GoogleDespite being a small operator as compared to others out there, ABC have really gone above and beyond the call of duty in the last 18 months. Jennifer has really made us feel like our voices are being heard and her and the team have really restored our confidence in agents and made our block somewhere that feels like home again.

GoogleAs a resident in a block located near the Edgware office, I have on occasion popped into the office when passing by on my way home from work when needed. The office as a whole is professional, friendly and welcoming (even when busy) and you really do feel that you are getting a personal service. Great team and nothing has ever been too much trouble, long may our relationship continue.

We are sorry to hear that you feel this way. The property is a new build which was completed towards the end of 2017. The property has numerous mechanical and engineering systems at the property which were all covered under warranty for the first year. The low budget for the first year took the warranties into consideration, however, once these warranties had expired after the first year at the property, maintenance contracts were required for all the systems including emergency call outs. Any year on year increases are as a result of increased costs from contractors who carry out the regular services at the property. Aldermartin Baines & Cuthbert are committed to carrying out regular due diligence for their clients to ensure that the best ongoing maintenance contracts are put in place. All the mechanical and Engineering systems at the property are regularly maintained and serviced at the property and the property is cleaned on a weekly basis.

GoogleAs a leaseholder who lives abroad and rents her property out, anxiety levels can be high! However, I can honestly say any initial anxieties I may have had, have not been justified. Any questions I have had, have been answered knowledgeably and in a timely fashion. Would recommend without hesitation.

GoogleAs the Freeholder of several blocks, it has been a challenge over the years to find a quality Block Management company who can meets the needs of blocks with such different requirements. GoogleHaving dealt with more than one Block Management company whilst living in my flat for the last 8 years, it would be safe to say the service received by ABC Block Management has been far superior to any received before. From the first meeting with Richard Davidoff, to the day to day dealings with my Property Manager (and the accounts department when required) I cannot criticise the service levels. Emails and phone calls are responded to quickly and efficiently and any issues I have had have been dealt with swiftly.

GoogleABC have been a pleasure to deal with since moving into my property and have made the transition to finally being a property owner a lot easier than I anticipated! Having not just a dedicated Block Manager but also an Assistant Block Manager has made it so easy to get hold of someone when I have needed to, whether it be an issue with the bins or just a question regarding the cleaning. Dear Connie, I have checked our records and we do not have a client with this name on our system. I have to wonder if this post is by a competing agent seeking to tarnish our name? I have checked with my colleagues and no one recognised the situation you portray? In any event the facts dont stack up as if we sold your flat we would not be the ones to do a statement for you, - your solicitor would do that?!? Clearly some skuldugery going on with this fictitious negative review!

They are awful people and will do anything to get money off you, all they do is scam people and they are probably the worst quality company I've ever actually seen. Please do not waste your time at this place and go to a different place if you are looking for literally anything because they will scam you. Worst experience with any company ever.

GoogleUSELESS ESTATE AGENTS, DO NOT USE - find the worst tenants ever
We are sorry if you feel that you have had a bad experience but after checking our records we cannot find any records matching your name, kindly contact us to clarify what property you are referring to and we would be more than happy to discuss this issue with you further. The only client named Vadgama that we have ever acted for, has enjoyed the benefit of our super tenants for the last 5 years. The client tried to wriggle out of paying our renewal fees and tried to argue "OFT -v- Foxtons" - but the judge ruled in our favour and Mr Vadgama is now paying the renewal fees as he enjoys the income from our superb tenants. We offered to relocate our tenants elsewhere to a landlord who appreciated them, but Mr Vadgama stated he wanted to keep them, as they pay their rent in full and on time each month and keep the property in perfect condition.

GoogleIf you read this be careful with this agency and have everything in writing, you will need it as this agency has scammed me out of £1375. I lived with mold for 2 months. Due to heavy rains that leaked through the roof... I reported this by email to the agency, which did not respond until my 8th email. (I have proof about this). Because of this I had to leave the apartment because I have ashtma, which I also let them know, although they ignored it. The week before I left, Bradley came to the house to show the apartment and I had a chance to talk to him about the mold. He told me that he understood the situation and that he would return the deposit for the situation experienced as compensation, with his word I stayed and left the country. To my surprise, a month later I received an email blaming me for everything, because according to the agency I didn't open the window... at -2 degrees with the windows open you can sleep well... but I still opened them because I hate closed spaces. They accused us of having little more than destroyed the apartment, but when I think about it and bring out common sense, they have completely scammed me. I have lost money, I know, I have assumed it, but if you read this, do not make the same mistake as me of trusting a series of capitalist hypocrites who do not care about people, I lost health, money and time.
Dear Mr Perez Leon, thank you for contacting us about your recent experience with ABC Estates. We had the property inspected by specialist contractors when you reported a leak and they found no leak, the mould was caused by living conditions as you failed to adequately ventilate the property which caused condensation. When you vacated the property you failed to have the property professionally cleaned and you dumped rubbish and furniture on the grounds of the building, the landlord therefore instructed us to have the property professionally cleaned and to charge you the cost of the contractor visit as there was no leak found. The company that run the estate wanted reimbursement to clear your rubbish and furniture from the grounds of the building. We sent you a list of deposit deductions and asked you if you agreed or if you wanted to raise a dispute with the TDS, we sent you all the evidence to support our claim. If you would like to discuss the matter further please contact us.

GoogleFrom the day my house went on the market someone from the sales team at ABC called me regularly to let me know what was happening and give me an update on progress, From accepting an offer to exchange of contracts, I was never left in the dark or wondering what was happening. All in all, they did a superb job.

GoogleAbsolutely garbage company. Not interested in the tenant whatsoever, only concern is maximising money from the tenant at the end of tenancy at every opportunity. Won't be going near them again, worst experience I have had in ten years of renting in London.

We are confident the post has been uploaded by the same single person who has uploaded numerous other negative posts for their own purposes over the last year or so. When we have genuine complaints or criticism we are happy to take them on board and respond, but it is impossible to respond to a post that is based on total lies, and all follow the same theme and format. The facts as you suggest do not stack up as any dispute at the end of the tenancy would be independently adjudicated by the TDS, and it would be impossible for an agency to “maximise money from the tenant” as suggested.

GoogleI was extremely disappointed with the estate agent who I first instructed to sell my property. But when I walked into a ABCs modern office I was immediately impressed by the welcome I received from their smartly dressed and mature sales staff. I instructed them there and then and within very short while I had accepted an offer on my property. Their sales team kept me regularly up-to-date with progress and I was very satisfied with their professionalism and level of performance. I will be sure to tell my family and friends to use ABC when they come to sell their property.
