GoogleWarning to tenants. ABC tried to charge me £732 for cleaning - yes that figure is correct! (We left the property spotless so were so upset.) I took this to the Tenancy Deposit Scheme and they awarded ABC only £150 - not even close to the £732 they tried to charge me. Tenants should always take their case to the TDS when you deal with guys like these so you get your money back. Don't be scared - it doesn't cost you a penny and it is easy to do online. ABC wouldn't even obtain another cleaning quote to find a reasonable one - something which the TDS said they should have done. During our 2 year term they were relatively responsive and always polite to us. It was such a shame at the end that they tried to grab our money when we had been model tenants. Interested to see if they try to deny any part of this in their response...NegativeProfessionalism

Thank you for your google review. When you vacated the property the landlord requested some deductions from your tenancy deposit, we put these deductions forward to you and you disagreed with them, we subsequently spoke to the landlord and we managed to get the landlords approval to waive the deductions apart from the end of tenancy cleaning. The landlord felt that professional cleaning was required and she instructed us to obtain a quote, you did not agree with the quotation and we advised you to raise a dispute with the tenancy deposit scheme. The TDS agreed that the property was not cleaned up to a professional standard and that the property was returned only in a domestically clean condition and they arbitrated that £150.00 was a fair deduction as a contribution to go towards the professional cleaning invoice. On this basis it is unreasonable to post a negative review about ABC Estates as we only followed the landlords instructions and the TDS agreed that the cleaning was not up to the required standard. As you said previously, you had a smooth running tenancy and we did all we could to assist you throughout. Ultimately we have to follow the landlords instructions and we make no gains in such circumstances. We feel it is unfair for you to post about us in this manner.

GoogleIf you read this be careful with this agency and have everything in writing, you will need it as this agency has scammed me out of £1375. I lived with mold for 2 months. Due to heavy rains that leaked through the roof... I reported this by email to the agency, which did not respond until my 8th email. (I have proof about this). Because of this I had to leave the apartment because I have ashtma, which I also let them know, although they ignored it. The week before I left, Bradley came to the house to show the apartment and I had a chance to talk to him about the mold. He told me that he understood the situation and that he would return the deposit for the situation experienced as compensation, with his word I stayed and left the country. To my surprise, a month later I received an email blaming me for everything, because according to the agency I didn't open the window... at -2 degrees with the windows open you can sleep well... but I still opened them because I hate closed spaces. They accused us of having little more than destroyed the apartment, but when I think about it and bring out common sense, they have completely scammed me. I have lost money, I know, I have assumed it, but if you read this, do not make the same mistake as me of trusting a series of capitalist hypocrites who do not care about people, I lost health, money and time.

Dear Mr Perez Leon, thank you for contacting us about your recent experience with ABC Estates. We had the property inspected by specialist contractors when you reported a leak and they found no leak, the mould was caused by living conditions as you failed to adequately ventilate the property which caused condensation. When you vacated the property you failed to have the property professionally cleaned and you dumped rubbish and furniture on the grounds of the building, the landlord therefore instructed us to have the property professionally cleaned and to charge you the cost of the contractor visit as there was no leak found. The company that run the estate wanted reimbursement to clear your rubbish and furniture from the grounds of the building. We sent you a list of deposit deductions and asked you if you agreed or if you wanted to raise a dispute with the TDS, we sent you all the evidence to support our claim. If you would like to discuss the matter further please contact us.

GoogleI was extremely disappointed with the estate agent who I first instructed to sell my property. But when I walked into a ABCs modern office I was immediately impressed by the welcome I received from their smartly dressed and mature sales staff. I instructed them there and then and within very short while I had accepted an offer on my property. Their sales team kept me regularly up-to-date with progress and I was very satisfied with their professionalism and level of performance. I will be sure to tell my family and friends to use ABC when they come to sell their property.

GoogleI am a resident of Bridge Court and this company claims they do not know me. Shows how much they care despite being a leaseholder for many years. I am extremely dissatisfied about the lack of service I have received to-date from ABC Estates. Six months down the line after weekly calls and emails to Andrew and Tammy requesting the service charge accounts for the year ended and a breakdown of the actual expenditure. I am still waiting for this information. I am also concerned that there are several anomalies in the actual expenditure of the budget. I have requested to see the invoices for the work done but Tammy has still not provided me with this information. If I could give this company a rating it would be minus 10 and if I knew what I know now my Directors would not have signed the Management Agreement with ABC Estates. We are going to take this matter to the FTT because we cannot get any answers from ABC or Tammy. The whole situation is very unsatisfactory. We will be looking for another Company to manage our block now or self manage. I would avoid ABC Estates at Edgware as they are unprofessional, inadequate and are adding unnecessary costs to our budget to bolster their own profit margins.

The facts suggested in this post never occurred, and we are confident the post has been uploaded by the same single person who has uploaded numerous other negative posts for their own purposes over the last year or so. When we have genuine complaints or criticism we are happy to take them on board and respond, but it is impossible to respond to a post that is based on total lies, and all follow the same theme and format. The facts dont stack up to reality. If any lessee wanted to inspect the receipts and accounts they can do so at any time by appointment. All accounts are certified by independent Chartered Accountants at the end of each year and as such there is no possibility for anything untoward to occur as you suggest.
