Ayers and Cruiks began managing our blocks of flats in 2017, and I have been a director representing the blocks since 2022. I have had extensive dealings with Ayers and Cruiks, particularly with Rita, who heads their block management team. Rita has provided first-class service to us as directors and to the residents of the blocks. This includes handling day-to-day issues such as building maintenance, finance, insurance, fire regulations, utilities, and resident communication. We are currently undertaking a major renovation of our buildings, the biggest upgrade to the buildings since they were built in 1965. Rita has been critical to getting the project off the ground and continues to be enthusiastic and supportive as we execute this project. I highly recommend the services of Ayers and Cruiks.

An agent who actually manages things!

We transferred from another agent who had not kept our accounts up to date for many years. A&C sorted this out for us, got us back on a program of budgeted repairs and sorted out a long overdue section 21 project. Rita is quick and easy to communicate and work with and has a team of contractors she can trust - invaluable when managing leaseholders money!

Bad experience at Ayers and Cruiks

Me and my partner have worked very hard to finally buy our first home together. I unfortunately have had issues and miscommunication with Rita at Ayers and Cruiks. The phone call was very unprofessional, rude. Rita was argumentative with a 'what I say goes' tone with out listening to my issue and needs. I was hoping for a really good management company to help with issues me and my partner could come across but I got poor service and it makes me very nervous dealing with Ayers and Cruiks.

Dear Amanda We are sorry you felt the need to post a 1 star review. I have spoken to Rita and understand that this was about you installing internet to your flat and wanting to run cables through the common and exterior parts of the building. Rita explained that before you did this the landlords would want to see details of where these cables were going to be run and asked you to provide these details so we can get landlords consent. You weren’t happy with this and spoke with her head of department who explained the situation to you again. I personally overheard this conversation and do not accept that Rita was rude or unprofessional, she gave you the facts which you obviously didn’t understand. If you wish to install this we just need a plan from the installer of the cable route which we can get signed off by the landlord, it’s a very simple process. I used to have property let via A&C sold it 5 years ago. Had a tax issue dating back to 2017 needed some information on a monthly statement I had lost/misplaced that I needed. Rang A&C spoke to Lettings who investigated then referred me to Accounts who within a matter of minutes had emailed me the relevant missing statement. I was shocked as I no longer have a relationship with the company so was expecting for them not to care or make an effort to retrieve the statement. Both people were so helpful I am an older person and have never written a review and didn't even know how until found out you just go to business website but was worth the time as when someone goes over and above what you expected the praise is earned. Thanks to Phil Hammond and the guy from Lettings who also helped - sorry can't recall the name.

I have struggled with a management issue of land surrounding my son's home for over a year. It is only when Ayers and Cruiks took over responsibility, and particularly Rita Nichols, that the problem has been resolved. Her kind and professional input and her tenacity has been impressive. I really enjoyed working with such people. I primarily dealt with Cameron who recommended me to the Landlord and as a result obtaining a lovely property. They assisted me in every aspect from the start of the tenancy process till the end. They communicate in good time and are really genuine. Would really recommend this company for either lettings or sales. Best agency in Southend I have dealt with.
