GoogleBlack Katz were a very easy agency to work with. Our agent Tom was very friendly, helpful and responsive to our questions as first time renters, and his punctuality helped us to get in offers very quickly after new houses were added to the market. We are very happy with the house we have ended up with thanks to Black Katz.

GoogleBlackkatz manages the flat above mine in NW3. A leak from that flat was reported in November, with damages to my flat. Blackkatz, after so much of hounding only to send someone and not do anything - no reports, no updates. Despite numerous follow-ups, nothing was done. The leak into my flat got really bad in the lead up to Christmas. After many rounds of hounding from myself, our property managers and my porter, they still did nothing. I called up their offices whilst panicking (and half way around the world), yet they could not be bothered to attend and just ignored the complaint. I had to call the owner of the flat above, where she herself being overseas on holiday; panicked and organized for repairs to be done on her own. Long story short, there is now substantial damage to my flat and hers which could have been avoided had Black Katz (or however you spell incompetence) do the work they were supposed to, back in November. Black Katz even had the audacity to tell me over the phone that their offices will be shut from the 3rd week of December for the Christmas holidays and only open back in the new year. When pressed about the leak and hazard to the residents, they just ignored and were rude instead. I would highly avoid this agency if I was a landlord. I have all documented proof to evidence this.

GoogleAvoid this agency at all costs. They show zero care for their tenants and fail to meet even the most basic standards of professionalism, decency, or responsibility.
It was one of the worst experiences I’ve ever had with a rental agency. Blak Katz provided truly awful service. Their response times were painfully slow, and their issue management was completely disorganized. The manager, Jamie, was the most arrogant person I’ve encountered, absolutely dismissive and unwilling to listen. Jamie should seriously consider a different career.
To make matters even worse, they take advantage of people who are not from the UK and may not fully understand the laws here. This exploitative behaviour is not only unprofessional but also unethical.
They also raised the rent without any notice and ended a yearly contract after just 10 months, again without warning. We were left without heating for three months (October to December) during winter, and mould developed in our mattresses due to the property’s poor conditions.
After repeatedly asking to speak with the landlord about the ongoing issues, instead of resolving anything, they gave us a notice to vacate the property, claiming that we were a “waste of time and money.” This was not only offensive but incredibly unprofessional, leaving us in a difficult position, especially during the holiday season.
We left the property during the holiday season, but they continued to send us emails demanding rent for a period after we had already vacated, completely nonsensical and unfair.

GoogleI contacted Black Katz regarding a property advertised on their website and on Rightmove. I advised them that the advertised property has a long history of neighbour conflicts due to its poor condition and disrepair. I advised them I am directly affected. I offered to provide more details.
They completely ignored my messages. Instead, they found and brought an utter nuisance and a nightmare tenant to occupy the advertised property. The tenant is hyperactive all night, almost every night, stomping with all the force he can on other neighbours’ head. Slamming doors, dropping objects, using the spinning cycle of the washing machine at night times. He was approached civilly but the nuisance and the nightmare got worse.
The tenant and his guest/s (allegedly, on balance of probability) blocked my toilet by using wet wipes for a few days. We told them not to use the toilet till it’s fixed. They kept using it and my flat was flooded with waste and faeces.

GoogleAvoid if possible. I would have given 0 stars if I could. At first, I thought of Blakkatz high as Tim and Vincent were really nice and helpful in finding my flat. So it is a shame that I have to write a bad review. I sent all the referencing documents a month ago and they only did it right before the moving-in date, which would have potentially disrupted the whole moving plans when I first moved in three years ago. The annual renewal process is even worse. Michelle is just the worst and her poor communication has been a pain every year. She insisted on higher rent and offended me, even when the landlord offered me a lower price previous years. I don’t know if she is dyslexic(Edit: I now realise this may have unintentionally offended dyslexic individuals, and I apologise for any unintended offence), but she now emailed to charge more for the deposit and to request 6 months’ upfront payment when the contract says the deposit is already paid and it’s monthly payable. I replied to confirm the discrepancy. And it was upsetting to see her response that accused my landlord of the deed. I spoke to my landlord and confirmed Michelle misunderstood the whole situation and requested it wrongly.
(Edit) After composing my review, I received a barrage of highly unprofessional and aggressive emails from Michelle, prompting me to file a formal complaint. It seems the root of the misunderstanding stemmed from agents assuming that the term "upfront" automatically meant a six-month period without adequately clarifying this to both my landlord and me. Their communication skills are shockingly lacking.
One particularly amusing response from Michelle was when she claimed that "At the time of the contract being signed a deposit would have been paid," in response to my inquiry about why the contract stated the deposit had been paid when she was requesting more. This assumption that the deposit would be paid upon signing the contract is quite confusing and highlights their lack of clarity in the process. Furthermore, although I understand the landlord initially wished to increase the deposit (which, incidentally, he later rescinded after our discussion), Michelle failed to convey this information to the tenants before sending the contract, clearly demonstrating unprofessionalism and a dearth of communication skills.
When the contracts were voided and resent, I sought an explanation for the change but was met with reluctance to provide one. It took four to five email exchanges before they finally offered an explanation, and they seemed more focused on my negative Google review than on addressing the issues at hand.
Additionally, while the front page of the contract indicated monthly rent payments, the "special condition" section at the end contradicted this by stipulating "6 months upfront," causing further confusion. Instead of owning up to their oversight, they opted to accuse me of not thoroughly reading the contract. Therefore, I urge caution when perusing their contracts, as there may be hidden conditions of which you are unaware.
Despite gaining a slightly clearer insight into their modus operandi, I remain significantly dissatisfied with Michelle's unprofessional and ineffective communication skills, as well as the renewal process.

