Useless estate agent who is managing St Margaret’s Court HA8 9UR. I have emailed them multiple times with no response. ABC Estates, I am not sure why you are alluding that the director is my brother? I am a resident of the complex and you have not once kept me informed on when the engineer had apparently visited the block? It’s your duty to either email back or send a letter, neither of which I have received. If I don’t know when the engineer is attending, how can you expect me to be home? I just want the issues to be resolved. You mentioned the decimated area adjoining the alleyway as shown in the picture is the councils property? It’s within the blocks boundary, so I’ll need to double check that with the council. You emailed me to say you want the review to be removed. It will be removed once the issues are resolved. Any issues is between you and the director, it’s your job to effectively communicate with him.

Dear Amrit, thank you for your review and we are sorry you feel like this. As you are aware, the contractor needs access into your flat and your neighbours flat at the same time to diagnose and resolve the issue. The contractor has attended twice and on each occasion, he was not able to get access into both flats so was unable to diagnose the issue. Your brother is the Director of the block, and we are only allowed to use the contractors chosen and approved by him. We are waiting to hear from his contractor when he is next available to attend site, and we will try to gain access from both flats at that time.

Having had managing agents at a few different companies, I have to say that Charlotte at Aldermartin Ltd were easily the best. They were responsive to emails and easy to get in touch with on the phone. They chased up issues and overall I found the service friendly and professional. I would not hesitate to recommend them

TWO OF OUR PROPERTIES WERE TURNED INTO CANNABIS FARMS. AVOID THIS LETTINGS AGENT. Two of our properties were absolutely destroyed when they were turned into cannabis farms at the end of 2020. The level of damage has been devastating - over £150,000 in total loss. We then discovered that ABC Estates had let both properties out to tenants without doing proper tenant reference checks (no bank statements, payslips or passport IDs at all). They falsely told us that they had completed the full reference checks. For one property, a big 5 bedroom house, they gave us details for 4 entirely different tenants before letting it out to a single female without obtaining our consent. For property 1: 1 Portuguese photo ID, a basic Homelet credit check, a letter from an unverified employer called Valens Contractors Limited. The date of the credit check, AST signature and commencement of the AST is all the same - 8th May 2019. For property 2: 1 Portuguese photo ID, a previous landlord letter and a letter from an unverified employer called Kaloci Ltd. That’s it. Again, a single Portuguese female. They collected all the rent in CASH ONLY for both properties, with not even a bank account on file. They did not register tenant deposit money with a registered deposit scheme, as required by law. Deposit money was therefore illegally kept within their own business accounts. We have historically always managed our own tenants and collected our own rent. On these two occasions only, Bradley Brazier said that the tenants had had a bad experience with a previous landlord so only wanted to communicate and deal through the agent. Bradley said ABC would collect the rent and manage the properties at no extra charge. Our lawyers have written to ABC Estates many times about their flagrant actions and omissions. They have outright ignored letters before claim and we have not heard from them since May 2020 when we were informed that Richard Davidoff is no longer a Director at ABC. ABC only gave us back the value of the deposits once the PRS got involved on July 10th (just several days ago after almost 6 months of demands). We have written to Trading Standards, ARLA, the PRS and will be notifying the police about their business activity. If anyone else has experienced the same thing, please also contact me. You can find my details on my All Agents/ Trust Pilot reviews. I am certain that our 2 properties will not be the only ones and it will be valuable to link the cases for the police to investigate. All information above is factual. No action can taken against me for libel or defamation when the matters being complained about are the truth.

