GoogleEverybody here was very helpful and friendly during the whole process of finding me a home. Emma and jo were particularly helpful and never got fed up of me calling the office to ask for help with things. ! (Which I still do) and they are always happy to give advice or help or a friendly ear when they can .

GoogleI have rented through Ayers & Cruiks for over 12 years and have just signed up to another, smaller property as we needed to downsize. The process was very easy and staff go the extra mile to make the transition a smooth one. The ‘fixflo’ system for reporting repairs that need attention is a good one, seeing familiar maintenance people is also a bonus as you build a good working/ trusting relationship with people coming into your home.

One of the worst and inept staff to deal with regarding lettings ,keep fobbing people off and the lady in the office Anna very rude phone manner .The lady landlord who owns estate office Pitsea should reconsider having these guys manage her letting dreadful service and if you don't call them they certainly won't call you

TrustpilotAyers and Cruiks are a disgrace!
Ayers and Cruiks and in particular Kevin Cruiks the owner of the business cost us a considerable amount in our sale of our flat due to his negligence. Actually on frequent occasions he dropped the ball and never offered so much as an apology. In fact after we set out all of the ways he had not done his job properly and asked for reimbursement for a management pack that was produced for the wrong flat anyway we just got a reply saying 'this matter is closed.' I don't think I've ever dealt with anyone quite so unconcerned with customer wellbeing as long as it doesn't hurt him in the pocket. I tell anyone considering renting or purchasing a property managed by Ayers and Cruiks to steer well clear. They will make your life hell!

GoogleProblem after problem with the flat, and Ayers & Cruiks seem to be so lazy in their pursuit of rectifying these problems. Having raised a complaint about my experience with them which was also a waste of time because they disagree with every point just further consolidates my opinion of them as an unserious company. Unfortunately wouldn't recommend them to anyone.

Its unfortunate that you feel you have to air your views on a public forum such as this, when we have spent considerable time through our complaints procedure, reviewing your complaint and have given you a detailed reply explaining how this situation has arisen and why the issues you have experienced are beyond the control of our staff. We have also advised you of your rights to take the matter further if are still not satisfied. Our staff have worked very hard to try and rectify this issue in very trying circumstances, they are not lazy, they are just unable to meet your expectations on timing due to the reasons explained in our review. If you wish to contact us further to discuss the matter we can update you and hopefully demonstrate that the matter is being dealt with.

GoogleAyers & Cruiks manage our residential building in Southend and are absolutely SUPERB. They are proactive and effective and just get stuff done with no fuss. Friendly and responsive too and always go the extra mile to achieve results. They sorted an issue with windows at our building within months meaning that we could get work done that had been blocked for 10 years !! 100% recommended

Awful letting agents. They only want your money and an easy life. I rent a retail premises from Ayers & Cruiks and they make no contact regarding changes or any information at all. They are rude and aggressive and do not inform your landlord when requested. Do not lease your property through this company as you will be paying money for zero effort on their part.