Dear Hee-Yeon.
I am sorry you have reason to complain as I first said to you. You and I have been emailing one another since the 25th January and have exchanged approximately fourteen emails where I explained the situation that your landlord played us off against you unfortunately. I looked into your accusations seriously, thoroughly and in-depth. I showed you proof of the exchanges between the landlord and Michelle and I also showed you the fact that Michelle questioned the landlord about him asking for 6 months of rent up front, the situation regarding a higher deposit and a voided contract.
On all renewals, and with all agents, before a contract is about to expire a landlord will ask the agent for the current market value of a property and then they decide if they want market value or an increase of a certain amount or if the rent stays the same, or a decrease. In this case he wanted more and we then relayed this information to you. If a rental amount is increased then the deposit needs to be increased too, as I also explained to you.
Your landlord also then asked for money up front (Money up front means 6 months in agent/ landlord terminology) which your landlord did ask for and again I showed you the proof that it was he who did. Michelle informed your landlord that this was 'Not' required (I sent you proof of this too) as you had passed references and Michelle made the landlord see the light of day and educated the landlord that this was not needed.
On the issue with the voided contract you realised that you hadn’t actually read them after I explained what the differences were and you thanked me for this and said ‘Thank you for the clarification’.
It is all very well to write a review but it is important to know all the facts first and not to point a finger without all the relevant information. I do find your review unjust.
After explaining all this to you and my last few emails which I sent I have not heard anything back from you but please feel free to contact me with any further questions as I am always here to help.
Yours faithfully,
Alex Nunzi

GoogleI don’t usually review rental agencies but felt Black Katz deserved a 5* review for all of their help and support during my property search. Even though I didn’t end up renting through them, I found Tim to be helpful, professional and transparent with all of the information he shared with me. The viewing process was easy to arrange and hassle free and I would have no hesitation with coming back to them in the future when I need to find a new property.
Thanks Tim for all of your help.

GoogleLate to review but worth offering a warning. Rented a property through Black Katz from 2018-2019 - Black Katz made absolutely zero effort to ensure the cowboy landlord secured our deposit through TDS after we put the money down for the rental agreement. Ended up getting royally exploited at the end of the tenancy, losing over half the deposit due to the landlord refusing to hand it over. Emailed Black Katz about this issue and they just told me to take it up with the landlord. Absolute class act. The formality and care to respond to these reviews is just for show, they only want your money and that's it. Especially if you're a student, or a first-timer in London (which my partner and I were at the time), stay far away.
Edit: As you can see, plenty of handwashing in the response. However, there is a blatant contradiction here, or just a wilful ignorance of the matter. Sure is curious that Black Katz "confirm[ed] they protected your deposit", yet I have email reciepts with a Black Katz property administrator after I asked them, during the problem:
"Do you have any information regarding how the deposit was administered to a deposit protection service? We're [my partner and I] both having difficulty in locating/dealing with it.
Otherwise, it doesn't appear to have been handled properly as I've not recieved any information from the landlord regarding where the deposit was placed once the tenancy began."
And the response I got from Black Katz?
"I am afraid this is not information we would hold as the landlord registers the deposits."
Wow, sure doesn't seem like Black Katz DID verify that he protected the deposit! If he did, why couldn't you just tell me that he did, or that you CONFIRMED that he did at the time? But even if he didn't (as he hadn't, in reality), they didn't care that I was asking. Just move on out the door! As they say themselves, they don't get involved unless a tenant wants to renew, not their problem. Wouldn't at all be surprised if the landlord is still working with them, so long as their checks are done, they're off the hook.
I'm not interested in your want for a confrontation, I'm warning others by calling the facts as they are. I've got emails to prove everything I'm saying is true. Be careful you don't end up getting swindled of your deposit, Black Katz won't bother to check if it ends up in a TDS or not.

Hi Harry
Sorry you have reason to complain and it’s never too late to write a review.
However your scathing attack and frustrations at my office is unjust and unfair.
I did just try and call you and I left a message explaining this in more detail. I left my name and number so feel free to call me.
Let me explain please;
The landlord only used our let only service which means we were only asked to show the property, find tenants and collect references. Prior to this we then collect all certificates (Gas, EICR, EPC etc.) required from the landlord, ask for proof of ownership, conduct identity checks on the landlord and confirm they have protected your deposit, which he did. Unfortunately Black Katz have no further involvement unless the landlords asks us to renew a contract. I am sorry that he exploited you as you wrote at the end of the tenancy, but you have whichever scheme the landlord used to protect your deposit to raise a dispute with. Once you move in contact is between a tenant and the landlord and we can’t get involved sorry to say as we do not know the ins and outs. We did mention this to you that we can’t help but pointed out that you need to get hold of the deposit scheme your deposit is in as we do not manage the property.
I am surprised that you believe responding to reviews is just for show. If/when you do call me back please explain this, it is the first time I have ever heard this in my 25 years at Black Katz. Would it be better not to respond is that what you are saying?? We respond to both negative and positive comments as much as we can. Everyone makes mistakes and if so I/we would hold our hand up. Sometimes though we are stuck in the middle and are the punching bag which seems to be the case.