Dear Anjali, thank you for your review, your comments are noted but we would like to clarify and correct some points that you have raised. We collected the available references & documents for the tenants and your mother personally approved them to move in, with one of the properties she asked them to vacate after 1 year and the property was left in immaculate condition. When she was ready to find new tenants she permitted the same tenant to move back into the house and sadly 3 months later the property was found to be a cannabis farm. At our own cost we referenced the tenant through HomeLet and we took out an insurance backed Rent Guarantee. We would not have been able to obtain the Rent Guarantee if the independent Insurance Company was not satisfied with the referencing that was done. The insurer was satisfied with the tenants references and they provided a policy which confirms we obtained adequate paperwork on the applicants. Both of the tenancy deposits have been returned to your mother. Historically your mother has always registered the tenants deposits herself for all the other properties we let for her. She instructed us to register one of the deposits which we did but she was not happy that we charged our standard modest fee for this service. For the other property we asked her if we should register it but she did not want to pay the fee for this service and therefore the onus was on her to register the deposit as she used to previously, but she never did. We were not instructed to officially manage the properties despite our offer to do so and this may have prevented the tenants illegal activity, ultimately we cannot be held liable for a tenants actions once they move in to a property, if they carry out illegal activity or sub-let the property we cannot prevent it, we can only try and resolve the problem. If the tenants decide to pay their rent in cash that is legal tender and we have many tenants that pay their rent by cash, this is not unusual nor criminal as you suggest. When these issues with the tenants came to our attention we did respond to you in writing as we were conscious that you were a valued client for whom we let 5 different properties. We therefor made a “without prejudice” offer to send out contractors to reinstate the properties at our cost and cover the rent till the properties were restored. You declined this offer. We confirmed the offer in writing again to your solicitor who again confirmed in writing that you did not want to avail yourself to this offer. Our offer would have meant that you would have suffered no financial loss, we also offered you a realistic cash settlement (offers were made as a gesture of goodwill with no liability on our behalf), you chose not to accept our offers which is perplexing as you would have had the properties back up and running already and it would not have cost you anything. Despite what you say, this unfortunate scenario you experienced is a freak coincidence as we have no history or links to any illegal activity and we inspected all the properties we manage to ensure there is no repeat of this. You will see that nearly all our reviews on Google are very positive and we are 100% confident that no other client will contact you telling you they experienced the same because it hasn’t happened. We worked with your mum for some years and we had no issues up to this time, this situation was beyond our control and we offered to rectify matters for you as gesture of goodwill but you refused.

On top of that, ABC is extremely arrogant, spending more time justifying their costs versus seeking to reduce them. Take our advice and stay far away from this crooked, old school and backwards business.

The lessees are invited to inspect the individual receipts in the usual manner and point to a single expense that was unnecessary. The lessees are invited to introduce any contractors to tender for works if they think they can do it cheaper. For the record there is no lessee with your name on the land registry?

Having dealt with more than one Block Management company whilst living in my flat for the last 8 years, it would be safe to say the service received by ABC Block Management has been far superior to any received before. From the first meeting with Richard Davidoff, to the day to day dealings with my Property Manager (and the accounts department when required) I cannot criticise the service levels. Emails and phone calls are responded to quickly and efficiently and any issues I have had have been dealt with swiftly.

Terrible service. Constantly brushing off complaints over the phone and rarely responding to emails - usually had to call to chase up. We had a massive problem with our electrics, and each time we called we were spoken to like we were children and told that 'it's probably just a kettle or a toaster tripping the fuse.' It turned out (after about 5 weeks of hassling Mrs Davidoff) that our fuse box was so damp it actually had water inside of it, and had to be moved elsewhere in the house. This was only dealt with after my house mate's dad spoke to Raziel Davidoff, as clearly they don't take their own paying clients seriously. Our house was fitted with a burglar alarm which didn't work, and nothing was done about it despite numerous calls and complaints, until an inspector asked us about it and we told him we'd already made Bradley aware of the issue. Upon returning to the house after Christmas break I noticed things had been moved around. I called ABC to seeing anyone had been in, (I hadn't been made aware of any planned entrance to the house) I was told there was no record of anyone being in the house, and that the lady would look into it and get back to me. Of course she never got back to me so I called again and was told that yes someone had been in (apparently a record had appeared from thin air). There were several areas of bad mould in the house that we told inspectors about, I believe the mould in the kitchen was cleaned off once but nothing was actually done to solve the issue. Staff were rude and unhelpful on the phone, and even when visiting the office, staff behaved in a manner which I don't think is appropriate when dealing with clients. For instance a member of staff held there hand up to me and told me to shh because she was talking. I was unable to reasonably discuss my concerns as every response I got from staff was 'I don't agree with that.' I will have to take matters legal as you do not have the decency to respond.

