Warren Anthony are the best. From the first time we met Tony he put us at complete ease, explaining the process of moving as we hadn't moved in over 40 years. His Valuation was spot on as our house sold within 24 hours. We were kept up to date by both Tony and Kirsty at all times. They are a brilliant team together. Nothing was ever a problem to ask. Even when things didn't go to plan just before we exchanged. Tony spent hours tracking down a document that was needed with success. Once we exchanged we had another problem in which both Tony and Kirsty kept us calm at all times. We finally moved and a few days later we got a call to see how we were settling, a really lovely gesture. Do not hesitate to use Warren Anthony they are the best with years of experience and knowledge. Popping into the shop was always a pleasure with all the staff very friendly.

We honestly couldn’t be happier with the service we received from Warren Anthony. Tony and Kirsten went above and beyond at every stage of our sale. From constant updates and proactive follow‑ups, to patiently explaining each step and chasing things when the process slowed, they were completely on top of everything. I had a great experience working with Harrison at Warren Anthony Estate Agents. From the very beginning, Harrison was incredibly responsive, helpful, and proactive. He was always quick to answer questions, kept me updated throughout the process, and made everything straightforward and stress-free. Although my circumstances ultimately changed and I was unable to proceed with the tenancy, Harrison remained professional, understanding, and accommodating throughout. It has genuinely been a breeze working with him from start to finish. I would highly recommend Harrison and the team at Warren Anthony to anyone looking for an estate agent, and I would happily work with them again in the future.

A close friend of mine recently had a really disappointing experience with this letting agency after renting through them for 6 years. They were presented with a long list of alleged damages that they strongly disputed, many of which weren’t their responsibility. Thankfully, they challenged the deductions through the Deposit Protection Scheme, which rejected a number of the agency’s claims. On top of that, they had to ask three separate times just to receive their end-of-tenancy checkout report. From everything I’ve seen, the agency seemed far more focused on trying to maximise deductions than treating a long-term tenant fairly. Based on their experience, I wouldn’t recommend using them if you have other options.

As your review is not an experience you have had with us i will ask google to remove your review. Reply as follows "Dear Mel Adela We are sorry to hear that you are unhappy with the way the tenancy ended and how the deposit matter was handled. We do feel it is important to clarify that this was not a claim made by Warren Anthony against your deposit. The claim was made personally by the landlords. As agents, we advise our landlord clients on what we believe they can reasonably claim for, based on the evidence available. In this case, our advice to the landlords was that only minimal cleaning would be reasonable to claim. However, we cannot prevent a landlord from disagreeing with our advice and choosing to proceed through the formal deposit dispute resolution process. This process exists to provide a fair and impartial way of resolving matters where the tenant and landlord do not agree. Our role as agents is to assist with and mediate the process, but we do not make the final decision where a formal dispute has been raised. We also cannot legally override a landlord’s decision unless we were to accept the cost ourselves, which would not be a practical or appropriate way for any letting agency to operate. We do appreciate your frustration that the landlords chose to take this route. However, where there is a disagreement between the parties, particularly where we may not agree with the landlord’s position, the deposit dispute process is the correct and most transparent way for the matter to be resolved. It is also worth noting that before tenancy deposit protection legislation was introduced in 2007, tenants would often have had to pursue landlords through the courts in order to recover disputed deposit funds. The current process is designed to be much fairer and more accessible for tenants, and in this case, it appears to have worked as intended. It is disappointing to receive a negative review in relation to a decision that was ultimately made by the landlords, rather than Warren Anthony. That said, we are pleased that the dispute process allowed the matter to be reviewed independently and fairly. We are, of course, more than happy to discuss this further and if required, provide evidence of the advice we gave to the landlords throughout the process.

Honestly do not recommend letting from this unprofessional agency. After a 6year tenancy they tried to charge for multiple damages that were not my fault, they will not have the back of the tenant at all and only concern themselves in making money. Despite the check out report not stating some of the damages claimed, they tried to get me to agree with the landlords ask and I refused. Luckily i could dispute with Deposit protection scheme and they agreed that many of their claims failed! I had to ask three times for my end of tenancy check out report. I also raised an issue about damp and mould in the bathrooms due to the extractor fan not working and they did not follow up with the landlord about getting this fixed, it just for marked as “complete” when the landlord came to view the damp - i have never dealt with such a cowboy run agency. Avoid if you can :) x

We would not recommend WA as an estate agents to act on your behalf, or to buy from. Originally, we were in two minds when we chose WA as the acting agent, but the only reason we followed through, was because the interested property was also with WA. So we thought having everything under the same roof makes good sense. A few weeks later, the property we were interested in moved to a different estate agent and now we understand why…. We were promised the house sale would be Tony’s (Sales Director) priority and we would get the house of our dreams. Tony was also quick to mention the sales on both sides would be in his favour due to the commission involved. Unfortunately, we found out via Rightmove, the house we were interested in has been sold. This just shows we were not a priority, and the lack of communication. In full transparency, I was in tears as I saw this house as my families future home - which Tony and Kirsty both knew. After doing our own research, we found out the property we were interested in had been under offer for weeks. Tony mentioned he speaks to the owner weekly, but failed to disclose / or find out such important information which could have enabled us to move faster - considering we mentioned a few weeks prior, we felt like the house was slipping away, but was constantly reassured via Tony and Kirsty that it wasn’t. We are shocked with the overall service from WA, in specific Tony. It seemed he was far too busy to answer or return phone calls on numerous occasions. We requested a call from Tony post finding out the property had been sold… we’re still waiting for that phone call but we understand, it’s difficult as a Director to face clients when things don’t go so swimmingly… We strongly feel the estate agents have done a disservice to us, and even with the most simplest things, Tony and Kirsty have been lazy with communication - most of the time, we were chasing them for updates. Our house viewings were rushed, and they were not thorough at all with the property or spec - most of the potential buyers were out the door within 10 minutes. Again, not screaming “priority” to me. We have read some of the reviews on Google and expect a pointy reply from Tony himself, as he has done with others… Ownership is key, and remember - the customers always right! We definitely won’t be using them again. Terrible service, terrible follow up, unreliable, and terrible communication.

