GoogleLike many people have said, terrible agency. Every problem we have takes ages to get sorted and it's insanely frustrating. Been now 4 days with a broken boiler, no heating and no hot water for 4 days, it's -5 degrees outside. I have to chase for an update and all I get is "I'm working on it". They do not comply with the Landlord and Tenant Act 1985 which states that a broken boiler is an emergency and it has to be fixed within 24 hours. Going to get professional advice now and see what happens. Ridiculous.

GoogleIncredibly average service, reluctance to help with maintenance issues after reporting having issues using their system. Renewal agent refused to take calls and made an error in our contract after having written agreement which resulted in us being forced out early, no explanation or apology, just avoidance of talking about the issue from their side. Also, a very high charge in regards to cleaning when moving out compared to other estate agents I have used previously. Would not recommend to others.

GoogleWorst lettings agency in London!!! Don’t use them if you’re a first time renting student. They pass the book on every problem. We have lived with our shower leaking into the kitchen for 4 months and everytime the engineer has come they do nothing. The previous tenants moved in with the same problem and they lived here for 2 years. The same problem for 2 1/2 years. Management are rude and they are unprofessional.
Freddie, We have thoroughly investigated the issue of your review and very strongly feel that your review is not fair and reasonable. 1. On the previous tenancy there was a leak, and this was resolved. 2. You reported a leak from the bathroom to the kitchen. We authorised a contractor to attend, contractor attended and prepared a report, report was subsequently authorised, contractor attended and resolved the leak. When you reported the leak you included an abusive email which is simply not necessary . We have zero tolerance where an abusive email is sent to our staff. The leak has now been fixed and we hope you can now enjoy your tenancy.

GooglePet owners - dont bother at all. I was messaged by an agent “is having a pet a dealbreaker or would you GET RID OF THE DOG?” Please have some TRAINING about this how unprofessional, unethical and just plain TONE DEAF. The audacity. Please be more SENSIBLE. Get rid of the dog?! Seriously???

GoogleThey took my safety deposit and then refused me because I’m a Vet in my probation period The lady that took my money “ Shayla Khan “ blocked me directly after , after calling the agency , I was told I’m being impatient and that it will take 3 days to get the money back , 3 days later nothing yet . Disgusting approach to potential customers and terrible customer service , unprofessional. The least to say is that I didn’t receive my safety deposit back and I’m still blocked by there employee , not even an apology for wasting my time .

GooglePlease, if there is anything you do, do not go with Black Katz if you are a tenant or a landlord. I don’t care how stunning the property may be, they are not worth it. They are unprofessional, rude, non caring and have no interest in your wellbeing or the state of the property. All they care about is making as much money as they possibly can. Time and time again they let us down as tenant going as far as leaving us without power in the middle of winter for 2 days, resulting in us having to sort out the problems ourselves. Upon exit of properties (as we have been with them more than once) they provide the most pedantic exit checks and do everything within their power to ensure as little of your deposit is returned to you as possible. They have claimed working hours, good luck reaching them within them. They start an hour later and finish an hour earlier, oftentimes emailing you right before they close so you dont have time to respond and end up waiting for days. They are truly, the worst of the worst. Please, avoid at any cost.

GoogleMy experience with the Black Katz agency was perfect. I asked Shayla to visit a flat at 11am and got an answer 10 minutes later to visit it at 1pm on the same day. The processing of my documents was fast and efficient, and allowed me to move in within the next week of my search. The team was super reactive to provide details and answer questions, thanks Amy Molly and Rachel. One thing to note : the black Katz website can seem suspicious compared to more recent comparators like RightMove but the level of service from the team is excellent. 100% would recommend, thanks.

GoogleAfter dealing with many estate agencies in London I am confident to say they are very unprofessional when it comes to students. They waisted a lot of our time and I am glad we didn't end up renting with them. Please stay away if you don't want to waist your time.
Dear Maria Apologies for the late reply but I have been on annual leave. After speaking to my colleague and going through messages etc., your review is not true and is 'sour grapes' on your part. If we had made a mistake we would hold our hands up but sorry to say we have not. The situation was that my colleague had showed you a four bedroomed property a few weeks prior which did not suit your criteria and he continued to keep you updated with further properties. Another property arrived on the market which you were interested in, which was situated on Staple Street, so he booked you in for a viewing. He explained verbally and by text that as it was the first access, meaning the situation would be all prospective tenants who could make the first access time, would be able to view the property and then if they were interested they would submit their best offer and the landlord would decide which one he would proceed with subject to references. Landlords take into consideration tenants profiles, rental amount, duration of contract and requirements. We received two offers on the property and the landlord decided to choose the other tenants because their offer was higher. Tenants' profiles were considered, which you questioned numerous times and as mentioned to you, the other party were students too. It was solely down to the fact that they offered more, everything else was identical. You were not happy with the result and kept asking if the landlord had considered both your profiles. He had and my colleague told you this, but you were not happy with this outcome. After we passed the bad news to you, you questioned this a few times further and then you visited our office with your mother, your friend and her mother, and accused my colleagues of being unprofessional, which was not the case. I am truly sorry you have had reason to complain but your accusations are unsound and unfair. We had explained the process numerous times beforehand. I understand it is stressful looking for a property in one of the worst markets I have seen, but we were completely transparent and explained everything. GoogleJohnny kept in touch when we asked him to update us on new properties after we went to a viewing of a flat that was unfortunately taken right when we arrived. He went out of his way to make sure we find a place we love and got us a beautiful flat in South Hampstead. Also Erika was very easy to communicate with and quick to respond in the process of signing the tenancy agreement. Great experience overall!
