I am a resident of Bridge Court and this company claims they do not know me. Shows how much they care despite being a leaseholder for many years. I am extremely dissatisfied about the lack of service I have received to-date from ABC Estates. Six months down the line after weekly calls and emails to Andrew and Tammy requesting the service charge accounts for the year ended and a breakdown of the actual expenditure. I am still waiting for this information. I am also concerned that there are several anomalies in the actual expenditure of the budget. I have requested to see the invoices for the work done but Tammy has still not provided me with this information. If I could give this company a rating it would be minus 10 and if I knew what I know now my Directors would not have signed the Management Agreement with ABC Estates. We are going to take this matter to the FTT because we cannot get any answers from ABC or Tammy. The whole situation is very unsatisfactory. We will be looking for another Company to manage our block now or self manage. I would avoid ABC Estates at Edgware as they are unprofessional, inadequate and are adding unnecessary costs to our budget to bolster their own profit margins.

The facts dont stack up to reality. If any lessee wanted to inspect the receipts and accounts they can do so at any time by appointment. All accounts are certified by independent Chartered Accountants at the end of each year and as such there is no possibility for anything untoward to occur as you suggest.

Terrible service. Constantly brushing off complaints over the phone and rarely responding to emails - usually had to call to chase up. We had a massive problem with our electrics, and each time we called we were spoken to like we were children and told that 'it's probably just a kettle or a toaster tripping the fuse.' It turned out (after about 5 weeks of hassling Mrs Davidoff) that our fuse box was so damp it actually had water inside of it, and had to be moved elsewhere in the house. This was only dealt with after my house mate's dad spoke to Raziel Davidoff, as clearly they don't take their own paying clients seriously. Our house was fitted with a burglar alarm which didn't work, and nothing was done about it despite numerous calls and complaints, until an inspector asked us about it and we told him we'd already made Bradley aware of the issue. Upon returning to the house after Christmas break I noticed things had been moved around. I called ABC to seeing anyone had been in, (I hadn't been made aware of any planned entrance to the house) I was told there was no record of anyone being in the house, and that the lady would look into it and get back to me. Of course she never got back to me so I called again and was told that yes someone had been in (apparently a record had appeared from thin air). There were several areas of bad mould in the house that we told inspectors about, I believe the mould in the kitchen was cleaned off once but nothing was actually done to solve the issue. Staff were rude and unhelpful on the phone, and even when visiting the office, staff behaved in a manner which I don't think is appropriate when dealing with clients. For instance a member of staff held there hand up to me and told me to shh because she was talking. I was unable to reasonably discuss my concerns as every response I got from staff was 'I don't agree with that.' I will have to take matters legal as you do not have the decency to respond.

Horrible people, do not use! I brought this company forward to the FTT to be appointed new building manager. Their tone changed immediately after the appointment. Decided to maximise on the 2 years contract they had and arranged for an unnecessary large refurbishment, increasing my service charge from £350 to £25,000!!! They described our efforts to find a compromise as "fruitless discussion". DO NOT USE THIS COMPANY

Absolutely would NOT recommend aldermartin baines and cuthbert Unfortunately our flats are "managed' by them. They do not return phone calls, rarely respond to any e-mails with an action, simple cleaning tasks require us residents to continually prompt. They also charge a small fortune for such little service, here for example 10 flats x £2000 each a year = £20,000. Have lived here for 5 years, there's no maintenance schedule, some issues have taken 3-4 years to sort out when all they require is a tradesperson to be booked. Or it takes a couple of months of trying to get something looked at to be finally told it's your responsibility to sort. I suspect that all of the associated maintenance tradespeople and companies that they use are companies owned or very closely related to themselves or to the freeholder of the building block (perhaps to keep all money spent on the building and over-charge us residents). Suspiciously a lot of maintenance work comes in at a price just under the value at which they legally must consult residents and put the job out to tender.My neighbours told me that Sinclairs Builders and MA Premier Property Services are frequently used and received back handers for works carried out. Best to avoid altogether or sort out a right to manage if you are already stuck with them!

Why did our freeholder appoint these robbers to be our managing agents!!!! Taking away our hard earned cash and then saying their is no money to carry out works! I would like to know where it went? When I asked for a refund on my service charge, their response was they spent it on insurance, gardening, cleaning and general maintenance! We not seen anyone in the garden since its winter and the garden is dead, mess inside the building everywhere, infact the residents clean up the halls them selves and nobody has been seen anyone doing any maintenance work. So what did they spend my money on? Give it back or be reported to the police. Avoid this company!!!!