ABC Estates are a predictable disappointment. The company is a disaster from top to bottom. The CEOs the Davidoff family are out to con who ever they can. The various newspaper articles in Bristol clearly show what a shambles this company is. I would avoid this rotten company at all costs . We set off on the wrong foot, with us moving in on a Sunday to a house whose bedroom door locks didn't have a working catch, so one of us got locked out of their room on the first evening. We called the out of hours number and were told opening the door would cost the tenant £50 by a very annoyed man, who, despite being the out of hours on-call help, did not want to help us out of hours... I will reiterate, this was our first night. Tired, annoyed, and with a creeping sense of fear for what we signed up for, we hung up the phone and waited for him to arrive. Then there were months of emails to try and get basic maintenance and safety sorted - they never fixed the extractor fan in the kitchen and we were left with rubbish from previous tenants in the garden. The wall to the cupboard under the stairs suffered from damp so sever it looked like it had a skin disease, and the cupboard itself can only be described as wet. We did have a visit from a maintenance man i believe he muttered his name was Vic as we complained about the aging carpets that were barely stuck to the floor in most places. He just sighed and said they needed replacing. Will they ever be replaced? Not by ABC. The mouldy curtains we encountered were also never dealt with. Instead I resorted to buying my own as I did not want to sleep with a large patch of mould hanging over my head. Literally. Moving out was also a hassle. Look forward to several lengthy, confusing, and sometimes contradictory emails with instructions of how exactly you're supposed to move out. This covers the basics, like cleaning and returning keys, but also arranging a final house inspection. The junior staff are useless and inexperienced i spoke to Dharine who must be new and not aware of the standard industry procedures. Of course, none of this actually matters as they probably won't turn up. We sat in our house for about half an hour, ringing after the inspector was fifteen minutes late and told they were driving round and we should look out for them. And then ringing when they were twenty minutes late to be told the inspectors had actually only just left and were walking and would probably be another twenty minutes. This lack of communication is typical of the abc experience. While they didn't actively break law like other letting agents operating in the Edgware and Hendon area ABC's"property" "management" style leaves a lot to be desired.

Very bad Directors (Richard Davidoff and Mark Reed) in my experience. I suffered protracted harassment and intimidation, they dug up my terrace for 4 days without even so much as a courtesy letter, in order to bung a leak they had been informed of over a year before. They sue you for such a relatively small amount of service charge and use Statutory Demands recklessly. I took them to the Tribunal and got inappropriate legal costs struck off the bill. They then added £40,000+ more legal fees the Tribunal and defending the case. These Fees were unrecoverable and immorally and illegally added to my service charges and demanded from me for eight months to cause me distress. They finally agreed to remove them from my service charge account affectively admitting that they were unrecoverable and that they made a mistake but have not apologised or paid compensation yet. In my experience a bullying managing agent, who bill you inaccurately with false charges and have a very poor relationship with lessees. They did not agree to meet me despite numerous attempts at face to face resolution. It also came to my attention that Richard Davidoff is linked to a company called Hammer and Chisel which is used to subcontract work to other firms who pay and admin fee to abc and the original invoice billed to the leaseholders is increased dramatically and the funds are pocketed by abc. I spoke to a receptionist who previously worked at Abc who was regularly ordered to withdraw large amounts of cash from the service charge accounts for various properties at a bank nearby to the office. I would check for and high up works as i am skeptical as if some of the works were even carried out on my property. If I was a Freeholder I would not consider doing business with them. If I was about to become a lease holder in a block they manage I would turn away

I recently had some issues with my service charges account. I called and spoke to Jeet who was superb in the way he dealt with the issue. I found him to be extremely professional in the way he listened to the issue, made a proposal for an instalment program and how we managed to come to a conclusion. Jeet’s approach to customer care is excellent and I would highly recommend ABC Estates if this is how all accounts clerks support their customers.

I had a very bad experience with ABC Estates/Hannah and her team in relation to a rented flat in Hendon. Whilst my wife and I were out at work I came home early and caught two employees of ABC Estates going through my personal belongings. I rang Hannah on several occasions to inform her about this breach and her team were caught doing this again while I was out shopping in Hendon. AVOID THIS COWBOY OUTFIT AT ALL COSTS as they are disreputable, liars and disonesty SKUM BAGS.

