Im writing for a friend of mine after what he told me avoid Davisons family solicitors like the plagueThey sabotaged his court case in order to keep charging for another year, they charged him even after he had written to cancel them then threatened him if he didnt pay up. They demanded to control the case then made sure the evidence didnt turn up and allowed him to be destroyed in court without defending him. The facts they charged him for they argued the opposite in courtThen its a pack of lies and threats to justify their sabotage

TrustpilotQuality Solicitors Davisons Stratford
Please, please read reviews before you commit to choosing a solicitor, we used Davisons Stratford as conveyancers for our house sale.Simply taken aback by the sheer level of incompetence at this office. Despite being sent by recorded delivery and signed for they still managed to lose key documents. We had buyers lined up and ready to go, yet even after moving into our new house, the buyers were still unable to move in for over a month. Communication was very poor, we ended up doing much of the work ourselves, our Estate Agents liaised with our buyers on our behalf and we were able to resolve issues that way. We were lucky to keep our buyers - their solicitors were also incompetent - seems to be a theme here. The moral of the story is choose very carefully. We inherited them as they were recommended by our builder for our own house purchase - I guess they have an agreement as otherwise I doubt they'd get any recommendations otherwise. Took their fees straight out of our sale money - not sure that was above board tbh. Truly and shockingly incompetent - simply avoid even if it means a higher fee elsewhere, they're just not worth it and don't simply go with builder recommended, do your homework and choose someone competent, you'll regret it very much otherwise.

Solicitor kept in touch with clear communication at just the right times. Never felt that our paperwork was sitting in a pile waiting, despite the stamp duty holiday deadline. Much appreciated and highly recommended

Natalie Sheeren of Solihull has cost my son thousands of pounds and potential losses running into hundreds of thousands. Trying to secure indemnity insurance after she belatedly found problems with a search. Now lying about conversations and defending the legal claim we are trying to bring to recover some of his costs. Do not touch this firm, instead of admitting she made big mistakes because of overwork, they have employed other solicitors to defend them. Disgraceful. Please do not use them

TrustpilotAVOID LIKE THE PLAGUE
Gemma Lloyd (Davisons Solicitors)Please, take my advice and steer completely clear of this solicitors. They have caused an unbelievable amount of stress and anxiety for myself and my partner throughout the duration of our house sale, and trying to get in touch with anyone within this firm is like trying to get blood out of a stone - IMPOSSIBLE.They have single-handedly ruined two house move dates within a whole chain due to their incompetence, and the worst part is that they couldn't care less. Absolutely no care or passion for the services that they provide to their customers. We started our house move process back in March, and still cannot agree on a moving date with the chain as these absolute jokers find it seemingly IMPOSSIBLE to send a simple email confirming a date. It is scary that these people are responsible for the transfer of such large amounts of money - I wouldn't trust them to make a cup of tea. Please, avoid at all costs. I promise that if you use this firm to take care of your house purchase or sale, it will be the worst decision you ever make.

TrustpilotHorrible
Gemma Lloyd - Quality Solicitor Davisons - STAY AWAY from this firm. If we could give less than 1 star we would. Terrible work rate, terrible service and terrible communication. They do not do the work and you have to chase them to do anything. Only time they respond is when we need to pay them monies for their charges . They have hidden fees which come out just before day of completion , so you have no choice 😡. If you want a less stressful house move, pick a local solicitors and save yourself the unnecessary stress. . BEWARE ANYBODY considering using their services.

TrustpilotI wish I had read the reviews below…
I wish I had read the reviews below before engaging them. I can only echo what so many have said - an appalling service and it was only my estate agent that managed to convince me that it was coneyancing solicitor who was holding things up and being less than accurate with the true picture. The solicitor seemed to be completely disconnected from his assistant who was also less than open about the facts. I complained to a case handler / client liaison person who turned out to be a PA after 3 months of inaction,. I then sent a formal complaint to the Head of Conveyancing but did not receive a reply to 2 emails. I then complained to Gary Davison Managing Director and founder of the company and after 5 days and 2 emails I still have not had the courtesy of even an acknlowgement. It is a shocking service. Avoid at all costs.

