem and they couldn't do nothing about it" but guess what, they were wrong. I keep on writing emails to the agency but they answer once every two weeks saying the landlord doesn't want to fix these problems. But hey, it's their job to mediate between the landlord and the tenant and they're just not good at it. The person that lived here before me had the same issues if not worse. I never write any review because I'm a patient person but this time i really got mad and wanted to prevent other people from stressing so much and getting scammed again. UPDATE: After months, they've now completely stopped answering me back. Worst agency ever.

Video Viewings are a last resort, we much prefer tenants to see the property in person rather than rely on a Video. We try with a Video to show as much detail as possible. GoogleGreat costumer service and friendly approach. I walked to the agency to find an apartment to rent, left my details and the next day Sandro sent me all the options suitable. Booked the viewings and managed to secure one of the flat. Overall process was smooth and not painful like other agencies. Thanks a lot to all the team I can’t wait to move in!

GoogleDo yourself a favour and go elsewhere. You may notice in other one star reviews that Black Katz are desperately trying to protect their image and passing the blame onto others. This does not surprise me. Black Katz will do everything they can to get you through the door into your new flat. They make the move in process smooth, prices are cheap, contracts are short (12 months), what could go wrong? We were told that the flat would be cleaned by the time we moved in, and arrived to a mouldy bathroom and living room, stained kitchen flooring and curtains hanging off of the railings. In September 2022 I reported a dripping noise in the ceiling to Black Katz (this is conveniently omitted in their replies to my flat mates) which was assessed and dismissed as not an issue. In late November the ceiling caved in, revealing rotting wood and the debris landing on my computer and work laptop. This was reviewed a week later, and determined a roofer should attend. Again, Black Katz have then omitted in their other responses that we did not have a roofer visit the property until the start of February. Does this seem like a reasonable amount of time to resolve a hole in the ceiling in the middle of winter? The claim that this issue was resolved in 2.5 months is laughable. As of May 14th (the day myself and my flat mates moved out of the property) the patched up ceiling was still leaking and turning mouldy, and the rotten wall still completely wet. I wonder if the new tenants are happy with this? I imagine Black Katz also promised them this would be resolved by move in. Ignoring the negligence we received when living in a Black Katz managed property, the communication we received at times were slow, disinterested, and at one point devolved into petty squabbling: intentionally misspelling the name of my flat mate The pinnacle of professionalism! Please know I would not write this review if I didn't think you needed to stay away from this company. I would not waste my time writing an incorrect review like Black Katz will likely claim I have done. No matter how good the property may seem, please stay away.

We understand the landlord’s contractor attended and resolved in 2.5 months and not 6 months. Apologies if any delay due the landlord using his own contractor. We acted as quickly as possible. GoogleTHE WORST LETTING AGENCY IN LONDON. The property managers are absolutely useless, we lived with a hole in our ceiling for 6 months with Rosie purposefully ignoring our emails and replying with sarcastic remarks when we asked what she was doing to fix the situation. We had a fire in our kitchen caused by a leak in the light fitting which Black Katz didn’t deem an emergency so we had to live with all of the power switched off for days until they could send someone round to fix it. I don’t often leave reviews but I am honestly shocked this company is able to continue in business and warn anyone to brave the London rental market further if it meant avoiding dealing with Black Katz. They are enticing with cheap places and 12 month contracts but only because they focus on getting people through the door knowing they will not be staying longer than a year.

No Power : 8/11/22 You reported a leak and resulted in some partial loss of power. The Electrician attended and advised it was safe but needed to wait 2 weeks to allow drying out. Electrician attended after the 2 weeks point and resolved the problem. You had power throughout the property except the kitchen light. We acted as quickly as possible. As stated, we work very hard for all our tenants and your review is not fair and not correct. As such we would ask that you, please remove this review. Wish you well for the future.

GoogleWe have had a great and easy experience renting through black katz as students. Everything has been stress free and easy with no problems, which was great especially as having bad experiences with agency’s in the past. Gemma was especially helpful with getting our new place sorted!

GoogleDo not rent from these people. They will try to steal money from you and protect their awful landlords who leave their houses in a unfit state. It took months to get money back for emergency repairs and our deposit to be returned. They left us without a working back door lock, faulty and potentially dangerous electrics and a broken boiler for a year. Human sewage was leaking out of the drain by the front door. The landlord turned up without notice as did tradesmen regularly. We ended up calling the council to get involved. They then tried to extort an extra £500 per month for a flat that is not remotely worth it. Jamie, the manager of this branch, called my family at home to try and harass us into making it easier for them to relet the property whilst withholding rightfully owed money to us and having failed for a whole year to fix anything. Avoid these cowboys and their awful landlords that they protect at all costs for your own sake.

GoogleRun for the hills before renting through black Katz! Honestly don’t know how the review average isn’t one star, everyone I speak to says to avoid these guys like the plague! Rented a flat with these guys which was so shoddy and absolutely DISGUSTING when we arrived a it smelt, there was dust covering everything and the previous tenants had left all of their stuff - no checks had been done obviously. We also quickly realised that the flat was BOILING (even with all radiators off) turns out it was centralised heating which black Katz failed to tell us about before we made a ‘transactional decision’. They will argue that they did but they didn’t and we wouldn’t have let the flat had we known this. In doing so black katz breached regulation 6 as per the The Consumer Protection from Unfair Trading Regulations Act of 2008. Regulation 6 prohibits the omission or misleading omission of Material Information to the consumer, or in this case the tenant. This was on top of countless issues in the flat as well as arriving and it looking like it hadn’t been cleaned in years. Black Katz were also unbelievably ignorant and didn’t make an effort to understand our issues, were INCREDIBLY patronising to the point I would be left in shock at how I was spoken to. Genuinely cannot believe how they are still allowed to be in business. Edit: as predicted they have said that they didn’t recall us telling them of all the issues - first thing I did when we arrived in the property was ring them and I even emailed pictures of the dire state of the flat to one of the black katz team. Regarding the heating - fair enough others have been fine with it (goodness knows how!) but not letting prospective tenants know material information before putting down a deposit/making a transactional decision is still a breach of regulations.

We have a record relating to furniture being left in the property by the previous tenants; we got involved and understood the issue was resolved Heating Many blocks of flats have centralised heating systems, including Eton Rise. Over the years we have rented this flat and many other flats in the building and have no other reports of tenant complaints over the heating system. GoogleUnethical agency which discriminates against families. Every time I enquire about a property apparently the landlord doesn’t accept children. Then every time they say they’ll be in touch if something comes up, which of course they never do. Agencies like this are contributing to the housing crisis in London.