Good morning I have received your review this morning which I can confirm was not unexpected. There is so much I could put in this reply but I will keep it brief. One point I feel is important to clarify is your claim that you would get the house of your dreams!!! This is totally inaccurate!!! When your Father in law called to place an offer on your behalf I explained to him at that stage that an alternative offer had been made by an applicant that had nothing to sell. He understood that. When you revised your offer to a higher figure you were told by me over the phone and in writing, SPECIFICALLY that our client would consider your offer if you were in a position to proceed. You were not. You requested that I came round and took your property on to the market which I did, and you were live on the market the following day. I again at this point never confirmed you would get the house of your dreams. I even confirmed that I did not want you to sign a contract as if the subject property was sold to someone else your property would be removed from the market immediately. I did confirm of course that it was in our interests to sell your property as it was good business for us. We conducted viewings and gave you feedback. To say communication was poor is also inaccurate. You asked me to call you at specific times which I did and even, in a four week period attended meetings at your property with you and your husband, at your request to keep you updated. I also asked to see you so that I could let you know an update. This was to let you know that the seller of the house you wished to buy had decided to go on with another agent which they were allowed to do. I could have called you but preferred to tell you face to face. I again assured you SPECIFICALLY that the client would consider your offer if you were in a position to proceed. After the budget I again called you at a time that you requested and gave some advice in relation to adjusting the price. You chose to discuss this with the family and after approximately 5 days came back to Kirsty confirming you did not wish to adjust the price. I also confirmed to you that I had spoken with the seller and she confirmed she had received other offers but nothing had been accepted. For clarity to this day the seller has never confirmed to us that the property has been sold. In relation to us rushing the viewings, that is your opinion. We conduct a number of viewings, daily and have done for the last 30 years and I have never been accused of this. Why would we. You mentioned this to me a couple of times on our scheduled calls and I explained what we were doing on viewings. Unfortunately, most applicants found your house too small and did not spend too much time there. This again was explained to you. As you were aware I was on annual leave on Wednesday and Thursday which is when you removed your property from the market. I accept I was left a message to call you but to be fair after the communication you had with Kirsty, upsetting her in the process I didn’t really see the point. Your property was removed from the market, and we requested the board be removed asap. The customer is always right…. This is open to interpretation, which is why we all have reviews. You choosing to write a negative review is up to you. You are entitled to your opinion, and we accept that. Whether I agree with it or not, is my opinion. Unfortunately, on this occasion you did not get what you so wanted but I can assure you that was not for the want of trying at our end. You agreed a number of times how challenging the current market was, especially after the budget. On a final note could you please pass on my regards to your Father in Law who was always a pleasure to speak with.

This year I decided to sell three of my properties and with the expert advice and guidance provided by Tony King this was achieved in a timely manner. Tony was extremely knowledgeable and professional, keeping me clearly informed from his very first visit, right up to completion. I recently rented a 1-bedroom flat through Warren Anthony and I’m extremely happy with their customer service. From start to finish, the whole process was smooth and straightforward. Harrison Knight was the one who showed me the property and handled all my queries quickly and professionally. He was incredibly helpful throughout, making it easy for me to find the right rental property. Sandra Watts and Emily Buller were also great support during the documentation stage. Everything was processed in just 3 days. It could have been done in 2, but I was busy on one of the days. Their process is simple, efficient, and stress-free. Highly recommend Warren Anthony to anyone looking for a reliable letting agency.

As a first time buyers we were very anxious and found the whole situation quite stressful, but everyone at Warren Anthony were super helpful. We felt like they all went above and beyond to help us with the whole process from the first day when we viewed a property until we got the keys. Our heartfelt thank you goes to Tony who was always very supportive and especially to Dan who helped us throughout the whole process. He was always there answering calls, replying to emails and messages, reassuring us and making sure we completed on time. We had couple of hiccups and Dan was very quick to sort them out in no time, AND when we were asked to pay extra to the sellers solicitors because we wanted to exchange contracts and complete on the same day, Dan spoke to the solicitors and managed to get them waive their fees. After a previous attempt at selling our property was a bit of a disaster - we knew we had to sell and got in touch with a few estate agents. Warren Anthony sold the property to us initially, and when it came to us selling it on - it became clear quickly that they were the right agents for us. They knew the property, they knew the area and they were optimistic and realistic with their valuations and time frames. Nothing was ever too much trouble (setting up the WhatsApp group was a great touch) and we landed a quick sale with a good price. I recently bought a property through Warren Anthony. Dan went above and beyond to help my dream come true! He always communicated with myself and my solicitor, kept all parties updated without any delays. We had many glitches during this transaction and he kept calm throughout this difficult time. We could not recommend Warren Anthony any more strongly. They originally sold us our home 7 years ago, and we had a brilliant experience, so decided to use WA in selling our property this time around. Communication was brilliant and Tony came to value and photograph our property the day after initial enquiry. Kirsty sold our property within 6 days! Despite several set backs (out of their control) Kirsty constantly problem solved for us with great communication up until we eventually completed. They’re not necessarily the biggest estate agent in Watford but for that you get a personal, efficient service which has been above and beyond what we would have ever expected! Thank you so much Tony and Kirsty!