TrustpilotAbsolutely shocking service
Absolutely shocking service. As a first time buyer, I went with the conveyor my estate agent recommended. Started off fine, paperwork came through okay on my side. But from that point… 5 months passed and no update. Countless emails sent, countless more ignored by them. I was told on an email from my case handler that I could email at any time to get an update, either her or her team. I was shocked when I did just that. I emailed a member of her team a simple question, to which I am told “I have no idea, X person has your file, wait for them to respond”. Great. Then every time I did get through on the phone, they seemed disinterested and like they didn’t want to be there. This conveyancer has left me £600 out of pocket as I simply cannot wait any longer for these clowns to finish the purchase process. Do NOT use these people.

TrustpilotQuality Davidson solicitors should…
Quality Davidson solicitors should definitely drop the “quality” and replace it with “rubbish” this is exactly what they are - rubbish. After 3 different account handlers my daughters vendor is pulling out of the sale due to the complete incompetence of these people. They have no communication skills whatsoever and even when asked to call a client they completely ignore you. No chance of an email or a phone call, how these people are allowed to practice is beyond us.

TrustpilotAn absolute nightmare
I instructed Davison's to act on my behalf and purchase a property for me in 2013. I have recently moved out of this property in Jan 21 and its been pending a sale since Jan21. We have had a buyer lined up (without a chain) since Jan 21. Low and behold we are not able to sell the property because Davisons did not do their job properly as ALL of the title deeds were not put into my name at the time of purchase, 5 years later and its still in the name of the previous owner. Its appalling that this is only being made aware 5 years later when I'm coming to sell the property. I paid Davison's to act on my behalf however they clearly only did half a job. This has left me running 2 houses for the past 9 months. Because of the negligence on Davison's side I have had to pay the mortgage, council tax, electricity, gas bills on the empty property for the last nine months as well as my current home. Financially it is crippling my family and we would not have purchased the new home knowing that we would have to go through this.Approaching Davison's on this - they have been very rude and unhelpful. They have told me that they no longer act on my behalf and to stop calling and emailing them. They are avoiding my calls and completely avoiding me.I urge you not to use this firm and also check that you actually own the property if Davison's have acted for you as you could easily find yourself in my position. Please avoid yourself an absolute nightmare as ours is still going on and we cannot see a way out :-(

Davisons are an absolutely atrocious company. Left me £650 out of pocket - between them and the estate agent who was equally as poor. I was in the process of buying a property through these charlatans, and kept getting told everything was on schedule, when in fact they'd been sitting on their hands for months. it resulted in the vendor getting extremely frustrated too and demanding and extra £1000 for the inconvenience to him......which I was expected to pay!!!I'd had enough, and pulled out of the deal.......never again with this company!!!

TrustpilotNew Build Purchase
Bought a house using Davison Quality Solicitors in January. Recently received a letter from developer saying plans were wrong and I needed to transfer land back to them for free (lamppost placed in my land). MY solicitor emails me unannounced asking me to sign the new plans without any explanation whatsoever on my position or even a phone call. I emailed back explaining my displeasure and requesting a phone call and got ghosted. They were developers preferred solicitor - big mistake, as it seems allegiances are not as pure as I was assured.

Now rebranded as Davison Law -Failed to provide the paperwork until 10 months later after I chased for it and then threatened with a charge because I complained and have failed to provide the complaints procedure and failed to answer the informal complaint. Avoid using if you a buying a property and avoid using someone called 'Charlotte', who disappeared when the sale of the house was going through, no communication from her.

If I could give 0 stars I would. Wolverhampton office. I have the misspleasure of dealing with this dreadful unprofessional company as my vendors solicitor. As others have posted here, do not respond to any request with any details, responses always vague and lucky if you get one at all. They will probably cause the chain to break as they are so useless at basic communication. The lack of courtesy and respect of other solicitors and people is something I am astounded by. TrustpilotExcellent service.
Me and my partner couldn’t recommend these solicitors anymore, we was 1st time buyers purchasing a new build property in the middle of the coronavirus pandemic. The communication was excellent! Any questions or issues we had was dealt with either that same day or the following day. Our solicitor Dan Preston from Edgbaston office was our main point of contact and kept us up to date every step of the way and made sure we was made aware of everything that was going on or anything left outstanding. Honestly cannot recommend enough.