Very bad Directors (Richard Davidoff and Mark Reed) in my experience. I suffered protracted harassment and intimidation, they dug up my terrace for 4 days without even so much as a courtesy letter, in order to bung a leak they had been informed of over a year before. They sue you for such a relatively small amount of service charge and use Statutory Demands recklessly. I took them to the Tribunal and got inappropriate legal costs struck off the bill. They then added £40,000+ more legal fees the Tribunal and defending the case. These Fees were unrecoverable and immorally and illegally added to my service charges and demanded from me for eight months to cause me distress. They finally agreed to remove them from my service charge account affectively admitting that they were unrecoverable and that they made a mistake but have not apologised or paid compensation yet. In my experience a bullying managing agent, who bill you inaccurately with false charges and have a very poor relationship with lessees. They did not agree to meet me despite numerous attempts at face to face resolution. It also came to my attention that Richard Davidoff is linked to a company called Hammer and Chisel which is used to subcontract work to other firms who pay and admin fee to abc and the original invoice billed to the leaseholders is increased dramatically and the funds are pocketed by abc. I spoke to a receptionist who previously worked at Abc who was regularly ordered to withdraw large amounts of cash from the service charge accounts for various properties at a bank nearby to the office. I would check for and high up works as i am skeptical as if some of the works were even carried out on my property. If I was a Freeholder I would not consider doing business with them. If I was about to become a lease holder in a block they manage I would turn away

ABC Estates are a predictable disappointment. The company is a disaster from top to bottom. The CEOs the Davidoff family are out to con who ever they can. The various newspaper articles in Bristol clearly show what a shambles this company is. I would avoid this rotten company at all costs . We set off on the wrong foot, with us moving in on a Sunday to a house whose bedroom door locks didn't have a working catch, so one of us got locked out of their room on the first evening. We called the out of hours number and were told opening the door would cost the tenant £50 by a very annoyed man, who, despite being the out of hours on-call help, did not want to help us out of hours... I will reiterate, this was our first night. Tired, annoyed, and with a creeping sense of fear for what we signed up for, we hung up the phone and waited for him to arrive. Then there were months of emails to try and get basic maintenance and safety sorted - they never fixed the extractor fan in the kitchen and we were left with rubbish from previous tenants in the garden. The wall to the cupboard under the stairs suffered from damp so sever it looked like it had a skin disease, and the cupboard itself can only be described as wet. We did have a visit from a maintenance man i believe he muttered his name was Vic as we complained about the aging carpets that were barely stuck to the floor in most places. He just sighed and said they needed replacing. Will they ever be replaced? Not by ABC. The mouldy curtains we encountered were also never dealt with. Instead I resorted to buying my own as I did not want to sleep with a large patch of mould hanging over my head. Literally. Moving out was also a hassle. Look forward to several lengthy, confusing, and sometimes contradictory emails with instructions of how exactly you're supposed to move out. This covers the basics, like cleaning and returning keys, but also arranging a final house inspection. The junior staff are useless and inexperienced i spoke to Dharine who must be new and not aware of the standard industry procedures. Of course, none of this actually matters as they probably won't turn up. We sat in our house for about half an hour, ringing after the inspector was fifteen minutes late and told they were driving round and we should look out for them. And then ringing when they were twenty minutes late to be told the inspectors had actually only just left and were walking and would probably be another twenty minutes. This lack of communication is typical of the abc experience. While they didn't actively break law like other letting agents operating in the Edgware and Hendon area ABC's"property" "management" style leaves a lot to be desired.

My name is hidden for personal reasons as I do not want my firm to be associated with ABC Estates. I met with the owner Richard Davidoff and his Head of Block Management Mark Reed in regards to work to be done on some properties. They had ask my firm to inflate the price on the original quotes given tand to hand over the cash difference to Richard for allowing my firm to carry out the works! I rejected their offer and feel sorry for all the customers who pay ABC for works to be carried out cause the amount of back hand deals that go through their business. Absolutely disgusting and I agree with other people who wrote reviews about how terrible this company is. Also all positive reviews are fake and written by ABC as they had asked me and my staff to write some for them.

I recently had some issues with my service charges account. I called and spoke to Jeet who was superb in the way he dealt with the issue. I found him to be extremely professional in the way he listened to the issue, made a proposal for an instalment program and how we managed to come to a conclusion. Jeet’s approach to customer care is excellent and I would highly recommend ABC Estates if this is how all accounts clerks support their customers.

We had an independent Chartered Building Surveyor inspect the property and draft the specification of works which was then costed through a comprehensive s20 Consultation process. We find it strange to complain that works haven't been done, - but then to complain again when we try to progress the works? We appreciate that it is a lot of money, but that reflects the comprehensive schedule of works. We are sympathetic to your financial constraints but don't see how we can spread the cost any further than done already.

Having read some of the reviews I was somewhat concerned when our freeholder instructed ABC a year ago. We have since Collectively Enfranchised and bought out the Freeholder and am happy to say we have retained ABC as our agent and are very pleased with their service. Keep up the good work. Both we and the lessees are happy with the progress made this past year.

completely useless block management company. From what i have read online in various newspaper articles and online reviews i will not be taking on abc estates to manage my property. It seems they have been managing properties and instructing builders to carry out work with out their permission. The S20 consultation is not carried out in a proper manner and they use a company called hammer and chisel to carry out the major works. Various leaseholders have suggested to them cheaper quotations but they turn a blind eye.

Over the last 5 years Richard put us on a rolling program of repairs and maintenance that have slowly upgraded our estate in an affordable manner. The estate now looks well cared for and should be easy to maintain going forward. Well done for all your hard work and thank you!