If this occurred in real life we would expect you to report it to the police. Indeed we would report it ourselves. This did not happen. I have been looking for a new agent to take over block management as our current contract is coming to an end and we seek to find another agency to take over. I had called and met up with a few agents/property managers recently however something very odd had struct me when speaking to the staff and director of Abc Estates. The directors Richard Davidoff, Mark Reed and Jan Reed seemed very keen on taking over and were "yes" people to everything I had aksed over the phone and email. The propasals they were making did raise my eye brows, however as always I ensure I do my research on a company before I hand management over. Once I conducted my research and reading reviews I was shocked at what I found out about this company. It is obvious when reading the reviews, this company can not take on any criticism as they reject every bad review with the same response, and the pattern seems to be a 5* review is written up straight away after a bad one. It seems the directors write every good review them selves and reject the negatives one with the same "we have no record of you response". But the worst parts was reading through the news articles on how they inflate prices and the FTT judgements on how many bad jobs they have done. I had asked members within my local Jewish community if they had experience using this company and the answers I got "only go there if you want to be scammed", another response was "stress, headache, time and money loss is what you will get from abc estates". Another person even told me that the owner is infact Richard Davidoff who even ripped off his own inlaws who go by the name of the Cantas, and took them to court to try and steal money from them. There were also so many terrible things I heard about this company's practices and how the directors bully leaseholders into paying absurd prices.

Dear Michelle, I have checked our records and we do not have a potential client with this name on our system. I have to wonder if this post is by a competing agent trying to tarnish our name? This negative review is clearly posted by the same person who has posted all the other negative reviews and has a personal agenda. The facts as stated are not true. If you genuinely made enquiries you would know that and at least get the names correct. Clearly the facts speak for themselves and the post is nothing more than a person with a grudge trying to besmirch our name. We have been involved in numerous FTT / court cases on behalf of our clients and won 95% of them. The courts themselves have also appointed Richard Davidoff to act as a Court Appointed Manager on their behalf on numerous occasions after having done their own due diligence too. The newspaper article you allude to was in respect of "on account budgeted figures" rather than "actual expenditure", so there was no "overcharging / inflated prices" as you incorrectly suggest. As I understand it, the family dispute you refer to involved a builder suing for non payment and the family in question settled and paid the builder in full on the first day of the court case. You clearly do not have the correct facts or full facts. Anyone doing due diligence could ascertain that we do not post our own reviews as suggested. We do however ask our clients who are happy with our services to post and the vast majority are happy to do so.

This company is a sham and the owner Richard Davidoff is nothing but a thief and gives a false image on how he intends to run things, by far not a man of his word. I have been reading some of the reviews and every negative review Richard/ABC responds with saying that they have no record of that customer and there claims are false, I expect him to respond to this review the same way even though we have met in his Edgeware office. I am writing this review as they have been over charging me on section 20 works that should have not taken place, when I asked for the reason and the surveyours report to why they want to carry out these works, Richard had told me that it was approved by the block directors and that I have to pay a fee for his time to show me the documents which is outragious. When I discussed this with other lease holders we got quotes privately for the works which came in at 1/3 of the price that ABC quoted. It is clear Richard hires out cowboy builders and pays them less and pockets rest of the money he takes, I even spoke to a member of staff who told me secretly he takes out money from every client accounts and creates a fake invoice for gardening, this was how he paid for his Bentley. Please avoid this company and do not use, if you would need more clarification then please message me. Do not listen to Richard Davidoff, he is a good talker and will trick you into paying out for unesscairy works, stay away from his lies.

Indeed every lessee is able to speak to their gardeners when they come to site, - so once again this spurious review is shown to be baseless.

Dear Salvatore, Whilst ABC do manage this block Richard does not own a flat in the block. ABC are instructed by the RTM Co. The lessees are invited to inspect the individual receipts in the usual manner and point to a single expense that was unnecessary. The lessees are invited to introduce any contractors to tender for works if they think they can do it cheaper. For the record there is no lessee with your name on the land registry?

The property market in UK is in turmoil and things are not easy for buyers or sellers. But if you need someone to hold your hand through all the turbulence Mr Stuart Lesser is your man. I ended up withdrawing from the sale of my house only because I didn't feel I was getting the right price but Stuart tried and gave his 110% to try and secure the deal.He WhatsApps you constantly to keep you updated, works weekends and guides you. I own a flat within a development which ABC Manage. I have had reasons to call ABC over the weekend for support with a communal block issue. I was assisted by our Property Manager Jennifer who I found to be polite, professional and informative. I came off the phone feeling reassured that my issue was understood and that the appropriate actions would be taken. My issue was solved within 24 hours, a complete weight off my mind.