TrustpilotQualitySolicitors( Four Oaks/Mere Green) - avoid!
QualitySolicitors - Davison's (Mere Green, Four Oaks)Just do not use - they lack professionalism, are far too slow and inefficient and you end up doing their work for them! Communication is key in this business and it is non existent here. Frustrating to use, and the only part of the whole sale process that was negative and stressful. Constant errors, evasive noncommittal staff (no idea of the name of the chap on the phone who tried to fob me off on Completion day but please, don't patronise your clients!) So, avoid - there are plenty of others around to use.

TrustpilotAvoid- Poor Service
I wish I have never been introduced to this firm. We bought our house in July last year and we had multiple issues with this firm, poor communication, missing things, taking actions without authorisation ending up missing around £10,000 they paid to the lender when they didn’t have to and then trying to get the money back causing us renovations delays as that money was plant to be spend elsewhere.

TrustpilotNOT RECOMMENDED! Bad communication and they treat you like a ticket number rather than a person
Absolutely no Quality, they should take the Quality off their company name.I was initially appointed Mike Anson however he had to go on paternity leave (was not told until I called up for an update) so had to deals with a trainee solicitor named Elishia Wright.Apart from having to call to get informed constantly, my main issue is: I was told by Mike Anson not to close my Help to Buy ISA account until I was given the go ahead to do so, I was then told on the 23rd of November 2020 via email to go ahead close my account which I did, bear in my Completion date given was 27th of November 2020.I sent a copy of the details of my closed Help to Buy ISA account to Elishia’s email on the 28th November 2020 bear in mind I was not told by her to do so , I got told to do this by the Sales Consultant that was selling my the property.Elishia responded to my email stating that I cannot claim my bonus because “unfortunately as completion has already taken place, we are unable to claim your bonus”.I only followed what little instructions I was given, at no point was I told that I needed to close my ISA account before completion and if that’s the case why tell me to close it if I won’t make it in time for my completion.VERY ANNOYED to say the least!!!

TrustpilotWorst solicitors
3 years later and i'm still angry when i think about it. I had to pay £1k extra comparing to what the quote was but at that point i just wanted it all to be over with. Wouldn't reply to my emails for months, have paid my duty stamp before the new law(??) about no duty stamp for first buyers, the whole thing took a bit longer than 5 months. Rude and unhelpful when that was exactly what i wasn't looking for when i was on my own buying my first own place.

If I could put 0 stars then I would. Recommended Quality Solicitors to a property Investor I work with and will never do it again. Cash purchase with no chain and after 6 months we’re still not completed. Only on completion date did they realise they were missing a document from the seller’s solicitor. A completion date should have never been confirmed when documents were still outstanding. They failed to inform us the person dealing with our sale had left and no one had been in touch. Incredibly frustrating and far too slow. I would suggest avoiding at all costs.

My daughter sold a house, buyers used this firm They were nothing other than a problem The sale nearly collapsed.I’m in the process of selling and buying another property. We accepted an offer in June 2020, 4 months later we’re still not done Just when you think you’re ready to exchange they (QS) come back with another list of questions I have never know a business to take so long and operate in such a manor I can only guess they look at the file once every 4 weeks ask some questions I respond the same day and they then take another 4 weeks to look again The sale is about to collapse Who ever is in charged @ QS Eastleigh Hants SORT IT OUT you are about to upset many people

TrustpilotAVOID QS Davison Weoley Castle Branch
I was recommended QS Davison Weoley Castle branch by my estate agent and I would say they are very poor and incompetent. It has been the worst experience! It has taken them over 6months and still I'm yet to complete due to poor or total lack of communication. Tracy Wood sat on the documents with no contact. Emailing to wrong addresses and not checking up on phone if we have received the documents or not. Delayed the process at the beginning by 4 weeks and a further 4 weeks towards the end after realising the searches hadn't been kicked off! Overall experience was very bad and I would avoid QS Davison! Other reviews on Trustpilot and Facebook are more accurate for QS Davison (at least for Weoley Castle branch). Please avoid!
