GoogleI am a family man and I had one of the worst experience with Warren Anthony. The lettings manager Steve is a very unprofessional and rude person who does not care about the sentiments of the tenants. All they want is to get the sale done, no matter what the situation of the tenants is. We were in the process of buying house and this man wanted us to vacant the property and find a temporary accommodation for just couple of months. The landlord has no issue what so ever we leaving there but all he wanted is the money... I won't recommend the company to anyone.

GoogleWhen you are new in UK things can get difficult, especially renting or buying a house. I tried to work with other agencies too, but I wasn't quite pleased. Then I found this apartment and got in touch with Warren Anthony Estate. Because they were really friendly I was pleased to go forward. At first I liked the apartment but I wasn't really sure if the buget was right, then again this nice people helped me. They took my proposal into consideration. I was happy to receive many good news along the process. Harrison Knight helped me at the beginning and gave me the best new ever. I was really lucky to meet him. He was always there when I needed him! And then I had the opportunity to meet the other agents too who were also really nice, I would like to thank them all, especially Sandra Watts who went through all the though stuff and eventually managed to solve every issue that occurred. GoogleWell i was sold property i offered 10k over asking price with no chain. i was recommended lawyer by them and i used to make things go smooth. So process started fast forward 2 months nothing happening so when i checked in with them when solicitor was getting nothing from them. They mentioned vendor is looking for property and they are helping him to get one. while i had mortgage offer at 1.6%. while waiting interest rates changed and i missed few good properties as i had committed. at the end mortgage offer expired and still nothing from their seller. and their lawyer asked for full fee. so i ended up paying their lawyer in full and they gave them £100 as referral fee and i ended up paying lawyer about 1200 for nothing. Overall there miss selling cost me over £50000 due to new rates. if they had mentioned chain in ad i would have never gone with it. it was clearly mentioned no chain in AD.
The response you have mentioned below is absolutely wrong. No circumstances changed about the selling reason. you must have already known that the seller needs place to live as you were helping him which i came to know after two months when i already had paid lawyer fee and and search fee. If you had been upfront clear about chain. i would have never gone with it as i had another option at same place with no chain. With respect seller backing out that is absolutely lie. Till now you have never mentioned me they backed out. As i kept getting calls from lawyer for 9 months, i told them to drop it and paid them full fee. As they also did not agree to change that case to another property which i bought last month through other agent. Also the alternative you provided was after 7 months with mortgage offer expired and price was 150k in addition to existing property agreed. and luckily i did not agree as it would have been another loss for me with new solicitor fee as they dont transfer fee to different property and that property was also taken off the market after few weeks. I understand you agent works for seller, but you need to provide full info upfront. You did not even let me contact seller about the status after four months agreeing sale to check what is happening.

I have to say i could not be any more disappointed in your review. We have tried to assist your move over the last year and dealt with you in a professional manner. However as you very well know, this familys circumstance changed and they were unable to come to an agreement on the sale of the house which is why the sellers withdrew. As usual the buyer wants to blame the agent but we were not to blame in this instance. It was being sold no chain but they have decided not to sell due to one of the sellers requiring 24 hour care.
I am sorry you feel the need to write this review. As you know we have offered you suitable alternatives but you have chose over the last couple of months not to go with any other property. You were advised by us on many occasions that if you wanted to withdraw to go for alternative properties you should do so. You know that nothing suitable came up for you which is why you waited for the circumstance to hopefully rectify. For the record we were not payed any referral fee and i suggest if you have an issue with the lawyers cost please take that up with them, not post on our review site.

This week we made another appointment to view a flat and they told us to come today at 2pm via email. When my husband went there they told him "the flat is already booked so we'll have another flat" and they show him a small flat which wasn't suitable for us. They claimed that the flat that they gave appointment for had just booked. My husband is a full time working professional and they waste another weekend of him because of this disrespectful and unprofessional manner. They don't even feel sorry to waste your time for nothing.

GoogleGood morning! Your two chaps arrived this morning to sort out the front door. Both were punctual, friendly and very courteous. They got on with the job with the minimum of fuss. They voiced their concerns that they may have to go and purchase a new lock, but were sufficiently considerate to ask me if this would be acceptable. However, after removing the lock from the door, they were able to carry out whatever repairs were required and the door is now as good as new! Many thanks indeed.

So far so good, we have been dealing with Harrison who is extremely helpful, very knowledgeable in his industry and always responds immediately. We have decided to use their Fully Managed services for our rental which is due to start shortly, so cannot comment on the service of that at this moment but will update this review in a few months. I am disappointed to read your review and have now listened back to the conversation you had with my colleague. You rang in relation to some works contractors were doing on a neighbouring property to yours. which we manage. You were concerned about the parking of their vehicles on grass verges outside the relevant property which you believed were illegally parked. My colleague politely told you that we did not instruct these contractors and were not supplied by us. The Landlord had sourced his own contractors. My colleague told you politely 3 times that she would call the landlord immediately and inform him of your observations and ask them to move their vehicles. My colleague also informed you that there was nothing else we could do as estate agents to make them move their vehicles but again we would inform the landlord immediately.
You refused to accept this as a satisfactory response and started in my opinion, getting very angry and aggressive on the phone towards my colleague. My staff are not there to be abused in any way. She was prepared to deal with your query immediately but this was not acceptable to you and you continued to rage on the phone. My colleague warned you three times that if you carried on in with this attitude she would hang up on you. She did this three times. You continued raging and my colleague hung up on you.
We were willing to deal with your query swiftly, even though it was nothing to do with our company but you would not accept this solution and due to the manner of communication I believe she had every right to hang up on you and has my full backing. She was professional throughout the whole phone call.

GoogleSitting here watching my new home falling apart because of the the shoddy builder that was recommended by Warren Anthony, I feel the need to write this review. We have used Warren Anthony in Watford to purchase our first home a year ago. The experience of buying our first time home has been ok however the worst thing that we are dealing with from our experience with the agency is from when they recommended a small time handy man they use to carry out small work in rented properties for a 40k project. We trusted you Tony, as a young family and first time buyers we trusted you but what we have got is a builder that left us in loss of £40,000 and absolutely shoddy work. I can not locate Kevin Burgess anywhere on the internet as he does not exist as a builder to tell him how it feels to be treated the way he has treated us, but I hope you will never recommend him to anyone to save them from the pain and inconvenience we are going through.
To all of those who go with recommendation of people you don’t even know well and for first time buyers in need of redecoration, please do not use the builder recommended by Warren Anthony. Kevin Burgess, I hope you will never be in peace after what you have done to us.

You sent in thank you cards thanking us for all our hard work and i am happy to post your comments if you so wish. Your complaint is in relation to a third party company Being K B Builders. You cannot get hold of Kevin, which is not a reason to post negative feedback about Warren Anthony. His address is on all of his invoices and if you have issues with him i would suggest you visit him. He lives approximately 1/4 mile from you. Kevin undertakes a lot of work for many of our clients and if we received complaints we would not recommend him.
I would respectfully ask that this complaint is taken down as it has no relevance to the work we carried out for you.