This company is a sham and the owner Richard Davidoff is nothing but a thief and gives a false image on how he intends to run things, by far not a man of his word. I have been reading some of the reviews and every negative review Richard/ABC responds with saying that they have no record of that customer and there claims are false, I expect him to respond to this review the same way even though we have met in his Edgeware office. I am writing this review as they have been over charging me on section 20 works that should have not taken place, when I asked for the reason and the surveyours report to why they want to carry out these works, Richard had told me that it was approved by the block directors and that I have to pay a fee for his time to show me the documents which is outragious. When I discussed this with other lease holders we got quotes privately for the works which came in at 1/3 of the price that ABC quoted. It is clear Richard hires out cowboy builders and pays them less and pockets rest of the money he takes, I even spoke to a member of staff who told me secretly he takes out money from every client accounts and creates a fake invoice for gardening, this was how he paid for his Bentley. Please avoid this company and do not use, if you would need more clarification then please message me. Do not listen to Richard Davidoff, he is a good talker and will trick you into paying out for unesscairy works, stay away from his lies.

Indeed every lessee is able to speak to their gardeners when they come to site, - so once again this spurious review is shown to be baseless.

I have been looking for a new agent to take over block management as our current contract is coming to an end and we seek to find another agency to take over. I had called and met up with a few agents/property managers recently however something very odd had struct me when speaking to the staff and director of Abc Estates. The directors Richard Davidoff, Mark Reed and Jan Reed seemed very keen on taking over and were "yes" people to everything I had aksed over the phone and email. The propasals they were making did raise my eye brows, however as always I ensure I do my research on a company before I hand management over. Once I conducted my research and reading reviews I was shocked at what I found out about this company. It is obvious when reading the reviews, this company can not take on any criticism as they reject every bad review with the same response, and the pattern seems to be a 5* review is written up straight away after a bad one. It seems the directors write every good review them selves and reject the negatives one with the same "we have no record of you response". But the worst parts was reading through the news articles on how they inflate prices and the FTT judgements on how many bad jobs they have done. I had asked members within my local Jewish community if they had experience using this company and the answers I got "only go there if you want to be scammed", another response was "stress, headache, time and money loss is what you will get from abc estates". Another person even told me that the owner is infact Richard Davidoff who even ripped off his own inlaws who go by the name of the Cantas, and took them to court to try and steal money from them. There were also so many terrible things I heard about this company's practices and how the directors bully leaseholders into paying absurd prices.

If you genuinely made enquiries you would know that and at least get the names correct. Clearly the facts speak for themselves and the post is nothing more than a person with a grudge trying to besmirch our name. We have been involved in numerous FTT / court cases on behalf of our clients and won 95% of them. The courts themselves have also appointed Richard Davidoff to act as a Court Appointed Manager on their behalf on numerous occasions after having done their own due diligence too. The newspaper article you allude to was in respect of "on account budgeted figures" rather than "actual expenditure", so there was no "overcharging / inflated prices" as you incorrectly suggest. As I understand it, the family dispute you refer to involved a builder suing for non payment and the family in question settled and paid the builder in full on the first day of the court case. You clearly do not have the correct facts or full facts. Anyone doing due diligence could ascertain that we do not post our own reviews as suggested. We do however ask our clients who are happy with our services to post and the vast majority are happy to do so.

I had a very bad experience with ABC Estates/Hannah and her team in relation to a rented flat in Hendon. Whilst my wife and I were out at work I came home early and caught two employees of ABC Estates going through my personal belongings. I rang Hannah on several occasions to inform her about this breach and her team were caught doing this again while I was out shopping in Hendon. AVOID THIS COWBOY OUTFIT AT ALL COSTS as they are disreputable, liars and disonesty SKUM BAGS.

Richard Davidoff, the director of ABC is refusing to allow the owners of Chandos Parade (Edwarge), to come together and remove ABC as the managing agent of the flats. Richard is both an owner of one of the flats and Director of ABC (conflict of interest). We are paying over £2500 a year in service charges. On top of that, ABC is extremely arrogant, spending more time justifying their costs versus seeking to reduce them. Take our advice and stay far away from this crooked, old school and backwards business.

Dear Salvatore, Whilst ABC do manage this block Richard does not own a flat in the block. ABC are instructed by the RTM Co. The lessees are invited to inspect the individual receipts in the usual manner and point to a single expense that was unnecessary. The lessees are invited to introduce any contractors to tender for works if they think they can do it cheaper. For the record there is no lessee with your name on the land registry?

I have been a tenant for over 4 years..they are liars and thiefs do not go near them with a barge pole let alone rent through them or give them your property. STAY AWAY FROM ABC

Dear Hazel, I have checked our records and we do not have a client with this name on our system. I have checked with my colleagues and no one recognised the situation you portray? I have to wonder if this post is by a competing agent seeking to tarnish our name? In any event the scenario you portray doesn't make sense as our Negotiators only make commission when they close a deal, - there is no commerciality in ignoring any applicant. Furthermore many of our clients are happy to take tenants on DSS. I suggest that you have made this up just to post a negative review.........
